Upon arrival on a Friday afternoon, we were excited to explore Lake Canyon and all the amenities Holiday Inn Club Vacations has to offer. We arrived 30 mins early (3:30pm) to get to know the property, the pool areas, the mini golf and the lobby area. We approached the front desk to let them know that we arrived and expected to get a little more info on the lake activities, but instead the customer service representative, Lean (Puerto Rico) proceeded to tell us the price of the room and how much was expected to pay upfront. She let us know this information by asking for our card and was super eager to charge it ASAP. Then, she informed us that our room wasn't quite ready and she couldn't give us an exact time that it would be ready. (3:55pm). Check in is @ 4:00pm so we expected to wait a maximum of 10 mins. After filling out all the paperwork and waited to see if another room was available, which she was kind to offer, but none were ready, we went ahead to wait for our original room. She then gave us our info and pointed us in the direction of key and parking pickup. She also let us know that we would get a call as soon our room was ready. (4:15pm). We then went to see Sheila to pickup our keys and parking permit and she was super helpful in getting us familiar with all the activities and happenings of Holiday Inn Club Vacations, as well as signing us up for a presentation to learn more about becoming a member and ownership. Of course, the incentives in signing up for this were too hard to pass up, so this made our stay a little more better and gave us peace of mind. Upon receiving our keys and parking permit, were able to walk around the property, enjoy the pools and amenities while waiting for our room. (4:45pm) We loved the layout of all pools and the grill was our favorite! We ordered some food and a couple of drinks then headed down to our villa to check out the area where our room was located. (4:55pm) We parked then realized it was after 4:30pm, we called the front desk to ask if our room was ready before stepping out of our car and they said it wasn't ready. So we walked around the pool in our villa area and they called us back to confirm it was ready after 5 mins. (5:00pm) We loved that there was an elevator to head up to our villa, which allowed us to make one trip and using the luggage trolley, was super easy and fun. We walked into the foyer of our villa (523B) and that took my breath away......the decor and the air conditioned foyer was beautiful and was excited to open our room. We unlocked our door and upon walking in the first glimpse I saw was the hardwood floors, fireplace and amazing view....the blinds were open and very inviting! I was surprised and told my partner that this room is breathtaking!!!! I was excited, amazed and didn't expect it to this beautiful! It felt like a home and taking a look around, we had plenty of everything we needed. (Although the body wash in the shower did run out the 2nd day, this tells me it wasn't a full bottle.) The next morning (Saturday), we went to Granny D's for breakfast, went on a hike at Overlook Park to enjoy the lake view, but was disappointed that the lake levels were low and no one proceeded to inform us. We went to our presentation later that day (Saturday 2:30pm) and Angel made us feel super comfortable and helped us become a member by owning property. The process was a little longer than expected, but we felt comfortable after agreeing to an affordable price in ownership. We definitely enjoyed our stay, but the one thing we noticed that the all pools get super packed after 5:00pm and that made it difficult for us to enjoy them. We traveled from Phoenix to visit friends in this small town, and this location is very convenient as it’s close to them.

The reception staff was pleasant, but the interior of the check-in office felt very outdated and could use some refreshing. We arrived with three very active kids after a day of travel, provided our registration information, and were told to collect our room keys at the next counter. However, at counter two, we were met with a lengthy sales pitch because we aren’t timeshare members. After repeatedly explaining that we didn’t have time this week to attend the timeshare meeting, we were finally given our keys and allowed to go relax in our room.

To reach the villa, we had to drive down the highway, almost a mile trip, making it inconvenient to access kid-friendly activities and amenities. We chose a 2-bedroom villa, which combines a studio and a 1-bedroom unit. The studio has a king-sized bed and big screen TV next to the exterior door, a small kitchen, and a bathroom with a standard tub. The 1-bedroom unit features a full kitchen, a dining table for six, big screen TV and a sleeper sofa with no sheets or blanket provided, so that was useless to us. The bedroom suite includes a big screen TV, large separate bathroom with a water closet, jetted tub, shower, two sinks, and a stackable washer/dryer. The windows have only horizontal blinds and no curtains, so the bedrooms are very bright - even at night. See photos.

