We stayed at this hotel for 11 nights in September and ended up sleeping in three different rooms due to a range of issues that were beyond our control. The first room (625) regularly filled with the smell of cigarette smoke due to the couple in the room next door smoking on their balcony. There was a gap between our front door and the floor, therefore nothing to stop the smoke coming through. We did put towels down to try and block the smell but obviously this is not really a suitable solution to the problem. In our bathroom, there was a window which opened directly into the restaurant dining area. I’ve never experienced anything like this before but literally if you are in the shower or on the toilet, there are people on the other side of the window eating their breakfast / lunch. Aside from the constant noise of people talking / moving chairs / cutlery clanging that made our room feel like we were living in a Wetherspoons, from a privacy and standards point of view, it is pretty shocking. If you are assigned this room on arrival, I would recommend asking for another room. The balcony is also half the size of the other rooms for some reason. We were moved to room 644 where we encountered problems with a drunken hotel guest a few doors down. This person was extremely drunk for most of the day and would shout in the corridor, bang on his door in the middle of the night, spill his drinks all over the floor and walls and also leave plates of food in the corridor. This left the corridor in a disgusting state which we reported to reception multiple times, and we also felt unsafe in our room with this unpredictable guest causing a disturbance. We were moved to room 139 where on the first night, we were woken up at 5am by the air conditioning unit leaking all over our bed and on my partner. By this point we had 3 nights of our holiday left and asked for a refund so we could go and stay somewhere else but were told this was not possible. We were offered a late check out and asked to sign a document that confirmed we would not seek damages against the hotel. Positives of the hotel - the reception staff were kind and helpful in trying to resolve our issues; the food was average and there was always a good amount available; the quality of the food in the a la carte restaurants was good, I would definitely recommend booking these in advance; there are three pools to choose from and we never had any trouble finding sunbeds; the snack bars are handy although the attitude of staff is a bit hit and miss; there is an on-site shop but it is quite expensive. Negatives of the hotel (in addition to the above) - in general our experience was that the hotel is very dated and needs a refurbishment, especially the dining area; we believe the hotel is not 5 star as advertised; the drinks in the pool bars are served in small glasses and don’t taste very good, the beer in particular was very disappointing and the coffee was often cold; the hotel is a smoker’s paradise with every sunbed coming with an ashtray and ashtrays on every balcony with more guests smoking than not; we stayed in 3 rooms and had issues with all of them; the general cleanliness and standard of the rooms was disappointing with a layer of dust on one of our headboards, indicating it had not been cleaned for a long time, and random hairs on the floor and even in a ‘clean’ towel one day, the rooms need a refurbishment; staff regularly ask you to leave good reviews and ask you to name them in the reviews; the fridges in the rooms were only restocked every few days and twice we had to call reception as no bath towels had been left. Overall - this is the most money myself and my partner had ever paid for a holiday and it was the worst holiday we’ve ever had. We were really excited to visit after reading all the positive reviews, which we now know are manufactured by reception who ask you to leave a good review in return for Mitsis points (strangely we weren’t asked to leave a review). If you're considering booking this hotel based on good reviews— read this first! Despite a few genuinely dedicated employees who do pour their hearts into their work, my overall experience was defined by disorganization, lack of basic service standards, and several moments of disrespect. We arrived full of high hopes, encouraged by an online presence which promised a luxurious, guest-focused resort. The dining experience at the main restaurant was chaotic and loud, resembling a canteen rather than a relaxing venue. The staff, many of whom appeared young and overwhelmed, were inattentive and seemingly untrained. Dirty tables piled up, and service was inconsistent. This fell far short of any 5-star standard. Throughout our stay, there were several incidents that added to our frustration. For example, my mother once asked at the main pool bar where she could get an ice cream cone after seeing another guest with one. The staff had no idea and simply told her to ask at reception — a completely unhelpful response. One of the most upsetting and frankly, infuriating experience of our stay: the creperie. On our last day, I attempted to order two crepes: one with all toppings, and one without tomato and pepper. The simple request for the second crepe had to be repeated three times, as the employee bafflingly insisted I wanted it with tomato and pepper. The two staff members behind the counter then began speaking in Greek, smirking in a way that made me feel mocked. Later, when I ordered two waffles, the employee made 4-5 crepes in parallel while my waffles were in the waffle maker. Unsurprisingly, by the time she finally decided to serve my waffles, they were burnt. To add insult to injury, I then asked for one scoop of vanilla ice cream on one waffle, and one scoop of vanilla and one scoop of chocolate ice cream on the other. After serving the first waffle correctly, she forgot what she should serve on the second. When I again told my order, she started spreading Nutella instead. Upon reminding her of my actual request, her response was: "You're not allowed to have ice cream on waffles." I was left speechless. She had just served me ice cream on a waffle seconds before! Adding to my discomfort was the pressure to post positive reviews. A staff member came to our room, stayed with us, and explicitly asked me to write positive Google and HolidayCheck reviews on the spot, even waiting while I created a HolidayCheck account. She rewarded us with gifts and encouraged me to persuade my mother to do the same. I find this manipulative and coercive behavior deeply unsettling and uncomfortable. It felt like harassment, leading me to put a “Do Not Disturb” sign on our door for the remainder of our stay. On a more positive note, when I requested a quieter room, the team promptly moved us and kindly offered a complimentary late check-out. However, the new room we moved into at 6 PM was clearly not fully prepared: a half-empty water bottle was left on the table, slippers and soap were missing. If guests must wait until evening for a room change (which we were totally fine with) ,the expectation is a spotless, fully stocked room—especially in a hotel claiming 5-star quality. I do want to thank Mrs. Afroditi Skartsari, the front office manager, who called me personally after my stay. She showed genuine empathy, sincerely apologized for the issues, and even invited me to return with the promise of her personal care. Her professionalism was appreciated and made a positive impression. However, I must respectfully decline that invitation. After what we experienced — and considering the price point — I am simply not willing to invest more money and risk being disappointed again. The issues I encountered were not minor oversights, but rather structural problems that cannot be resolved within a single season.

