It’s like an old condo from over 30 years ago, with both permanent residents and daily rentals. There are no staff to help with luggage, and a 100 baht key deposit is required for a basic key that can easily be duplicated, making security questionable.
The parking area is dirty, the hallway tiles are damaged, and unused items are piled up. The room smells of cigarettes, the floor feels dusty, the ceiling is low, and mosquitoes are abundant.
Inside the room, noises and banging sounds are audible even after 10 p.m. For amenities, there are two bottles of drinking water, two bars of soap, and one roll of toilet paper (which was water-damaged). There’s no hairdryer or tea and coffee provided.
The 32-inch TV is broken, the remote is unusable, and the antenna is hung on a picture frame. The wardrobe has a musty smell that requires holding your breath when opening it. The two-seater sofa is not a sofa bed, has torn fabric, and the seat cushion is sagging. The room’s electrical supply seems inadequate, as the lights flicker when the water heater is on (I initially thought it was haunted), and the water pressure is low. The bath mat is old and dirty.

Would recommend even if only for the unspoiled view, which rivals some rooms in more touristy areas like Hua Hin that cost many times more. This facility, which seems to be divided into a hotel and Airbnb type rental rooms listed under various names online, probably has rooms facing in various directions, but a shared lobby with a small minimart and staffed parking area. We rented under rooms listed as "I Sea View Bangsaen Royal Beach" and they were great for 3 or 4 person families, if a bit confusing on Google Maps. Decent beds, fast internet, keyless entry with instructions received over the Naver LINE app (which is a necessity in Thailand). There is a Khao tom (congee and rice porridge) shop with an adjoining cafe serving decent coffee) just next door and a 7-11 a couple hundred meters down the street. The only possible issue was a pretty strict 1 pm check-in, which is detailed in the booking details on Agoda, as well as the fact that the beach actually starts a short walk down the coast (there is no sand directly in front of the hotel). The hotel has seen better days its very old thai style in a bad way . Bed was solid ,no sockets by bed ,no USB sockets ,but the worse thing was the double glazing balcony windows room 1015 ,the noise from the wind screeching,we found it better to leave them open about 2 inches and the screeching stopped.
