Visited Z Square to explore the area, here’s my review in separate parts:
Atmosphere:
The 5th floor contains an outdoor garden [refer to photo], it’s kinda nice they made it an outdoor mall, but I feel like this is the wrong place to because Banawe is a popular area for being a food district and thus, there are many motor engines that can pollute the air, and it’s quite not maintained properly.
What it has to offer:
5th Floor - An outdoor garden, not bad, along with Philippines Business Bank Office owned by Zesto, the one who owns Z Square
Fun Fact: Z Square stands for Zesto Square.
4th Floor - Sterling Fitness Gym, other than that, I think it’s either abandoned units or more office units.
3rd Floor - Empty.
2nd Floor - Cai Hok Restaurant, a Chinese Food Restaurant, there was also a Korean Grill Restaurant before but now it’s closed.
Upper Ground Floor - Philippines Business Bank [not the office] a Casino [Bingotainment], and a small clothing stall, also where the former Sumo Niku restaurant was [also closed].
Lower Ground Floor - An overpriced supermarket [Robinsons Supermarket], Food Stalls [Potato Corner and Master Siomai], and LBC.
B1 Floor - Parking Level.
B2 Floor - An abandoned parking level.
My Review:
Now looking at abandoned units of this mall, I see a lot of potential for this mall, if it was more well-maintained, I think it would be much more clean, they should also consider opening more shops/businesses here so more people would come here, but sadly, the rent rate in this mall is expensive, which probably explains why some of the units/restaurants closed. Read moreA very good location at banawe st. but it lacks shops & displays to go around. The Z mall brand name itself lacks the brand power to attract tenants / customer and consumers . Other mall franchise brands even though their shops sells products that are more or less expensive but able to attract wide range of consumers the likes of SM, Ayala, Robinbsons MALL ( not just the supermarket alone ) and greenhills. Others like waltermart and puregold are also well known for class b and c class consumers. Z mall should have tried applying for franchise of said brands, although expensive to apply, but it will attract many consumers on the long run. If not, hey should keep on offering their spaces to other popular and price to reach fast food resto lile kfc, chowking , jolibee and the likes, since all their restos are for class a , very expensive menus. Is their ( z mall ) rental fees are too expensive? Bad management? As to why many commercial companies / establishments are not renting and several shops are closing? Hoped to see it improve since there are no other mall near that area to look around...
Read moreI was in the vicinity of Z Square Mall one Saturday and was looking for a place to park my car. My host directed me to the basement parking of Z Square Mall.
There are at least two levels of parking. The fee is P40.00 flat rate (they might have a different rate for weekdays). The parking area is clean and has sufficient lighting.
Some of the commercial establishments in the mall are Robinsons Supermarket, Potato Corner, LBC, Tien Ma's, Lavish Beaulty Lounge, Illy's Coffee, and SeoulGyupsal Korean Grill.
