I spent four or five nights at the Adam in late June of 2023. It is by no means a bad hotel. It is just let down by its location and by its entrance design.
The Adam is a medium sized apartment hotel in a new part of Tunis. Fifteen years ago, the entire neighborhood did not exist. So it is a neighborhood that, in my opinion, lacks character; in fact, I think it is horribly bleak. It has modern buildings, restaurants, a mall, and a quite nice walkway along the lagoon (the "lac" of the name of the neighborhood). But there are few trees, lots of dust, numerous stray dogs, and everywhere a general sense of being unfinished. In short, Tunis is a city full of charming neighborhoods, so the only reason to stay in the Adam's neighborhood is proximity to your workplace or a desire for the type of desolate modern cityscape that will make it difficult for anyone to guess where you are from photos you post. My reason was proximity to my workplace, but it did not succeed in keeping me there. In town for six weeks, I left the Adam after four or five days.
But that's not really the Adam's fault. In fact, the rooms are very spacious, have a full kitchen, and are reasonably furnished. The front desk staff, in my experience, were very kind and helpful. The food at breakfast was very good-- much better than where I ended up. I did not eat in the restaurant or have room service, but I would be surprised if they are not good.
The hotel's design does not help it overcome the neighborhood's lack of charm. You do not step into an oasis from the desert. The entrance is a poorly imagined and executed space for access to a hotel. Your car can get no closer than the street, about 15 obstructed meters from the hotel's door (remember that this is a new hotel, not something medieval). Then you have to walk on a sort of wooden boardwalk around a cafe through a set of small glass doors to enter. Once you go through the doors, you IMMEDIATELY pass through a VERY loud metal detector into a cramped little area in front of the reception desk. To the left is the very decent space for breakfast. To the right is a rather constrained set of not-so-good-quality lobby furniture and, ultimately, the modest gym room. Straight ahead, passing through a short, narrow corridor that is unsuccessfully adorned by an odd mix of carpet, mirror, wood, and-- perhaps-- marble (it's almost mosaic- or quilt-like), you get to an area that feels like a maintenance closet. This is where the sole small elevator alights.
The furniture in the rooms is a bit frail and worn, but it's fine. I've certainly had worse in more expensive places. The kitchen is great. It is large and has full size appliances.The shower is bizarrely small, given how large the bathroom is. I am not a large person (1.82 m and 65 kg) but I could not shower without banging parts of me on the door or walls. I felt like I was in some kind of motor home or small boat shower.
My room had a balcony, but it only had a 45 degree view of a ragged part of the road the hotel is on and the lagoon and port in the distance. The rest of the view was bleak and charmless neighboring buildings and their courtyards/parking areas.
As mentioned, the breakfast is very good. Service at breakfast is not very good. Very specifically, the women working at breakfast are great, but the men are not.The men are mostly in the way, conveying an expression of something like surprise when you manage to get their attention to ask for something. All the food is cooked in house, and the Tunisian specialties are excellent.
At the time of this writing, I would recommend that anyone seeking a hotel like this also consider the Maia Hotel Suites not too far away. I did not stay there, but that is only because, as mentioned above, I don't like the neighborhood. When I visited the hotel to consider it, I was very impressed, coming as I was from the Adam.

This lack of transparency is unacceptable for any reputable hotel, let alone one with a five-star rating.||-Unprofessional Staff Behavior|I was deeply disturbed to experience not one, but two separate incidents during my stay where hotel staff entered my room without knocking or obtaining permission. This constitutes a gross violation of basic guest privacy and demonstrates a shocking lack of professionalism.|When I questioned this inappropriate behavior, the staff offered only a flippant justification: "Sorry, I was checking the minibar." Read moreI booked a suite in this hotel for 2 nights expecting top quality service compared with thier high prices.
I was disappointed with the check-in. We waited an extra hour and a half after the expected check-in time, and the suite we booked wasn't even ready by then. The staff tried to compensate us with another larger suite that had 3 bedrooms, which wasn't suitable for a couple.
They provided us with another suite similar to the one we booked, which didn't have the room basics such as: hairdryer, kettle, ironing board and the safe wasn't even working.
The shower didn't work properly and kept leaking. There was a lingering bad smell in the room and the hotel as a whole.
The window view was obstructed. The pillows were uncomfortable to sleep on. The room in general wasn't clean compared to a 5 star standard!
To be honest the staff were very polite and kept apologising the whole time, but still it didn't make up for the price we paid.
At the checkout, they asked us to wait for the mini-bar to be checked, which actually didn't exist in the room.
I personally do not recommend this hotel.