I’d rate this hotel more of a 4.5 than a true 5 star but a very enjoyable stay and would definitely return and/or look at other Mitsis hotels on the Greek islands having stayed here. The hotel is extremely clean in the public spaces, the pool areas especially which is something you don’t often find. Issues were resolved quickly - the room was initially made up as a double instead of a twin but someone arrived within 10 minutes to fix this. We also had an issue with the safe (our fault!) and maintenance arrived in less than 10 minutes. Mini bar was hit and miss on the refill that you get every other day, not a real issue given you can pop to a number of bars. However they were good when I asked for diet/zero Coke as there was nothing sugar free, the man did go and get some immediately which was good. The range of bars are great, plenty of indoor and outdoor spaces. In the evening it can get busy which is expected, but the continuous table service is great and efficient. At the main bar in particular in an evening, Eli is lovely. And in the Sunset Lounge Bar, Lara was very good all week. The service down at the beach is fantastic. Behzad made it such a great experience on a beach day. He was so friendly and welcoming as he made his way up and down the beach, continuously taking away empty glasses and bringing you more drinks. The food at the beach hut is good and the man that takes the orders is also lovely. There’s a crepe bar where the snacks are good, service isn’t quite as friendly here though. The Al-a-Carte restaurants are very good and the service at both are great, as well as the brunch which you can book at the Italian. The staff in both of these were all brilliant. Afternoon Tea was probably the only letdown of our stay. The food is prepped and set out at tables in the main indoor space, which seems odd to leave the food sat out. Also there is a beautiful terrace with indoor and outdoor tables that seem much more suitable for afternoon tea and almost everyone was asking to relocate outside. Maybe it’s a British thing but we expected to be able to get some Prosecco with it but we had to go to the main bar and get this ourselves as the lounge bar doesn’t open until 6pm. The amount of sandwiches and cakes is tiny for an afternoon tea for 2 people. We went straight from afternoon tea into the buffet. It was a shame because we’d arranged our day around being ready for 5:30pm afternoon tea. I’d skip this, you’re not missing anything. We went into Kos town twice and the hotel organised a transfer for €13 one way. The drivers were friendly and the minibus is comfortable. We went to book a trip to Bodrum through Guest Services but they weren’t taking bookings. However we found it to be cheaper anyway to book the transfer with the hotel to town, buy our own ferry tickets and get a taxi back from opposite the port. However in high season I’m not sure how easy hopping in a taxi would be and in mid May the buses are every few hours only. Most of the staff will acknowledge you as you pass by and say good morning. To improve: More information is needed upon check in. I had researched before arrival so thankfully knew I needed the app and could reserve restaurants through there. We stayed for a week and could only get reservations across our final 3 days so it’s a good job I was on there immediately. No information is provided about where to find things, where to go etc. and there is nothing in the room either to tell you anything. Beds to be properly made up during room cleaning rather than just neatened up. These improvements would take it from more of a 4/4.5 star to a true 5. However for an All Inclusive stay in Kos I can’t imagine you’d get much better than this hotel. The amenities and service are great.

