I considered a higher rating, based on the warm, friendly, personal greeting we received from the owner upon our arrival, but I feel this slight, yet honest constructive criticism best.
Firstly (as mentioned), the owner is sweet and genuinely wants her patrons stay to be enjoyable. The rooms are charming as you'll be able to see from the photos on the website. The room was quite comfortable temperature wise, as it was over 90 degrees both days (my wife and I stayed two nights over the Memorial Day weekend), but the air conditioning didn't struggle one bit. The water pressure and hot water supply was more than sufficient. Bed was quite comfortable. The free breakfast vouchers are great because the two accompanying restaurants serve great country style food with a very friendly staff. The complimentary chocolates, courtesy of the local candy store, were wonderful. The free WiFi and the flat screen LED t.v. with Netflix worked flawlessly.
Once the freshly "flipped-ness" of the building is more closely examined, some deficiencies become noticeable. 1.) No fire sprinkles or fire extinguishers in the room/building that I could notice. 2.) The building is unattended by staff (at least during our visit), and it's up to patrons to lock the main front door. 3.) There are a total of 24 steps to get to the second floor where the rooms are, and then additional stairs if your room is on the third floor. I mention this because a "temporarily out of order" sign was on the elevator at the time of our visit (the elevator is exterior). 4.) Consider bringing ear plugs for three reasons. a) the train crossing is approximately 100Ft away from the building and yes, it's active during the am hours, and the conductor sounds the horn. b) the sound of other patrons walking up and down the stairs can be heard loudly and clearly. c) less considerate adjoining room guests can also be heard loud and clear through the drywall. 5.) While the exposed brick wall in the room is attractive to look at, it left a light dusting of gritty, residue on the floor, bed sheet and pillows. During the quieter portions of the night, small bits could be heard hitting the floor. 6.) There are portions of the finish trim work that look.......unfinished. But I'm more on the mechanically minded side and have a tendency to notice details such as unfinished end cuts, unsanded new wood trim, and such.
Despite the items above, that doesn't mean our stay was not enjoyable. It still is a uniquely, lovely...

Cons: Its really more like an airbnb since everything is online and text. There isn't a hotel lobby, it isn't staffed, etc. The exterior elevator is one in the most basic sense and only goes to the second floor. The stairs to the third floor are no joke. The ceilings are like 15ft or taller so it's like walking 2 flights of steps. It was hot. The thermostat in the hallway controls the entire floor. It was set at 76 and the hallway is cooler then the room so I'm betting the room was 80 and the heat ran, until the host said I could turn it down. Problem was the thermostat can only be put in heat or cold mode (no auto) so I was afraid to switch to cold as overnight it could've dropped. So I opened the windows and turned on the fan and heard loud trains 4x that night. (It would be much better to have a modern smart thermostat installed). Room 301 was advertised one way online but didn't have the full bed listed. When I checked to make sure I didn't book the wrong room I noticed the mobile version does not include this description.
If you find papers stuck in the wall, it's not trash but notes people leave.

When we first arrived our son didn't know anything about the hotel or room, but when we walked into the room his first words were, "Whoa! This is cool!" It is tough to impress a university freshman, but he was really excited to stay in this hotel!
The loft sleeping area where our son stayed is accessible by a spiral staircase. Be forewarned, I am 5'11" and I had to duck my head while standing on the loft as the ceiling is low. Our son is 6'3"+ and had to stoop over while on the loft. But, honestly, that was part of the "cool factor" for him, having to stay in the hotel room with his parents.
The hotel room is very clean and well appointed. Great amenities for the shower and bathroom, and the decor for the theme room made it a fun experience to stay. The location in Casey, IL can not be beat. The hotel room had a breakfast voucher each morning for several restaurants, making it almost a "Bed-and-Breakfast" type stay.
If you are physically challenged, be forewarned the stairs to the third floor may limit your room availability. But it was worth climbing the staircase to get to our room.
We all loved our stay. We missed finding the front door the first pass on the sidewalk in the dark on the evening we arrived, but found it on our second pass. The elevator, while serviceable, is an adventure to use for the first time. Follow the directions given on the text sent.
