My experience with Octave was HORRIBLE! If i could give 0 stars I would.
I signed my lease and the leasing agent quit her job the next day. The turn over in the office is terrible and therefore nobody ever knows what is going on. Therefore nothing ever gets done. This is why it took until I turned in my notice to move OUT to get my move IN bonus.
I didn’t get my move in bonus until the month I moved out. I asked about it several times and never got anywhere with anybody. They requested copies of my lease because they said they could not find a promise of a move in bonus in my paperwork that they had. I had to to take off work to provide them paperwork and re-sign paperwork in order to get it. It was a nightmare!
My car was STOLEN from the “secured” parking garage only a couple weeks after I moved in. It happened on a Sunday and even though the property manager lived on site the manager on duty would not let me talk to him. I understand separating work from life but this was a big deal. It caused me to miss two days of work. The manager basically looked at me and said “well these things happen.” There are supposedly cameras in the garage and they told me they would review them, in the end they were very little help and I am not sure the cameras were even reviewed.
I told a family member I had moved to octave and a week later they moved in. I NEVER received my referral bonus. When I tried to address this with management they said that my referral never moved in. Even after I provided a copy of their lease with my name on it as a referral they still would not do anything about it. They told me it was too late.
The overall quality of the apartments dwindled quickly due to lack of upkeep by the facility. Scratches on the walls, the grills in the courtyard never worked, and stains on the carpet in the hallways.
Be prepared when you move out. They will nickel and dime you for every little thing. They said I stole the smoke detector and cords to the cable boxes (seriously) and charged me for those. After arguing and proving that I didn’t do this they did credit it back.
The biggest thing is that they charged me $1,600 for the refrigerator. I had a pickle jar fall one night and placed a 1 inch crack in the base of it. This did not affect the operation of the refrigerator at all, some white epoxy and it would have been fine. The best part is that property manager flat out lied to me. He said that the refrigerator cost them $2,200 so I was getting a discount. In actuality it costs $1,200 brand new or $800 at the sears outlet. I did end up getting the refrigerator in my possession with the hopes of reselling it since nothing is wrong with it. However it is hard to sell something that you paid $1,600 for when it is not even worth that.
Don’t even think about talking with them about the charges it’s a waste of time. The property manager asked me to meet with him and discuss my issues so I took time off work to come in during business hours to meet with him. It was a pointless. Also be sure to pay them because they will send you to collections for all of the bogus charges.
They charged me to replace the carpet which I expected. I had a black dog and they have white carpet. However, $400.00 to replace that carpet is steep considering it is not that much space, the carpet is incredibly cheap, and I paid a pet rent of $25.00 per month and put down a $250.00 deposit. Where does that money go?
After you post one of these reviews they send you some pro forma comment about working with you. That is also bogus. Everything about this place is absolutely horrible. At this point I will pay them whatever they want but I would like for them to get their account off my credit report but this is difficult to accomplish since you can't ever talk to anyone.
My advice would be to stay away. There are so many places in Nashville. The offer of move in bonuses and free months looks good up front but unless they actually honor those deals it is not worth it. Avoid the...

The apartment complex had the roof redone and the roofers managed to knock out the sprinkler system covers in my bathroom and could see me while I was taking a SHOWER! Pictures are attached. Management did nothing about this and act as if this is not their problem. Massive invasion of privacy but to management it does not matter. Also Octave has quiet hours from 10:00 PM to 8:00 AM but the roofers started hammering and sawing at 5:00 AM any day they worked for 4 months straight. Even on Saturday and Sunday. Management said over and over that they would do something about this but it never happened. Breaking city ordinances should be taken seriously by management but you cannot count on management here for anything. Do not count on the security of a gated parking garage or locked street access doors. The parking garage gates are frequently broken and left wide open. The street access doors are propped open all the time which means anyone can access the building. As mentioned in other reviews the hallways and grounds are nasty. Hallways have dog poop and pee in them and management does not hold the pet owners accountable. The sights and smells are something management expects you to deal with I guess. You should also count on having mold around your windows due to how poorly they were installed. Rain will leak through the seems and it does not matter how many times you clean the mold it always comes back. Picture of the mold is attached as well. They have a “valet” trash service that does not pick up your trash on days they are supposed to. That does not help with the smells in the halls at all and you end up taking your own trash to the dumpster if you plan on having a trash can to use. You also have to pay for a package delivery service that does not deliver without even being asked. It was added to our bill out of the blue and now it is a monthly charge that I did not ask for nor use. If you are on a lease with a roommate do not count on management to reach out to both people on the lease. They only reach out to one person even though there are two people on the lease. Not sure how they can get away with that one. They will also boot your vehicle even if it is allowed to be in the parking garage. I brought this to their attention and they said I had to pay the boot removal fee and it would be credit to my account. That never happened. They claim this is a luxury apartment complex but it is not even close. Do not fall for the tour they give because they only show you what they want you to see. They do not show you what the rest of the buildings really look like. Management is also not on the same page here. One person tells you one thing and the other tells you something completely different. Communication is terrible and no one can make decisions at this apartment complex anyways. They have to wait for another manager to give them an answer. All I can think to say about the management here is bless their hearts.
By far the worst leasing experience I have ever had. I have lived here since 2021 and it is amazing how fast this place deteriorated. The only good thing here is Michael in maintenance and the rest of his team. They seem to be the only people employed by Octave that care...
Read moreI lived here for over two years and sadly saw the complex decline dramatically. The staff and especially maintenance are nice people but with the amount they charge in rent and fees the complex should be held to a WAY higher standard when it comes to almost everything. The garage gates were broken several times, one was even broken for about four months. Like many other reviewers have stated, the hallways, sidewalks, grounds etc are nasty. I'm talking dog pee and poop in the hallways and staircases, hallways reeking of smelly trash, and bugs in the overhead lights. Not what you want to see everyday especially if you have a guest coming over. The roof construction done recently was not only loud but the materials were everywhere, limiting parking and garage access. They started the construction while one of two access gates to the garage was broken and for several months the one working gate would get backed up or even blocked by trash trucks or construction materials. Some of the grounds were even demolished by this construction and weren't fixed, at least not by the time I moved out. When I moved in, the building used fetch as its package delivery service. I never had any issues with fetch, didn't mind paying for it, and honestly I thought it made sense for a complex with so many buildings and floors. Before I moved out they switched to package lockers, and they were hardly ever utilized. Residents also were never surveyed about if we wanted fetch or not. There would be piles of boxes and bags next to the lockers that I would have to dig through to get my package. They still charged a fee for delivery of course - and shortly after they said that if residents didn't pick up packages from the office after 72 hrs they would be fined. I'm sorry?? Not only is it their job to put it in the lockers so we can pick it up at our convenience, they charge us a monthly fee for it. The leasing office hrs were 10-6. I worked 9-6 like most people, so it's unreasonable to expect residents to go to the office to pick anything up, much less put a time frame on it. The worst part about living here was the lack of communication from the office. It's nearly impossible to get a response from anyone unless it's to tell you that you owe them money. I made them aware of so many issues within the complex that violated the community rules and they never did anything about it.
