Pros Huge, beautiful villa with large common spaces and long table that could accommodate 22 pax comfortably Well-equipped facilities with mahjong table, pool table, table tennis table, swimming pool and gym room Pool has a great view although it is only a few meters long, good enough for a soaking fun time. Friendly and professional chef, cleaners, porters and drivers. Love them so much. They made all the difference to our holiday.

Cons: As the villa is close to nature, do expect lots of flying bugs (but surprisingly no mosquitoes) especially at night. We kept the sliding doors shut at all times to keep them out. After a rainy night, the wings of a thousand bugs were found on the floor and against our sliding doors outside our room at the basement, but their bodies were all gone, probably eaten by the toads. The cleaners did a fantastic job cleaning them up everyday. A rare gecko 🦎 was crawling in the house and was eventually caught by one of the drivers. Rated the rooms poorly as the 2 rooms at the basement were not livable due to the musky stench. No amount of room spray and ventilation could solve the issue. The jacuzzi in the basement room had a faulty tap so there was no hot water. The jacuzzi had a stench and some parts were rusty. We couldn’t use it. The sliding doors at the basement bedroom were difficult to push even for adults and bad air from the toilet, jacuzzi and shower area went straight into the basement bedroom. This is probably why the entire room had a musky stench. Tv at basement room did not work, maybe it was a remote control issue, but it wasn’t a big deal as i was hardly in my room. I’d rate the property 4 stars for rooms in the upper floors and zero star for rooms in basement. Too big...

This villa is located at the tip of a very steep hill. Those drivers who are not used to the steep slope would not want to drive there, including delivery riders.

One or two of the room reeked of sewage and they tried to musk it off with pandan leaves after we complain.

The in-house cooking charges are exorbitant. They are supposed to do the marketing for you and provide you with the receipts + 20% corporate charge for cooking. The receipts are self typed out in their excel file without any vendor or shop's name.

Do not break or dirty anything in the villa. We were charged 3000 bhat for laundry service when a blanket was soiled.

Swimming pool is small and 2.2m deep, unsuitable for children/kids to play or swim in.

Had initially requested for a late check out and were granted an extension from 12pm to 1pm but by 10:30am they had cleared out all the bedrooms and our kids couldn't rest.

Service was bad, house cleaning was only provided on day 1 of our 3 days stay. We also had to keep demanding for our security deposit back and they only returned it at the very last minute when the mini bus transfer was waiting for us to go to...

Mostly perfect services. 14 of us checked in. Transport service was great. Villa itself was in good condition. Although most staffs don't speaker english, but they made up for it by providing excellent selfmotivated services, and very hard working. The manager Ms Oi, who understand english well, was always around to help in all matters; very helpful in communicating with local Thai people for us both in and away from the villa by phone or text. She always provide useful local information with good common sense. Chef and his team made excellent bbq feast for us 1st night. A little disappointed with the thai meal they made 2nd night. Breakfasts were fine. The only down side of the villa that the luxuriousness of the rooms varied greatly; will be unfair for a group of 14 even we did swap. Lastly, improvement can be made in table food servicing, because staffs were too harding, over efficient; liked to clear plates and glasses before guest...
