We lived in Paradise Village/State Rd 84 – Davie FL for 10 years. From 2013 - 2023. I would say the first 7 years were fine. We loved living there and then around 2020 (Covid) things changed. Management became more strict and very picky with the rules of the community. A 7- day notice is not enough time when you have a full time job. Suddenly, we felt overwhelmed with the number of notices we were receiving. We paid off our 10-year mortgage and we were ready to sell. The lot rent was increasing and it didn't seem worth it to stay. You don’t own the land and you’re expected to paint, plant and power wash constantly. It’s stressful and exhausting. Trying to sell our mobile home was a nightmare. The list of things to do to your house before you can even sell, is tedious. Once we sold our mobile home, we purchased a house in Sunrise. 3 bedrooms. Corner house. We own our land, and we have a private fenced in yard for our dog. No more notices. No more harassment. Total privacy. We can paint when we want and plant when we want. We can now enjoy our weekends and go on vacation without fear of a 7-day notice or eviction warning taped to our door. If a hurricane comes, we don’t have to evacuate. We have a strong house with shutters, and we don’t have to worry about it blowing away. New roof and new A/C. We even have a garage! Plenty of space and freedom. We come home from work and relax in our private yard. We have been very blessed and finally found happiness. ALL the money we spend on our new house is an investment. We will never buy a mobile home ever again. We will never have management tell us what to do. Do yourself a favor, get a realtor – stay with a friend or family member until you find a new place. Take a chance. Make a change. You deserve to live in peace and you deserve to have your own land. Good luck!

I'm giving one star because I wish I could rate them even lower. Everything said about Paradise Village is true; it's been an absolute nightmare. Despite buying my home outright, I've faced relentless harassment. I pleaded with them, even on my knees, to leave my autistic son and me in peace. I've diligently paid all dues and have the receipts to prove it. Yet, they were irate when my mom, who came from Brazil to support us during the pandemic, stayed with us. I had to work from home to make ends meet, but they weren't understanding. Despite being a good neighbor, they issued a harsh ultimatum. If I didn't comply, they threatened to destroy the home I paid for in cash. It's unjust. Buyer beware—Paradise Village caused endless hardships for me and my family. Don't overlook the fact that even minor issues escalate, and they offer no support when things go wrong. Additionally, when it rains, the entire complex floods, which is devastating when your home is at risk of being submerged.

I'm really not sure where to begin. I guess I should start by vouching my character since reviewers have a tendency to be overly critical. I'm not one of those people. I rarely leave reviews and I'm rarely confrontational or problematic. Anyone in the neighborhood would agree that I'm a quiet and respectful neighbor.

The problems started on day one when I discovered that the prior tenants had violated the "as is" contract by taking the fridge and ceiling fans with them. When I voiced my concerns, Paradise Village was not only unwilling to help, but they sent Nidia over to try and bribe me $150 not take legal action. They claimed I already did the walkthrough and that was my only opportunity to do something about it. I wasn't even aware it was a walk through. The realtor let us in the house so I could put away some valuables since I had just gotten into town. He rushed us out of there saying they were going to cancel the meeting and we'd be forced to wait another month to move in. We were still 5 minutes early when we showed up to the meeting. I gave up on this debacle and decided $2000 worth of appliances doesn't justify any legal fees.

Very shortly after, the constant notices ensued. At first, I was happy to oblige and insisted on keeping up with the community standards. Then I started to notice how unfairly these standards were being enforced. I've gotten three $70 parking tickets with zero warning despite the neighborhood having everyday offenders. The 1st I can admit was blatantly my fault, but still odd that it was written at 4am. The 2nd was written was written while my cousin was out for a jog. I had to move his car so I could get to work and didn't think it would be problematic in the street for a short duration. She was walking away as he was coming back and refused to acknowledge him. I talked to Beth about this one because it seemed so unnecessary but she could literally care less. I immediately drove around and took over a dozen pictures of parking offenders and emailed them. All they did was tell me thanks for the feedback. The same neighbors still break the parking rules on a daily basis.

