This department of Sharjah Municipality is charging tenancy fees in 1,000s of Dirhams but not accepting card payments. 4% tenancy fee + AED 175 typing and filing charging would be more than AED 800+ even if you're staying in the smallest flat.
On contrary, Sharjah National Park which is also operated by Sharjah Municipality is accepting AED 2 entry ticket by card only - no cash payments accepted over there. Why so much disparity in the process?
The tenancy office remains crowded despite having 35 counters and the service is really slow. I collected the token at 9:05am which was showing 9 customers before me but my number came after 40 min.
Moreover, it's not a single-window system which means you've to go to the counter first, then to cashier (to make cash payment), then back to counter to complete your work done. Each counter has their own card swipe machine but it's not being used, not sure why.
The cashier said the newly designed Emirates ID isn't working for them and demanding old Emirates ID which I don't have it as I got the new one last year and discarded the old card that time. They should be upgrading their system if their machines are not reading new Emirates IDs since I assume a lot of people now have the new Emirates ID card only.
NOTE: Remember to carry your old tenancy contract (original) as well as Passport, Visa and Emirates ID copies of yourself and spouse for attestation. Without this, your work...

My recent visit to Sharjah Municipality for a tenancy contract renewal was incredibly frustrating and a complete waste of my time. Having been told to return after five days on a previous visit, I arrived today at 7:40 AM, hoping for a smooth process, but was met with disorganization and inefficiency. After being directed by the receptionist to take a token, which ultimately didn't work, I was then sent to the Dispute section where I was told to get a typing token. I got my token, 4508, at 7:55 AM. To my dismay, only one person was working at the typing counter, while the other staff members seemed to be leisurely eating, drinking, doing makeup, and chatting. This lack of dedication from multiple employees was truly astonishing and unprofessional. When my turn finally approached, the lady at the typing counter called tokens up to 4507 and then inexplicably skipped directly to 4510, completely bypassing my token. When I pointed this out, she simply told me to wait and proceeded to call the next customer, ignoring my rightful turn. This level of disregard for customers' time and the complete lack of organization is unacceptable. Visited on 16th September, interacted with ladies @ counter no. 13, 15 & 10, all were so helpful and cooperative. Submitted rental dispute on rent hike during 3rd year renewal and the favorable verdict came on 29th September; hardly 9 days after filing the case. Visited on 30th September to collect the judgement from dispute section (Building No.5), counter no. 14. The lady was so courteous and professional, and the matter was settled in less than 2 minutes. Further she explained what the next steps are and where to go even without asking. Visited Building No. 01 and renewed tenancy. Only slight delay is at CBD bank counter for payment, as their system was down till 8.20 am.
