Magnolia House is a precious treasure located close to downtown and nestled in a beautiful spot in Franklin surrounded by trees. My teenage daughter found this place online and so happy she did. My daughters and I attended a wedding in TN and we couldn’t have picked a more special place to stay in. The last few years have been stressful due to some family challenges and this place seemed to heal us and give us comfort and rest. Robbie the owner and caretaker greeted us when we arrived with her sweet smile and warm welcome . She told us breakfast is served at 8:30 am and what do we all like. I almost didn’t want to tell her about our food sensitivities but we did and she went out of her way to make sure we would enjoy our meal. Oh boy, did we ever enjoy her baked oatmeal , the sweetest yummy bacon, casserole and French toast. I told her she may not get rid of us if she keeps spoiling. Southern Hospitality is very real and it was so pleasant to sit and eat with the other guests every morning. Table beautifully set with her finest crystal and silverware. It reminded me of my grandmother that used to set her table no matter what mealtime and make everything special. We stayed in the bedroom at the top of the stairs to the right. It was the cutest room with a cozy bed, antique furniture, and my girls loved getting ready for the wedding at the vanity. Anything you need she has it and if she doesn’t she will get it for you. We were able to iron our wrinkled dresses , get my daughter’s pinned and borrowed scissors. We made ourselves at home very quickly. We slept the best we have ever slept with the softest sheets and comforter. The temperature in the room was perfect. The rest of the house is beautiful as well. We enjoyed the sun room and most of all sitting on the porch swinging on the swing at night. It was our first time seeing fire flies and the warm nights felt so good. |If you’re looking to heal your soul , connect with others, understand the southern way and appreciate those simple things in life a bit more come to the Magnolia House. Honestly, have never met someone so generous and polite as Robbie and her family as well. Life would be more peaceful and united if more people would care for each other like she does for her visitors. The first time you meet Robbie she will be family to you. She will go out of her way to research places for you to go , care for you and cook the best breakfast you can have. She is a super woman managing everything and does it with such grace. |It was so meaningful to my girls who needed to unplug from phones and the stresses of life. Only thing I can say disappointing is that our hearts hurt to leave. So, we will have to make plans to come back to see Robbie and stay again. There’s no place like it and it will be forever...

This was our first time at a bed and breakfast and it was everything and more that we ever imagined. Upon being greeted at the door by Mrs. Robbie and walking in we were in awe. The home is very lovely, beautifully decorated and just a warm feeling. Mrs. Robbie made you feel right at home. We visited downtown Franklin that afternoon and ate at the first place Mrs. Robbie suggested, Puckett's, you don't be disappointed. After going back to the house we went to our room for the night. The room was so cozy and peaceful and the bed was so comfortable. The next morning we were served the most delicious breakfast that we are still talking about. We were the only ones at breakfast and felt like a king and queen. We're just sorry we only stayed one night there as we were traveling from Savannah to Nashville. Service and friendliness by the Robbi and Jim, the proprietors of over 25 years, exceeded our expectations. Breakfasts were tasty and beautiful. Parking is easy, safe and just behind the house. We walked downtown and to local attractions. We were exceptionally pleased with our two day stay and believe you will be equally pleased if you plan to stay in the area. A bonus was meeting other guests and making friends. Pricing was competitive, but who cares? This was a great place to stay and no place else in our search came close to our criteria.