On an almost monthly basis I was given notices for small things such as trimming shrubs or the grass being 4" long. I understand and embrace community standards but when it's so strictly enforced it's just down right uncomfortable. My neighbor is literally on the same lawn mowing schedule as me and would not get notices.

When I confronted management about being singled out it fell on deaf ears so I eventually told them I'm moving out because of it. I've even asked them politely if they could stop circling my house without any sort of notice but Beth responded "It doesn't say in the lease we can't do that". It's egregious that they can't give you the simple courtesy of privacy. I'm convinced they simply want to write notices before they can even give you a chance to rectify. Something as simple as an email, a text, or a voicemail is all it takes.

You'd think once I listed the house they'd just let me be, but they literally doubled down on singling me out. Briana & Joy quite literally delayed my closing date to give me a list of arbitrary things to address. As per usual several other neighbors were in worse violation.

How property management is comfortable being this controlling and petty is beyond me. It says a lot when someone is willing to pay people to issue parking tickets at 4am but not willing to use your monthly fees towards security. It's pure greed. They even charge pet rent for strictly indoor cats that live in the home which you are 100% liable for.

The saddest part of it all is that Paradise Village stooped low enough to bribe tenants to leave 5 star reviews in an attempt to raise their rapidly plummeting ratings. I would say that's 100% illegal but they gave them gift cards so maybe it's a loophole. Whoever responds to these reviews has zero self awareness and is incredibly defensive without offering any real apology or justification.

We lived in Paradise Village for 8 years and we were really happy with our pretty little house and after 2021 living there became a nightmare.

We know we were up to community standards regarding maintenance because we invested a lot of time and money on our house upkeeping and we made sure it was always perfect.

And that is why we can say properly these people were looking for non reasonable excuses to charge us fines and threat evictions, like having more than three plant pots or having some dry leaves in a palm tree. We even heard that some people were fined for things such as taking out their trash bins without a lid.

People were and still are being constantly fined for unfair parking violations (For example, fines for parking in front of their own house for a couple minutes while taking out groceries from the cars trunk) and they used neighbors security and welfare as an excuse, if they really cared about it they would have created more parking spaces or came up with a solution for the problem that really improves their neighbors lives, but instead, they came up with a solution to fill their pockets with other peoples money, obviously taking an unfair advantage from the whole lack of parking spots situation.

Bottomline is, this place is really not as affordable because they make you agree to a lot rental price but then they will invent ANY excuse to fine you and make you pay what they really want you to pay.

We quickly realized not only by our own experience but by hearing our dear neighbors stories, these people were hungry for money and were trying to take it from renters anyway they could.

What really enfuriated me was reading them replying to reviews in here saying that other types of homes in Davie were much more expensive and they are a more affordable option, which means they recognize and are very well aware they are not dealing with wealthy people and still they were trying to take any cent they can from anyone, making life there unbearable for many people that even when some of them were struggling to make ends meet, were always paying rent on time.

Just so you know, online reviews are bad but word of mouth is even worse about this neighborhood, selling your house will be a nightmare because people will quickly run away as they hear the stories.

It even makes me more angry to read how they take the names of people writing reviews here and expose publicly their private issues. It does not surprise me because we all know how important online reviews are nowadays, and those defensive responses are an obvious evidence of how desperate they are to try and cover up what is really going on.

There are many other beautiful, desirable and affordable mobile home parks, in Davie or other Broward county areas that are managed by kind people that are really concerned about the welfare of neighbors, I really wish that extra money they took from fines would have been invested in the real needs of neighbors, such as security, flooding prevention or more parking spaces (We saw these things get only worse and worse as time went by)

By the way, these issues are well taken care of in other neighborhoods so trust me you can find something better without breaking the bank like we did.

I know they will reply here saying God knows what and denying everything. But I recently spoke with some of our former neighbors and was really infuriated by hearing their stories and how things have only gotten worse and that made me take the time to write this review.

I just hope this helps save some families from making a bad investment with their hard-earned money as we had it happen to us.

It is not only about the money, we think peace is also priceless, and it is the most expensive thing we saw them take away from honest, hard-working neighbors, I hope they read this and stop ignoring the real needs of the people living in...
