We rented this condo from Mark Reiner Culcul @tower 2 unit #314 Grace Residences Condominium Cayetano Blvd. Brgy Ususan,Taguig City. May 26 through July 30 2019. The first night in condo Roach bit me on the face which I discuss to the owner about when he came over to fix the funky smell coming from under the sink and bathroom the day after we move in. The smell is coming from under the sink. There is a square steenless box collecting scrap and grease coming from under the sink when sink being use. you have to scoop the nasty grease and food particle so it won't smell. No hot water except the shower. He has a washer in the bathroom which is helpful to use but the washer hose is laying in the shower drainage. it's kinda gross if you are taking a shower and washing laundry cuz of the dirty water from the laundry going to the shower drainage. His stuff is left behind in the condo. Everytime he come over to fix the problem he would talk bad things about his previous renter. Everything that is wrong with the condo the renters did it. He said the last renters are dirty and the one before that. I dont know what would be the story about us. When you go to elevator you can smell the sewer smell coming from the garbage room next to elevator. Roaches everywhere and they do bite. For people that want to stay at his Condo for more than a month be aware when you sign the contract.read everything before you sign. Before you move in if you can go with him to do the reading on water meter,electric meter do it.dont rely on picture being sent to you so you know exactly what you getting into. Take picture on everything before you move in and after you move out. You will pay 1 month deposit, 1 month rent,electric,water,internet and you are responsible on getting the aircon clean. To give you an idea on what you gonna get into,here are my bills. I paid Ph20,000.00($200.00) a month for one bedroom it may not be the same price if you rent his place my Bills will give you an idea and decide for yourself if this condo is for you to stay. from May 26 to June 8 electric bill is Ph5739.38 figure it out 50 peso to a dollar ($114)for 13 days electric bill, that's pretty high for one bedroom condo. June 9 to July 8 electric Ph8,852.69 ($177) July 9 to July 26 electric 18 days Ph 4,329 ($85.59) Internet is Ph 2,017 ($20.00)whether you use it or not, And if he tell you that you're responsible to clean the filter of the aircon,you gonna hire someone to do that I dont have idea how much you will pay for it, that's another expense to your rent. He did not charge me for that. Read your contract. If you have visitors that want to use the pool you can only take 2. So if you decide Condo or Hotel I would pick hotel base to my experience. Read moreThe place is just average.....So Many MOSQUITOES... it's the surrounding location I don't like. •On one side of the property is a canal it's not fresh water running, it looks and also smells like sewerage. Between the canal and grace residences is a make shift dwellings with squatters living there and every day about 3 or 4 times a day they make a fire for cooking which always smokes out the Grace Residence building enough that you will be confined to the inside of your condo with the windows and doors shut.... So no balcony time most of the day. • In the front of the residence on one side is a government compound that looks like a dump... They also light fires and smoke out the residences. Plus the Sirens that are always going off. • In the front of the residence on the other side is a sewerage treatment plant which building 1 has the pleasure of living on top of and smelling every time the breeze blows their way. If you go to the gym on the 7th floor you can see what I mean. That's also where the administration office is for Grace Residences • The staff.... Most of the staff are nice and friendly. Some are not so helpful and some are really nice. • The Grace Mall that resides on ground level in building 1 doesn't have much there - Alfamart, BDO, KuyaJ, Classic Savoury, drinking water filling station, Turks, lotteries sales, laundromat,gym, noodle restaurant, 2 no brand (fake brands) clothing stores. Starbucks ...... Pay for your parking • There is only one pool right out the front,cops the direct sun all day,no shade to be found, and did I say right out the front, everyone from service personnel to delivery people coming and going gets to walk past and check you out while you are bathing in the pool so don't forget your G-string for your exhibition. • A basketball court near the kids playground down the bottom of building 2 gets well used. If the basketball players don't wake you up any day of the week and twice on Sunday with their shouting and the hooter going off every 30 seconds then I expect the low flying aeroplanes will. • Close to the airport and directly under the flight path. So for those basketballers .... maybe you can try getting a free flight by going to the Roof Top floor of building and jumping into a plane as it goes past. I don't think the airport's in the Philippines have flight time curfews they will go past any time of the day and early hours of the morning. • summary it's like living in the slums, stinks, noisy,not a pleasant location. I would advise lol against buying a condo to live here or even as an investment... But that's what you get with smdc residences. Already run down before they finish building the last stage of...
Read moreIts a pretty fine condo in my opinion, there is a small mall inside the condominium complex (including a BDO bank), laundry, some restaurants (usually expensive), drinking water station, convenience store and Starbucks at the front of the entrance. Vista Mall has a lot to offer and is very close (less than 5min), meanwhile BGC is also close (less than 30min). Puregold is also very close (less than 10min). there are transportation (tricycles) at the front of the entrance. there are 2 seperate gyms inside the complex (one is Anytime Fitness). There is a basketball court too. There are 2 large swimming pools but there isnt that much to do except relaxing after a heavy day. The guards and crew greet you whenever they see you, maintenance service is very direct and quick. The guards and crew is very approachable. Finally, there are LOTS of friendly cats near the walkway of the condominium complex (outside). Perfect for cat lovers.
Although there is double standard towards Tricycle drivers where they are not allowed to enter the area, i am now rich and successful but i grew from poverty so i know what its like to be discriminated.

• Condo Environment Feels Dead (The hallways are WAY TOO QUIET, to fix this, they should add low volume speakers on hallways and elevators playing relaxing jazz music, small changes can make big differences) • No Community At All (The only people that feels alive are the guards and the crew, the tenants are completely corpse silent even if i try to talk to them, to fix this, add occasional community events) • Elevators Needs Renovation (the elevators, theyre old, torn off sheets and scratched walls.) • Parking Monthly Cost is expensive (makes you not want to own a car at all) • Door Cockroaches (in RARE occasions, cockroaches or bugs from other condo units enter your room through the small gap...
