I stayed in a studio here in level 13 since Feb - Aug 2022 and just had to abandon the 1 year contract, burn the 2 mths depo and find other place to stay for the sake of my mental health. If you are looking to rent at this place, perhaps this review will help you to decide better. I was staying in a studio unit Block A facing the toll road. This review is solely based on my experience, other residents might have different opinions.
The not-so-good: Old facilities inside studio Washing machine, dryer and ac were old equipment. I only managed to wash clothes less than 10 times and the door was broken. could be due to the rubber seal damages/becomes soft to it could not avoid the drum from hitting the door while spinning. Had to spend money and time to wash them in laundry for months since the owner ignored my complaints.
Dryer is old as well. very noisy but still working, but not really efficient so i am not using it.
There are 2 ACs. Old ones. Consume high energy. I used them only when it gets really hot inside the unit since the ventilation is bad.
The toilet has cabinet made of wood, which is nonsense. it gets smelly, moldy and seems like falling apart. I was only able to use for 1 month, and decided not to use the sink anymore cuz afraid the condition will get worse.
Bad ventilation The sink plumbing in the kitchen is connected to the toilet which is the reason of foul smell coming from the toilet piping under the shower. what is worst is that the toilet do not have any window, only suction fan which clearly shows bad ventilation.
There are 2 windows, a small one near the AC can be fully opened but the bigger one can only be slightly opened. Ventilation inside the unit is the worst, unless if you open the front door at the same time, only if you have grill gate installed, but definitely you will get less privacy.
No easy access to move in/out Probably the worst design i ever see in apartments, is that there is no easy access for lorries to deliver your furnitures. they have to carry them and use stairs to reach the good's lift as you can never use the passenger lift to move your furnitures. because of that, i had to pay extra to the mover.
p/s: the facilities depends on the individual unit owner's effort to maintain/replace. it doesn''t represent other owners unit.
Level 13 and facing the toll road, please expect really bad noises from the traffic, which is among the main reason why i left, other than faulty/old equipment/irresponsible owner. but i guess the other side of the floor is having issues with noises as well as there is a massive construction of new industrial building which seems like taking forever to complete. If you are a light sleeper, expect the worse.
Gym. I only visited once, but only 1 treadmill was working last time when i checked. AC is broken as well. so hot. The pool seems nice but i never got the mood to swim because im not really happy staying in there.
Rental contract From my experience, the agent does not really help with my problem communicating with the owner if he doesnt entertain my complaints. I guess they are only exist to protect the owner from bad tenant. but failed to protect tenant from bad owner.
One thing you should ask the agent, if the equipment provided are old, if you used it a few times and its already broken, who should pay for the repair?
The good: The lady admin working in the office is very nice. from my experience staying at some other places, the management should be thankful for having someone as nice as her.
The guards are nice, they are not sarcastic and always helpful.
Plenty of passenger lift. i have no problem getting in and out quickly, the building is not densely packed (probably lots of people moved out already haha)
Grab food/pandas can just left your meals on the table near the lobby. You do not need to wait from them vice versa.
Near to industrial area/less traffic jam.

On 22 Jul, i emailed the management office for building access card replacement and a staff named Monisha replied by saying that i need to come to the office. Hence, on 4 Aug my sister went to the office instead since I am working, and an Indian staff said we need to send an email along with our landlord’s consent. This is the first proof of the management’s poor service where they could have just included the landlord’s consent in their first reply. An unnecessary face-to-face discussion. So on 5 Aug, management office replied and provided the needed form for access card replacement. On 7 Aug, I forwarded the filled in form to my landlord and my landlord has replied his consent to management office. And on the very same day, we went to the office for card replacement collection. An Indian staff who attended me said to pay RM50 first, she will give me receipt and gave me an inactive card and also mentioned that there is a problem with their system. “Give us 2-3 hours, once the system is ready I will personally call you. You just need to bring the card and we’ll set up for you. Maximum will be 2 days”. I didn’t receive any calls until the next day, so I emailed to follow up but got no reply. I followed up again on 9 Aug by email but still no reply. Mind you, I left home for work at 8am and will only be home at 7pm hence i dont have time to visit the office for this simple follow up. I just dont understand whats the hustle or hassle to reply to my short email? Then on 13 Aug, i called the office, a staff named Teha answered and said they have problem with the machine. “Boleh email untuk follow up ye,” her reminder was so fun to hear. I emailed again on 20 Aug for a refund because i believe this is a scam already but still no reply. And i emailed again on 22 Aug, still no reply. So i went to the office the next day, the same Indian staff from previous attended me. I didn’t say anything to her and just stand there until she asked me why am i there, so i just short answered “card replacement”. She asked, “belum bayar kan?” Eee so she never remember which is which, i assumed office must have so many issues they cannot remember anything. Just another proof of poor management. I told her my unit number, she asked again “I dah bg resit kan?”. I answered “belum”. She said “ok give me few minutes, I text technician to check on the machine and give them the card details”. Then she cincong cincong texting, and she said “tunggu at least one hour, then you try. Everything should be okay now,”. Then i said okay and added “email you rosak ke? Kenapa i email tak pernah reply?” She said “oh sebab kita sehari banyak email, some more esok ada AGM kan?” She brushed off my worries just like that. AGM for what lah like that? I replied “tak boleh lah macam tu. Hari tu i call, Teha or Seha suruh email. I email, takda siapa reply”. Then she said calmly “nevermind, sekarang dah settle kan?” Ugh piss me off so much. One, i respect your calmness. Two, i dont care, office still is in poor management. Also, last time courier can place our parcel in the mail room but now management told to put at the lobby due to the parcel being stole. But pls, my parcel still got stolen even when there is cctv camera and security guard standby at the lobby. Again, i emailed the office for cctv review but no reply. Yes, i admit i collect the parcel late by 1 day. That was because i was away for work trip and my sister was not at home either. So now everytime we order parcel, i have to arrange the timing so that the parcel wont arrive when we’re away. Got mangement also for what i dont know. Location: The apartment is very strategic and gives you access to major highways. There's ELITE, KESAS, Federal, NKVE and Guthrie around the apartment areas. However, the apartment itself are surrounded by factories and small offices which makes the entrance cluttered and messy.
Facilities: The basic facilities are there such as swimming pool. gym, surau, playground and sauna. The gym are very basic: air-conditioned with 2 treadmills, 1 bicycle, 1 elliptical machine and 1 broken weight machine. No dumbbell/weights. Didn't tried the sauna and swimming pool. There is a Popbox facility which allows you to store your parcel in case you are not at home when items are delivered. There are 6 elevator in total and functioning well with moderate speed. In my 2 years of staying here, there are probably only 2-3 times when the elevator waiting time is more than 5 minutes. Otherwise, they are OK
Management: No issues with management during my stay. They are easy to be contacted, responsive to emails. I didn't interact much with the management, so nothing much to review.
Security & Cleanliness: The guards are functional, easy to communicate but sometimes can be too strict (can be good or bad, I guess). They are friendly and okay. The common area and hallway are cleaned daily. Same with rubbish pickups.
Parking: The parking is adequate but additional parking can be expensive (RM 120/month). Outside parking is very limited and you probably have to double park most of the time. Lorries frequently entering/exiting the area which makes outside parking a bit risky. However, I have no issues whatsoever during my stay.
Other: No shops/groceries/mart in the lobby. Only a few vending machines. Oh, and the apartment is billed as SOVO which means the electricity is charged under "commercial" tariffs and not "residential". If you are renting make sure that your owner changed the tariff to residential otherwise the process can be a bit tedious. Rooftop views are quite okay with small garden area. Overall building starts to aged..
