Warning to Potential Residents: Read Before You Commit
This complex is jointly managed by two separate entities that share all amenities: Stoneridge “Luxury” Apartments – the property management company renting out roughly half the units at premium rental rates. Club Villas – individually owned condominiums where owners pay monthly HOA fees.
On paper, with both rental revenue and HOA dues flowing in, you would expect well-maintained facilities, responsive management, and amenities that match the “luxury” branding. In reality, the opposite is true.
Maintenance & Safety Neglect: -Swimming Pool & Spa: The pool is consistently dirty and poorly maintained, serviced only every other Monday with chemicals. It has been shut down by the county multiple times in recent years due to health violations. On multiple occasions after using the pool or hot tub, I have developed ringworm or skin fungal rashes.
-Security & Oversight: The gates to the pool have been broken for a long time, creating safety issues and allowing unauthorized individuals to enter freely. Parties, drug use & all-night disturbances occur frequently, with zero enforcement or security presence.
-Gym Facilities: The equipment is outdated. Much of it appears to be over 25 years old and many machines are broken. Instead of replacing unsafe equipment, management sends someone to perform makeshift repairs, creating a risk of injury.
-Structural Hazards: Several railings around the complex have rotted and broken. Instead of replacing them, management has simply left dangerous areas without railings, likely violating ADA compliance and basic safety codes.
-Basketball Court: The surface is cracked and uneven due to ground movement, making it unsafe for use.
-Tennis Court: The net is frayed and falling apart, and benches are broken.
-Walkways: Multiple pathways have large cracks and uneven surfaces that present tripping hazards.
Pattern of Neglect & Misuse of Funds:
Despite collecting substantial rental income and HOA dues, there is little evidence of reinvestment into the property. Amenities are not maintained to a standard that matches what is advertised, and residents are not receiving the value they are paying for. The neglect is so extensive that it raises serious concerns about how funds are being allocated and whether homeowners and tenants are being misled.
If you value safety, cleanliness, and accountability from management, I strongly recommend looking elsewhere. Comparable complexes in the surrounding area offer better maintenance, greater peace of mind, and a noticeably higher quality of life for similar pricing.

Since my previous review of 1 Star there have been improvements. Both the Tennis Court & Basketball court have been repaved and there seems to be efforts to replace railings across the complex. Gotta give credit where it’s due. I’m changing the review to 3 stars because there are many benefits to living here. The units are spread out across a lot of land so it’s not packed in like the other places closer to downtown where you’re like a can of sardines. The birds and nature aspect of the condominium is beautiful. My frustration came from the fact that it could be a GREAT place to live but was only decent due to negligence from management.
If they are able to make improvements to the pool area in terms of updating gates and safety & also making some much needed replacements to the gym equipment I would even go up to 5 stars. For now I’ll go from 1 to 3 because I have seen an effort from management to improve on their...
Read moreI recently moved into Stone Ridge Apartments, and my experience has been a complete nightmare. I was initially excited about this community based on how it was marketed and my interactions with Teirra, whose excellent customer service made me feel confident in my decision. Unfortunately, everything changed once I moved in, and Jacqueline, the supervisor, got involved.
I moved in under the impression that my unit was "turnkey ready" and recently renovated. However, upon entering, I discovered numerous issues that made the unit uninhabitable. Here are just a few of the problems:
Safety Hazards: The smoke detector doesn't work, and there's only one in the hallway--not in the kitchen, dining, or living room areas. This is a huge safety violation.
Bathroom Issues: The primary bathroom was missing a showerhead, and the hall bathroom is missing a window screen. The towel rack in the hall bath is broken as well.
Appliance Failures: The washer and dryer were completely non-functional. The dryer wasn't even plugged in and spewed dust all over the hallway when tested. Worse, there was no dryer vent, which is a fire hazard. The washer has no nearby outlet to plug into and doesn't work at all.
Dishwasher Problems: The dishwasher is broken. One of the wheels was carelessly thrown into the utensil holder.
Electrical Issues: The primary bedroom fuse blew after two minutes of vacuuming, and the bathroom light doesn't work. The oven is also missing a burner and isn't operational.
These are not minor inconveniences; they're fundamental issues that should have been addressed before move-in.
When I brought these issues to Jacqueline's attention, her response was shockingly unprofessional. Despite being the supervisor, she claimed she didn't even know who had moved in recently--an excuse that's hard to believe, given her position. I sent multiple emails and called the office over seven times, only to be met with radio silence. When I finally managed to speak with her, I felt dismissed, belittled, and stonewalled.
It took me going in person and speaking with Teirra and Sal--who were the only ones who took my concerns seriously--for any progress to be made. Jacqueline was in the back office the entire time, fully aware of the conversation, yet didn't bother to come out, apologize, or offer any solutions.
To make matters worse, Jacqueline attempted to change my deposit at the last minute, going against the terms I had initially been given. This kind of bait-and-switch tactic is not only unethical but also illegal. As a licensed realtor, I'm well aware of my rights, and her actions seem to violate fair housing laws.
The experience has left me questioning how someone so negligent and dismissive could be in charge of managing this community. For the price point, I expected far better than this subpar level of care and attention. Moving in has been one of the most stressful and disappointing experiences I've ever had.
I'm deeply concerned about how this property is being run, and I urge ownership and upper management to take a hard look at Jacqueline's conduct and leadership. This community has potential, but it will never thrive...
Read moreOriginally I was skeptical about visiting and applying to this property, based on a prior bad experience with FPI management paired with the reviews I was running the other way.
Myeasha contacted me about my interests in the property and I shared my concerns with her. She was able to mitigate my concerns as well as went out of her way to get me a contact for the property that I originally had a bad experience with.
Upon visiting the property I was already running late due to my toddler as well as a last minute phone appointment I was wrapping up but she was very accommodating and still was able to see me and allowed me to take the self tour of the perspective unit. She gave me clear and concise information and was very knowledgeable about the property and how the units pricing worked.
Upon applying she was more than accommodating with her assistance as well as helping expedite things as much as possible due to me trying to relocate from las vegas.
Once my application was conditionally approved, my previous apartment actually returned a letter saying I had pet damage and they had to retroactively deny my application. I reached out to Myeasha who actually tried calling them herself due to remembering my son has a dog and cat allergy as she was able to extend me the day to get in contact with them. Which they admitted they had made a mistake.
Overall Myeasha has gone out of her way in assisting me with getting this unit and has been very communicative even with responding to emails after hours sometimes. She is actually quite pleasant but not to the point where it comes off as fake or “ass kissing”
I am just about to the point of moving in so hopefully the rest of the paperwork goes through however I will say I’ve had a surprising experience and certainly not what I expected based on the reviews and my previous experience.
The property is beautiful and the unit I viewed looked as if it was brand new itself. Prime location and has a great walking score as far as restaurants, stores, and BART being all near.. Certainly grateful for her taking the time to work with me.

Pros: - Area is a plus, hospital across the street.Heather farms park down the street. Multiple safeways, a target, whole foods and even fast food near by. Quiet neighborhood.. I don’t think I even heard fireworks on the 4th of july Friendly Neighbors -Friendly Maintenance staff
Cons: -Thin walls, I can basically hear my upstairs neighbors breathing 😩 Older property so no central heat or air conditioning just an individual AC unit in the kitchen I don’t know about anyone else’s unit but I have seen a galore of spiders and that’s a no go for me and unfortunately the apartments only cover pest control outside no help with the creepy crawlers -Not a lot of guest/ extra parking A lot of construction on the street...