The villa definitely needs some updates. For the price we paid, we expected better. There were cosmetic issues like a stove element missing pieces, large chips in the walls, broken bathroom cabinet knobs, and a non-working phone in one of the rooms. At times, we could smell cigarette smoke in the room from someone smoking outside. The most significant inconvenience was the shower, which flooded the bathroom floor every time it was used. Even with the shower door closed, a lot of water ended up on the floor, requiring all of the towels provided to mop it up, which meant we had to wash towels each time the shower was used.

The washer and dryer are small, and the dryer takes a long time to dry clothes. Despite cleaning the lint trap and adjusting the heat, it still didn’t work efficiently. We were expected to wash our own towels during our stay, but they did provide three laundry detergent packets for our seven-day stay.

We were assigned a first-floor villa, and it sounded like the people above us were practicing the 10-yard dash all day and most of the night.

The grounds are nice and well maintained. The pools were not very clean at all. Our kids preferred swimming in the river over these pools due to their lack of cleanliness.

One evening, there was a loud party with excessively loud music at the BBQ grill outside our unit. After a few hours, around 10 p.m., I asked the front desk to send someone to ask them to turn down the music. While discourteous guests don’t affect my review score, the length of the loud jam session indicated a lack of on-premises security making rounds.

Additionally, other guests’ kids pounding on the door and running away late at night woke us up a few times. I love a good night's sleep, and I would sleep better if I weren’t woken up in the middle of the night by a loud knock on the door right next to the bed. It’s baffling that parents would let their kids roam around a vacation spot like this in the middle of the night.

Overall, I feel like giving 1 star is generous. We’ve stayed in much better places for much less. We probably won’t return unless we have no...

This location is a hit or miss. The some of the rooms are ghetto and out dated. The first time we stayed in this resort we had a VERY outdated room and the door scanner was broken and even fell off during our stay. We informed front office regarding this and nothing was done to fix it. It's also important to note that we stayed over Labor Day weekend and their was an extra fee for staying over a holiday weekend which is absurd considering that we are owners. The front office staff was dismissive and rude during this encounter and did not attempt to address any concerns that we had regarding the room or concerns of the way we were treated but they still felt the necessity to shove a owners update down our throats.

The second time we stayed I reserved a stay this past weekend Oct 29. I had my brother-in-law check in for us and the front office lied to him. They booked him for a tour but only told him that he was signing regular arrival paperwork. They did not say anything about a reservation fee but still charged us for it. They even provided the wrong date on a piece of paper that was not even filled out properly. There is NO signature and there was never a confirmation of the tour YET they still charged our card. I have a picture of this paper. This is the second time we have stayed at this location and the same front office staff are the ones we have interacted with. The main woman (I regretfully did not catch her name due to my level of frustration but will get it the next time I have an interaction with her) has been EXTREMELY disrespectful each time and rude. She refuses to help and will say that she doesn't know what else she can do to help us. Each time we asked for a manager conveniently they were never available and we were only given business cards.

The only reasons we come back to this location is because it is close to a clear water lake that is close to our house auxiliary staff is amazing, super nice, respectful, and helpful

I will be honest and say that we signed for more points at this location but let me tell you it had absolutely nothing to do with this location or the front staff! They are less than garbage. The salesman we spoke to was wonderful and the other locations we stay at have been amazing. I mean a timeshare is a timeshare and they're going to do annoy you with trying to sell you a sales presentation but once your already a member this location treats you TERRIBLY. They also lied about being to upgrade us. I only know this because we requested an upgrade and the first two people we interacted with over the phone stated they would be able to accommodate this request in person based on availability and assured us there was plenty of availability. Once we arrived they insisted it was impossible as there was no availabilities but I over heard a conversation the second day we were there that regarding the resort having more than enough room as it was a slow weekend for them due to the cold front coming in. My issue was that I was lied to for such a dumb reason.

Summary: If you want to stay in this resort, building 34 is one of the better ones and even they are damaged (see pictures). Don't speak to front office staff if possible other than checking in and out. If it can't be done online don't bother asking for...
