We worked with Jason and the Small House team from end-to-end to build an accessory living space (Guest House) in our backyard. We started with the design team -- designing exactly what we wanted. We designed a living space, kitchenette, office nook, guest bedroom, and bathroom. We added a workshop/storage area on the side too. Total of 870 sq. ft.

Jason came on-site and was very knowledgeable. He walked us through all the considerations and challenges of building in a tight lot within Austin city limits. They delivered a custom design with all the appropriate engineering and site documentation to allow for permit approval in Austin.

We then contracted Small House to build the structure. They were a one-stop shop. They handled everything from the permit approval and city inspections to managing the entire build, start to finish.

Project managers were great. High-quality work, and the build was faster than expected. Little elements here and there were handled so easily. The team was so responsive and just overall great partners.

11/5/24 Hi Jason, I'm shocked to discover your hostility toward me, a client who's currently under Small House Solutions warranty. I only asked for a contact information, you could just reply to the email and say no. Last email you sent me literally says "I really love you and xx as people and really enjoyed working with y'all so much..." I don't believe an "unprofessional disrespectful" client would receive such feedback.

I'm very confused as to how I have dealt "unjustly" toward you? Everything was carried out according to contact, when there were any disagreements we had discussions and reached to agreements. I even agreed to pay a 30% Small House Solutions coordination fee that wasn't included in the warranty section of the original contract, later amended by you. You're a professional company, if you had experienced any "unjustness" you could have stopped the project at any time.

Please kindly confirm that Small House Solutions has warranty obligation to us until 2029.

Quality work on a budget.

Small House Solutions converted our garage to an office/family room/laundry room. We were very happy with their work: the construction was very high quality and they were mindful of our budget.

They demolished, poured concrete to level our floor, framed out and installed a new door and four windows (including the masonry work needed for the window installation), installed insulation and new drywall, painted, stained the concrete, and installed a tankless water heater (among other things).

In both planning and execution, the team considered our budget and made significant compromises to stay within that budget. Even as plans shifted mid-project, we were able to hew closely to the initial quoted price.

Specifically, I'd like to praise the construction manager Luis. He managed subcontractors well, communicated via text responsively, and delivered high quality construction work. Luis showed competence and ingenuity while working through the few issues that arose during the project.