Positives of the hotel - the reception staff were kind and helpful in trying to resolve our issues; the food was average and there was always a good amount available; the quality of the food in the a la carte restaurants was good, I would definitely recommend booking these in advance; there are three pools to choose from and we never had any trouble finding sunbeds; the snack bars are handy although the attitude of staff is a bit hit and miss; there is an on-site shop but it is quite expensive.

Negatives of the hotel (in addition to the above) - in general our experience was that the hotel is very dated and needs a refurbishment, especially the dining area; we believe the hotel is not 5 star as advertised; the drinks in the pool bars are served in small glasses and don’t taste very good, the beer in particular was very disappointing and the coffee was often cold; the hotel is a smoker’s paradise with every sunbed coming with an ashtray and ashtrays on every balcony with more guests smoking than not; we stayed in 3 rooms and had issues with all of them; the general cleanliness and standard of the rooms was disappointing with a layer of dust on one of our headboards, indicating it had not been cleaned for a long time, and random hairs on the floor and even in a ‘clean’ towel one day, the rooms need a refurbishment; staff regularly ask you to leave good reviews and ask you to name them in the reviews; the fridges in the rooms were only restocked every few days and twice we had to call reception as no bath towels had been left.

Overall - this is the most money myself and my partner had ever paid for a holiday and it was the worst holiday we’ve ever had. We were really excited to visit after reading all the positive reviews, which we now know are manufactured by reception who ask you to leave a good review in return for Mitsis points (strangely we weren’t asked to leave a review). If you're considering booking this hotel based on good reviews— read this first!

Despite a few genuinely dedicated employees who do pour their hearts into their work, my overall experience was defined by disorganization, lack of basic service standards, and several moments of disrespect.

We arrived full of high hopes, encouraged by an online presence which promised a luxurious, guest-focused resort.

The dining experience at the main restaurant was chaotic and loud, resembling a canteen rather than a relaxing venue. The staff, many of whom appeared young and overwhelmed, were inattentive and seemingly untrained. Dirty tables piled up, and service was inconsistent. This fell far short of any 5-star standard.

Throughout our stay, there were several incidents that added to our frustration. For example, my mother once asked at the main pool bar where she could get an ice cream cone after seeing another guest with one. The staff had no idea and simply told her to ask at reception — a completely unhelpful response.

One of the most upsetting and frankly, infuriating experience of our stay: the creperie. On our last day, I attempted to order two crepes: one with all toppings, and one without tomato and pepper. The simple request for the second crepe had to be repeated three times, as the employee bafflingly insisted I wanted it with tomato and pepper. The two staff members behind the counter then began speaking in Greek, smirking in a way that made me feel mocked. Later, when I ordered two waffles, the employee made 4-5 crepes in parallel while my waffles were in the waffle maker. Unsurprisingly, by the time she finally decided to serve my waffles, they were burnt.

To add insult to injury, I then asked for one scoop of vanilla ice cream on one waffle, and one scoop of vanilla and one scoop of chocolate ice cream on the other. After serving the first waffle correctly, she forgot what she should serve on the second. When I again told my order, she started spreading Nutella instead. Upon reminding her of my actual request, her response was: "You're not allowed to have ice cream on waffles." I was left speechless. She had just served me ice cream on a waffle seconds before!

