This park is under new management and, in my opinion, not well maintained. In this time of Covid 19 there should be more significance on cleanliness, not here the shower/restrooms are mopped once a week (Sundays), the bath mats are left inside, there is black junk under them, it has been there for weeks, along with the sliver of Irish Spring soap that was on the men’s shower floor for days. There was what appeared to be black mold growing on the wall at floor level outside the main men’s shower. The air vents were old rusty and dirty, so were the light fixtures. The shower area was not heated. Prior to new management It took the cleaning person two hours to clean the three shower/rest rooms and laundry room. Now it is completed in about fifteen minutes by the manager. I observed the parks water system being repaired. Their water is well water and only tested at the well head. The delivery system is another story. The water line is an old rusted out pipe that was from the 50/60’s. You will need to change your water filter on a weekly basis. The sewer connections are located close enough to the water hook up for cross contamination to occur, and there are several open sewer pipe locations throughout the park, so when someone dumps their tank everyone near the open pipes gets to smell it. The electrical outlets are now 50 amp only so be aware if your rig is 30 amp you will need an adaptor. The new electrical lines were buried about 3 inches deep in the ground and not run through conduit as required. I believe that is a code violation. The electric work was not city permitted or inspected. At the far north end of the park the voltage drops off enough that newer rigs will not work properly according to the parks in house electrician. The governor had ordered all pools and clubhouses shut down during this time. Their clubhouse is open till 6 pm. Some of the residents think the non-heated pool was warm enough to swim. The park does not have anyone certified as a pool operator so no telling what the PH level in that pool is? My truck and a neighbor’s work truck were run into by a drunk driver who lived in the park. Some people for the second year in a row had their bicycles stolen. The streets are gravel and the dust is outrageous. The vacant lot to the west and the junk yard to the east both create more dust, and the junk yard is a constant source of noise as well as the noise from the interstate traffic. There were several incidents of intoxicated or deranged homeless people coming into the park and either begging or threatening the park tenants. I can’t speak for anyone else but I will not be returning to this park ever again!

2016-A great Park with reasonable rates. Very friendly managers who treat this place as their own. We will be back for sure. 2017-As promised we are back. The same wonderful people run this simple park. Like coming home to family. 2019 - We are back again. New management. Still very friendly and a very well looked after park. Great value! 2016-A great Park with reasonable rates. Very friendly managers who treat this place as their own. We will be back for sure. 2017-As promised we are back. The same wonderful people run this simple park. Like coming home to family. 2019 - We are back again. New management. Still very friendly and a very well looked after park. Great value! The day I arrived, October 30, 2019, I had a verbal confrontation with James, at that time he and his wife Jan were the managers. Throughout my stay and before they quit without telling the owners, We had verbal altercations a few times a week. I have never been treated so poorly in my life. Jan, was a very nice person, so I chose to deal with her instead of James. At one point there were problems with the sewer line, so James decided to put up barriers at the main entrance, then placed his vehicle in front of mine, and I was unable to leave. I told him he couldn't do that, because Emergency Vehicles couldn't get in...he just yelled louder at me..I told him if he didn't move that darn barrier, I was going to run over it..he said if I did that, he'd have me arrested..I told him that if I got arrest so would he for blocking access to the park. I finally called "Code Enforcement" for Tucson Police, explained the problem and it wasn't long before the barrier came down. I would not stay there again. In addition, the park is located between a huge Arroyo, that's being widened all day long, creating huge dust storm and the area behind the park is where the transportation workers and equipment work for the City of Tucson. A lot of dust and dirt, pretty much all the time. Miserable super fine dust that clogs air conditioners and vents.

Jeanine, you asked for a reason why I stayed for so many months, I can sum it up in two words. Retribution and Pandemic. There was nothing about the park that kept me there, ever. I tried to leave the 3rd week in March, but the Mayor of Tucson had put out the order for self-isolation/Stay at home. There were no RV Places I could find, along my route to come back up North at that time so I was stuck. By the time I left, April 29th things had opened up enough to allow me to make it back home. I wish I could say positive things for you, but I can't. Even though J&J were gone, his intimidation tactics especially on putting his finger 1/4" from my nose and yelling at me anytime he felt like it, had stuck. There was nothing posted anywhere that gave us your phone number or even who you were. Consequently I couldn't have told you about anything that was happening. I, personally, have no qualms with current management. The Dust from both sides of the park is a very real problem. I know that's not something you can control and I'm sorry. I had one TV Short out because of the dust. In the beginning this wasn't a problem, but it didn't take long, once they began widening the Arroyo, and the Road Construction park started just throwing things down onto the ground instead of setting them down, they made a huge dust problem...The pool was never open/usable, the entire time I was there. First the cold water then the Pandemic. It really needs a heater, since people come there in the Winter. Not many people visit in the Summer because of the...

In the beginning it was a nice little find. Good price, pool and a large area to walk the dogs and explore. We were never told that the area they requested we use to walk the dogs was actually private land belonging to someone else. Next thing I know they locked the gates to that area. Then they came in with equipment and flattened the whole area. Lots of dust. The road that Google uses to bring you into the park was also closed off with locked gates. If you needed to go down prince to access amenities then you had to go down to miracle way and double back. The only area to walk your dogs outside the park was along a small stretch of road between the park and the AG land. As it is public no one picked up poo. Plus when it rained it was muddy. The park has no exterior lighting except right in front of the buildings. Which was added after I arrived as several of us complained. I also had problems with the park rules changing at a whim. This started occurring after the owner gave the reins to her daughter. They included everything from children, size and breed of dog, pool closure, lot reservation and " extra guests". Rules applied to some but not others and were not consistent. Alot of good people left angry that had been coming there for years and would not be returning due to these issues. I also left with no intention of ever returning. The place is not handicap accessible nor over 55 friendly. Pool is not open year round as previously stated. Alot of the work is done on the low down and does not meet standard codes. I know of twice when I was in the park, that trailers caught fire due to electrical issues. The out buildings are not heated or cooled. The infamous Firetruck was thrown out and told never to return. In Texas, the same unit was hailed as a world wonder and welcomed every where. Just saying. Do your homework before going if you plan to spend more than a night know what you are getting into. Conditions have only worsened in the...
