I stayed in Kwan Phayao Villa one night over the Songkran holiday paying 2500 baht for a family suite w/breakfast. Breakfast consisted of cereals, yogurts, cakes, juices, coffee (no hot food). The price of 2500 baht was excessive for this part of the world as you can generally get a nice A/C double room for around 500-800 baht but (a) it was Songkran and (b) it was a walk-in booking so no complaints really. The villa is family run and looks quite new, or maybe recently renovated. The family room we had on the third floor (no lift) was bright, spacious, spotlessly clean and beautifully decorated. There were three double beds, two bathrooms and a small balcony overlooking a quiet soi with cable TV (Thai channels only) and free WIFI. The villa is only a two minute walk to the lake, one of my favourite spots in Thailand. It’s a very relaxing area with a multitude of Thai restaurants and bars and great Thai hospitality. Try the little coffee shop/garden “Cupcake” on the lake front where you can enjoy a glass of great iced tea/coffee and a piece of cake from the wide selection on offer. A long-tail boat ride for only 20 baht to the temple on the island in the middle of the lake is a pleasant hour spent. Not too many westerners get to this neck of the woods but the ones who do never regret it.