Adding to my discomfort was the pressure to post positive reviews. A staff member came to our room, stayed with us, and explicitly asked me to write positive Google and HolidayCheck reviews on the spot, even waiting while I created a HolidayCheck account. She rewarded us with gifts and encouraged me to persuade my mother to do the same.

I find this manipulative and coercive behavior deeply unsettling and uncomfortable. It felt like harassment, leading me to put a “Do Not Disturb” sign on our door for the remainder of our stay.

On a more positive note, when I requested a quieter room, the team promptly moved us and kindly offered a complimentary late check-out. However, the new room we moved into at 6 PM was clearly not fully prepared: a half-empty water bottle was left on the table, slippers and soap were missing. If guests must wait until evening for a room change (which we were totally fine with) ,the expectation is a spotless, fully stocked room—especially in a hotel claiming 5-star quality.

I do want to thank Mrs. Afroditi Skartsari, the front office manager, who called me personally after my stay. She showed genuine empathy, sincerely apologized for the issues, and even invited me to return with the promise of her personal care. Her professionalism was appreciated and made a positive impression.

However, I must respectfully decline that invitation. After what we experienced — and considering the price point — I am simply not willing to invest more money and risk being disappointed again. I’d rate this hotel more of a 4.5 than a true 5 star but a very enjoyable stay and would definitely return and/or look at other Mitsis hotels on the Greek islands having stayed here. The hotel is extremely clean in the public spaces, the pool areas especially which is something you don’t often find. Issues were resolved quickly - the room was initially made up as a double instead of a twin but someone arrived within 10 minutes to fix this. We also had an issue with the safe (our fault!) and maintenance arrived in less than 10 minutes. Mini bar was hit and miss on the refill that you get every other day, not a real issue given you can pop to a number of bars. However they were good when I asked for diet/zero Coke as there was nothing sugar free, the man did go and get some immediately which was good. The range of bars are great, plenty of indoor and outdoor spaces. In the evening it can get busy which is expected, but the continuous table service is great and efficient. At the main bar in particular in an evening, Eli is lovely. And in the Sunset Lounge Bar, Lara was very good all week. The service down at the beach is fantastic. Behzad made it such a great experience on a beach day. He was so friendly and welcoming as he made his way up and down the beach, continuously taking away empty glasses and bringing you more drinks. The food at the beach hut is good and the man that takes the orders is also lovely. There’s a crepe bar where the snacks are good, service isn’t quite as friendly here though. The Al-a-Carte restaurants are very good and the service at both are great, as well as the brunch which you can book at the Italian. The staff in both of these were all brilliant. Afternoon Tea was probably the only letdown of our stay. The food is prepped and set out at tables in the main indoor space, which seems odd to leave the food sat out. Also there is a beautiful terrace with indoor and outdoor tables that seem much more suitable for afternoon tea and almost everyone was asking to relocate outside. Maybe it’s a British thing but we expected to be able to get some Prosecco with it but we had to go to the main bar and get this ourselves as the lounge bar doesn’t open until 6pm. The amount of sandwiches and cakes is tiny for an afternoon tea for 2 people. We went straight from afternoon tea into the buffet. It was a shame because we’d arranged our day around being ready for 5:30pm afternoon tea. I’d skip this, you’re not missing anything. We went into Kos town twice and the hotel organised a transfer for €13 one way. The drivers were friendly and the minibus is comfortable. We went to book a trip to Bodrum through Guest Services but they weren’t taking bookings. However we found it to be cheaper anyway to book the transfer with the hotel to town, buy our own ferry tickets and get a taxi back from opposite the port. However in high season I’m not sure how easy hopping in a taxi would be and in mid May the buses are every few hours only. Most of the staff will acknowledge you as you pass by and say good morning. To improve: More information is needed upon check in. I had researched before arrival so thankfully knew I needed the app and could reserve restaurants through there. We stayed for a week and could only get reservations across our final 3 days so it’s a good job I was on there immediately. No information is provided about where to find things, where to go etc. and there is nothing in the room either to tell you anything. Beds to be properly made up during room cleaning rather than just neatened up. These improvements would take it from more of a 4/4.5 star to a true 5. However for an All Inclusive stay in Kos I can’t imagine you’d get much better than this hotel. The amenities and...
