It is a beautiful hotel in Mesilau, next to a golf course with an excellent view of Mt.Kinabalu. The hotel has a modernist inspired architecture with clean lines, white wall contrasted with dark window frames and handrails. The exterior has an impressive landscaping and hardscaping that result in the view from any angle, picture perfect. The interior carried well the concept of promoting simple lines, form and function, with large expanse space from the lobby to the diner. No fancy chandelier or outlandish decor (get rid of the ice cream refrigerator-it is a traversty). The rooms continues this concept with white wall contrasted by the laminated wood floor, dark window frames; wood furniture either tan or dark. The lighting at night is brilliant, the noun not the adjective, not just to light the pathway, but to emphasise the outline of the hotel, curating the features for our enjoyment. The restaurant serves reasonably good food and we wouldn't need to drive all the way to Pekan Kundasng for a meal. The staff was alright but just so-so. More of a 'I just work here' vibes. I do have another niggling complaint. The liberal use of artificial turf is incongruent with the natural splendour of the surrounding. Instead of blending in, it sticks out creating a sense of staged pretense. Much like a photographer studios with backdrop screens for effect. There would be harmony with the golf course if real turf was used (do you really need the mini golf?). Ausvilla, no doubt is a picture perfect, top class instagram worthy hotel but it is short on the familiar feel-good hotel category. Still, you cannot go wrong staying here. You are guaranteed to leave here with beautiful pictures. Not sure however you will leave with an ardour to return.

I would still recommend Ausvilla but hopefully the management can look into these: The shower water heater is from China, is it SIRIM certified? Not sure. It’s all in mandarin, at least place some friendly stickers in Malay or English telling guests how to operate it. Especially it’s all touch screen, older people have difficulty at it. And the tap is different than regular Malaysia ones. The ventilation in the shower room is poor, also being in the highland, so the humidity buildup and the drain smells when you shower. The toilet is okay. The shower and toilet separated btw. But for a unit allowing to accommodate 6 pax, it would have been better if its TWO toilets rather than separating them. The reception staff are really helpful and friendly. Kudos! The scene is exceptional. But the drive to the villa may take some skills and good engines :) Room is spacious, really heavenly view of the Mount Kinabalu. Mattress is comfy and the super single bunk bed is big enough. The bunk bed is steady and won’t affect the lower bunk when you’re climbing up. HOWEVER, there are stains on the bed linen which I am dumbfounded. It’s not a super cheap place, you’d expect the linens be squeaky white. They provide steamboat pots for RM30/day. You’d have to bring your own foods. There’s also inhouse restaurant you can order to dine at the cafeteria or room dining. (There’s no steamboat sets to order which the management can consider adding it to their menu) There’s also a mini market for cup noodles or small amenities. The room comes with teacups, crockeries, mineral water. Cooking is only available in two storey unit.

It was a really beautiful villa we booked the tatami room and was pleasantly surprised. Enough for family of 6. The views are really breathtaking and would definitely come here again. As per all reviews say there are alot of flies however that is true of the whole of kundasang area. Cafe was slightly expensive granted this area is slightly further from most restaurants but you can still find roadside stalls around. Ate at the cafe too and it is good. There is a small provision shop if you need supplies. No room slippers provided but you can buy from the shop. Do note it is operated till 8pm only. Ausvilla has fish feeding, mini golf and plenty of good spots for photo taking. Service staff was really polite and respectful. Checkin and checkout was a breeze.

It was a really beautiful villa we booked the tatami room and was pleasantly surprised. Enough for family of 6. The views are really breathtaking and would definitely come here again. Love it immaculate stay with majestic kinabalu view and koi fish pond view. Stayed there for 1 nights for 7 adults and 2 infants. Buiilding quit new thou some stuff already rusted but mostly mostly are quit new and clean. As I enter the family suite G101, (majestic kinabalu view& koi fish pond view, I booked 3 months ahead as I know that place can get full house if I book near to desire date). The family suite are spacious, 2 floor building. Comes with kitchenette equip with utensils for cooking, kettle, wok, big knife for chopping and medium knive very sharp, medium size fridge, 2 fire stove with hood. Dish soap and sponge available too. 2 kitchen towel for cleaning and 1 for drying dishes. Living hall come with 3 +2 sofa set, and smart TV connected to unifi also available somehow wofi connection very very weak somehow management install usb with quit variety of chinese and english movie. Ground floor have separate toilet (equip with bidet plus point)and shower room equip with water heater, shampoo and body wash, and multi hook inside shower room. Huge towel and small towel with embroided Ausvilla logo looks so very up aka very like 5 star standardđŸ„°. First floor, comes with 3 bedrooms. 2 bedroom comes with queen size bed one is facing mount kinabalu and koi fish pond , the other one facing car park/ mini flower garden, next to it are 2 bunk bed room all the rooms come with walkable balcony and one bathrooom/toilet together. But there is a sliding door to separate the wet and dry area.

So, the 7th person to 10th person onwards extra mattres will be provided by management without any extra chargers.

When we enter the gated property, i just love the landscape mini golf area (fake grass😅not bad and still in good condition) and koi fish pond (fish are so chunkyđŸ„°kindly refrain from feeding the fish)and the pine trees. Im so loving it. The flowers planted there also blooming so beautifully with the chilly weather there.

I shouldnt say downside, just that the family suite should have at least one big wall clock. Nothing for me to complaint none of my review can do justice for this place especially the view, people should go and stay there very suitable for family trip. As the property is near to alpaca club and desa dairy farm. We had steamboat at the property and we brought equipment ourself. Worry not, property also do rent out steamboat equipment for a reasonable price. Hope to see more flowers planted at...

I LOVED OUR STAY.

a stone throw away from Desa Dairy Farm, it's located quite deep in the Mesilau area, you would have to go up a steep rocky road but it wouldn't be a problem for most cars.

quick review below PROS: clean, tidy rooms super spacious TV came with pre-downloaded popular films like Harry Potter, Pirates of the Carribean, Twilight etc etc, ours had Netlix and Youtube (but i'm not sure if it was the previous guests' account or it comes with the villa) wonderful views beautiful landscaping - so much detail in it

Never returning here. The rooms were not cleaned properly, floors dusty, stairs creaked loudly. Used items like tissue and sponges not replaced. Walls are thin so you can hear your neighbours speaking clearly. No storage cupboards. The TV did not work most of the time as it relies solely on internet connection which is bad here.

All the equipment is cheap and instructions are in Chinese. Didn't realise this was the main language here LOL (we are from KL). Heater and fan kept malfunctioning, turning on and off as they pleased

We stayed in their double storey home which for some weird reason they considered different than other rooms, even though it was the most expensive, so absolutely no toiletries were provided even though they had them. And no microwave although it is mentioned on their booking page.

The restaurant is infested with flies and mosquitos (not just a couple but infested) no way to enjoy a meal there. No repellents are used in the restaurants or given in the rooms. It's all cool to say you're 'nature friendly' until you get cholera from your food.

Food options super limited especially if you have dietary restrictions. And all services close at 9pm, so don't expect to be able to get any help after that even in an emergency. The staff is deserted.

No lift and not wheel chair accessible at all. Had to carry our luggages ourselves. All this is not mentioned online either.

It prides itself on its location which is very near to Mount K. It does have a great view, but that's it's only saving grace. The view for a few minutes in the wee hours is not worth staying in such a remote location where you can't leave after sunset because it's so dark and the roads are so inaccessible. Much better idea to stay anywhere nearer to town with better...
