Tramway Townhomes — Local services in Albuquerque

WILL keep a portion of your security deposit without cause, and without evidence. On mine, after a 6 month lease they claimed 250 dollars for "touch up" paint on walls that never had so much as a thumbtack in them. This in addition to 150 dollars in cleaning fee on a completely cleaned house on move out. Their guys also moved in appliances after I took possession and caused a TON of damage, which is the only thing I can see the touchup being for (other than the fact that the painting was done poorly to begin with).

Also their maintenance is terrible and the people that put the townhomes together were rather incompetent. My 220v dryer outlet didn't work when moving in, and I ended up having to fix it myself because they wouldn't have someone come out until days later. There was also a light flipping the circuit breaker issue that was never fixed while I lived there. This despite having the "electrician" come out and troubleshoot it.

Over all, ok place to live, but for the price and the guarantee that they'll steal part of your deposit.....find somewhere else if...

This place was pleasant until I received a gunshot all the way through a bedroom which endangered my life. The whole year I lived there, there were numerous gunshots very close that management acknowledged and that they thought they knew which tenant was doing this. Police reports were filed. Upon moving out, my deposit was deducted for repair for that gunshot hole. They also charged me for touch up paint, missing door knobs, and other things that should have been "normal ware". There were no missing door knobs and the paint was so cheap that anything would leave marks. I left the place as clean as the day I moved in. This place is a rip off. They are making money from tenants' deposits. I would not recommend this place at all. It was not safe and the management is terrible! I am currently filing a law suit for the gunshot repair. My advice...DO...

I have called Tramway Townhomes home for a little over a year. I love that the units are energy efficient and have higher end finishes. Any minor issues that I have ever had, have always been addressed right away. I would recommend Tramway Townhomes to anyone looking for an adorable specious place to rent in...
