A beautiful place (exactly as in the photos), plenty of privacy, and an absolutely gorgeous view of Turtle Island - from practically every window. The other villas are near, but it's almost impossible to see the residents. The villa is super clean, towels are changed frequently, and there are plenty of them. The pool is also cleaned regularly, the garbage is taken out daily. The kitchen includes a washing machine, dishwasher, refrigerator, capsule coffee machine, microwave, stove with oven, kettle, and a toaster. The hosts even took care of little things like replacing the dish sponge and tea towels during our stay! The adorable cats, especially Roxi, often accompanied us on the terrace.
A taverna (closed on Mondays) and a café (closed on Tuesdays) are within walking distance. Town, shopping, and restaurants are less than a 10-minute drive away. The pebble beach is a short walk, a bit steep in places, but still manageable even in flip-flops.
We can't help but mention both Xenofon and Spyros – such hospitality is rare! We felt absolutely taken care of, with great attention to every detail. Xenofon booked a boat trip for us, and contacting them was super quick and easy. Both gentlemen were incredibly kind and helpful; even arriving at night due to a flight delay wasn't a problem. All the questions were answered in no time, with tips where to go and what to see.
There are some small items missing – a second cutting board, a sharp knife. The space by the stairs could use a cabinet or shelf – it is a good place to store groceries. No request was too much for Spiros, who made us welcome from the very beginning. A great guy!
The villa is situated up in the hills in Marathia, off a narrow road, 8 mins drive from the local beach village of Limni-Keri. A rental car is definitely recommended. Marathia beach is only a 5min walk away, however it is quite a steep climb down onto the beach itself so it’s not recommended if you’re unsure on your feet.
The villa was perfectly & tastefully equipped, with an incredible view of Marathanisi (turtle island) from every window.
Also, if you’re into scuba diving (first time or regular) there is an excellent family run diving centre called “Nero Sport” in Limni-Keri, who were fantastic! We also took a boat out with them around the island. It was an unforgettable day!

Read moreWe had the most incredible stay at Xenofon’s villa in Zakynthos – it was everything we could have hoped for and more. The villa itself is beautiful, spacious, and perfect for our family. The pool was a total highlight – sparkling clean and perfect for relaxing after a day at the beach.
The beds were super comfy, which made coming back after a day of exploring even more enjoyable. The location was ideal too – close to stunning beaches and fantastic restaurants. We also took a Blue Water boat trip which was unforgettable and definitely worth doing!
A special mention has to go to Spiros, who took care of the villa during our stay. He was constantly making sure everything was spotless and went above and beyond to help us feel at home – even going out to get us groceries when we first arrived. By the end of the trip, he felt more like a friend than just staff. His kindness really made our stay extra special.
