Pros: Rental process and close out process was fast and easy Nice sized rooms Pest control every month! if you have bugs its because either you are dirty or your neighbor is dirty Bath water stays VERY HOT Office staff - very flexible and helpful. They really don't treat you like just another renter and they know people by name. Maintenance is AWESOME- very fast and they do GREAT jobs, not patchwork extremely close to EVERYTHING- grocery stores, 15-501, 40, Duke, UNC, Washer and Dryer included- FULL SIZE Quiet ( for the most part)- sometimes people would fight, but that's anywhere. LOTS OF KIDS- if you have children they won't be bored. The kids were always outside playing and parents were watching them carefully. No Nosy Neighbors- everyone was friendly, but stayed to themselves for the most part. The grounds are kept very clean and well managed Parking Tags for residents and visitor tags- the system is good and enforced! Grills allowed- away from the buildings, but its great on a summer day to smell everyone grilling Walls are thick- i also had quiet neighbors, but i never heard anyone with issues. There is always parking even though there arent assigned spots ( holidays is a little tighter, but never out of control) Good amount of closet space if you don't have a ton of things. The closet under the stairs was amazing. bedroom closets are decent but they are not walk ins. Pets allowed- although my dog was attacked and died by a breed of dog that wasn't allowed. I don't blame the breed... only the owners. Any dog can be aggressive and i feel it is the owners responsibility to warn people about their aggressive pets. but the complex handled the situation very well. They also installed pet poop stations with bags with REALLY helped with people picking up after their animals Good size pool and its clean- sometimes crowded- but its always fun to go- Just bring your own beach chair because people save seats and they fill up fast
Cons: No dog park- which would really be a great add if they ever made one. No gym- you have to use a gym at another GCS property which is inconvinent Windows are old and outdated-metal frames, cheap glass- you will have to keep plastic on them to keep the hot/cold air in. And some of them didn't close all the way and had broken locks. They do come with extra locks, but it was still weird that the main locks were broken or bent Air conditioning and heat works GREAT down stairs... but upstairs its always hot so bring a fan for the summer. YOU WILL NEED IT. The building shifts in the summer and winter so sometimes your doors don't line up right and you have to slam them shut. Laminate flooring in kitchen and bathrooms- peels up if you clean it with the wrong product or if water gets under them. Carpet is cheap- color is ugly in my opinion- not a lot of carpet padding so the floors are pretty hard *I saw two drug busts taking place- It was good to know that the complex works with law enforcement to keep the neighborhood safe- and its durham so drugs are EVERYWHERE- ive never seen drug dealers openly in the street though, and i never felt unsafe- this could happen at any complex so i dont hold it against them. OVERVIEW: Overall i would recommend this place simply because the good outweighs the bad. The neighborhood is nice and there are all sorts of people from different backgrounds. There are always kids outside playing and they never cause trouble. Every now and then you might get a fight, but that can happen anywhere. I loved staying here and it was a great starter apartment. The ONLY reasons why i left were because i needed a 3rd bedroom and with my rent going up i felt i could get another place that was more modern and upgraded for the same price ( which i did). There are a lot of college kids, but NEVER have i heard a super loud party. Sometimes in the summer people blast their music.. but its summer and it usually stops by 11:00pm. A Disappointing Move-In Day: Upon arrival, it was apparent that when the last resident left, they just kept everything as is. There were no “finishing touches” to welcome us as a new resident and it seemed like nothing was cleaned or polished when we entered. There were dirty vents with garbage where the cool air and heat enters from. The AC didn't work. The front entrance was covered in cigarette butts, our valet trash can was still filled with rainwater when we arrived. They told us it would be emptied and cleaned out. There were no screens on the windows, and they didn't lock. It was exactly the way we saw it when we viewed the apartment and many promises were broken. Another One Bites the Dust: Two electrical sockets were malfunctioned. It turns out that ALL the windows did not have screens or locks on them. Improper sealants on the doors. During our entire residence, rain water leaked into our apartment if it rained too hard. There were no smoke/carbon monoxide detectors. Cracks and blemishes were covered with botched paint jobs. We weren’t surprised when the handle that determines if we want to take a shower or a bath failed. We could only take a shower. Maintenance Communication aka Band-Aid Mechanics: When we told them our shower head was leaking their first attempt was to put black tape on the pipe that leads to the shower head and plaster it. When we told them their efforts did not fix the problem, they then decided to use the same strategy over and over. When we asked about the window locks, we were informed that they couldn’t fix them, and they could not order more. We were given metal clamps that twist to keep the windows down permanently. They weren’t pretty to say the least. The upstairs toilet kept running and the only reason they fixed it was because of the clogged shower. Is it any surprise they fixed it right before the lease was up? The first time my toilet overflowed with others’ human feces and urine, I had to physically walk myself up to the leasing center. After multiple attempts to try to reach them for over an hour, they told me that they were “in a “meeting” which made me late to work. Odd that no one was there ready for emergency phone calls. The fastest I ever saw maintenance arrive at my house to rescue my overflowing toilet water from our kitchen and family room for the third time in a week from October 16-22, 2019. I literally had to scream at them to get maintenance here NOW. Which they did in record time in 5 minutes. Maintenance will tell you when they will be there and not show up, you will not know when they will be there and then show up when you're not there. They constantly get backed up with maintenance issues or what they call “emergencies” and will eventually get to your apartment. Believe it or not, the water was turned off in our apartments without even notice for “maintenance,” for over 3 hours. Happy thoughts were not on our minds. Maintenance doesn't have a clue about communication nor how to fix anything, I call them “band-aid mechanics” because nothing is ever fixed, just cheap enough to temporarily pause the problem and create a bigger problem.
