Stayed at the Excel Palace for 4 nights of a month long stay in Yangon. So in an apples-to-apples comparison, it is close to 3 stars. . . but falls short in several ways. You be the judge:||The room was large and wasnt lacking for furniture, but the drapes were badly torn and the bedding had a lot of visible stains. ||The plush headboard was likewise filthy and the pillows were very well used.||Moving on to the bathroom, the shower had plenty of hot water but 75% flowed out if the downspout, leaving the shower with rather weak pressure. The shower head was mounted below chest level. I brought these issues up with the staff on day 1, but there was no change during our time there.||Finally, the free breakfast. It was next door in a busy restaurant. There is a choice of 4 set menus with no changes allowed (it is not a buffet). Most hotels (every one we have stayed at in Yangon) have a buffet. The restaurant wouldn't even give us water, only tea or coffee (which I doubt is from filtered water). The water at the hotel is turbid (a light brown color), and I imagine that is what you get with the tea/coffee.||We brought our own bottled every morning which was not a problem.||I would give details about the number of flies in the restaurant, but suffice it to say that if you dont like flies buzzing everywhere, you might want to avoid the place.||The location (walking distance to the lake) was ok. A longer walk to other restaurants (with the exception of a Thai restaurant just across the street which was excellent).||All in all, I'd like to give it 3 stars. The house is nice. Read moreThe desk staff was awesome!! They were very helpful and spoke a good bit of English. The upscale home turned hotel, looked tired and in need of repair. But there was a lot of very nice woodwork all around and the hotel had "character," for sure! ||||I personally enjoyed sitting out by a small balcony reading and watching the birds. ||||They had a free breakfast in another next door restaurant which four breakfast options. The breakfast was very good, and the waiters/waitresses were very friendly and helpful. We had three of the four breakfast options and they were all good.||||Here was one of the meals: Steamed Dimsum, fried noodles, chicken sausage, sliced Honey Dew and Papaya with something on it that tastes like a perfume smells but is really good with coffee and Oolong tea. Oh, and some kind of a fish meat based hot sauce...also good.||||From the airport to the hotel we got a taxi from the taxi desk inside for 6,000 MMK but going back we found a taxi that only charged us 4,000 MMK.||||It was a nice place to stay on a budget!! It is not downtown but close to Inya Lake and the Inya Lake Hotel which is where I wanted to be close to.||It is an old private home and has no lift but spiral staircases, so be warned.||My room was large with two twin beds. All shampoos, soap etc were all supplied, as was free water every day. There is a safe in the room. The WiFi worked well.||There is also a well stocked bar fridge and the beer price was cheaper than buying outside!||The reception staff could not be more helpful...nothing was too much trouble.||The included breakfast is not in the Hotel but just around the corner in a restaurant.||The service there was a mixture of very good, when the waitresses were working our table but a bit hit and miss when it was waiters!!||Taxis are everywhere and very cheap so it is easy to get to anywhere you want to go with no problems.||Would I stay there again...you bet I...
