RODENTS AND BUGS!! House had mice... we saw one in the kitchen...so gross! Then found traps around house, so clearly the owners and rental company knew of problem... but still charged full price and gave a very small refund. Rental company sent their service guy to lay more traps. Home also had cobwebs and bugs everywhere we had to clean to get rid of spiders and bugs on the wall....rental company said all the houses in the area have mice and bugs. I highly doubt the homes that are taken care of properly will have such a problem. We had to clean up all the bugs and spiderwebs throughout the house ourselves to be able to live there for the week. Meanwhile we were told that cleaning people were just there before we arrived. There is no way anyone would miss the webs and bugs all over the walls... and no way they formed the day we arrived.
ODOR!! Also Very bad odor of Dog in the entire house....it was almost unbearable. I get that they rent to families with dogs but the place should not wreak of dog if they would clean.
The home came with outdated and dirty kitchen appliances (Pots and pans were all scratched so toxic to cook in them) that could be health hazards in addition to the health hazards of the mice.
We had traveled far and there was no availability elsewhere for us to leave. Although they offered for us the opportunity to just leave... Owners and rental company did not disclose mice problem or we would never have rented the home since we had small children that could get sick from rodents. They should have offered a full refund or at least 50%. We stayed out of the house as much as possible to avoid the health hazards.... which is why I think a fair refund, not the $200 they offered, should have been provided. I think it was bad business practice. It’s fine to protect the owners of the rentals, but be fair to the customers that rent. We barely stayed in the rental because if the issues described above.

Read moreWe did a seasonal rental during the winter of 2018. The house was okay upon our first visit. It had good bones and enough room for my skiing family. (BANJO property in Thornton NH) The house was jammed packed with the owners personal items. Leaving little to no room for our ski gear. Gail said she would handle it before we started moving our belongings in. It was not taken care of. The owners tooth brushes were still in the holders, and dirty laundry were in the hampers. Not to mention the packed dressers and drawers. Gail and Kathy had a crew come in to "pack" up their belongings, but this was three weeks into our lease, and their junk seemed to still be everywhere. We were told that the current owner was locked into a propane rate. We were not told what that rate was, just trusted that it was some what of a good rate. It ended up being double that what it should have been. Double then all the neighbors up there that live year round. Double then it cost us to heat our home. Even a worker at the company said, wow that's a high rate. We couldn't get out of this rate because the owner was "locked" in. The owners were unreasonable with little to no explanation. The gas fire place broke middle of January and was never fixed, and the house was infested with mice. We felt very taken advantage of, and Kathy and Gail did little to nothing to ensure this a positive experience. We now rent with Franconia Notch Vacations, Cort the owner is hands the down the best to work with. Incredibly knowledgeable, friendly and professional. I know he'll have our back! We first started renting out last year with one of their competitor's, a larger national entity, that sold me on effective and responsive communication as well as a plan for marketing and elevating our listing to maximize revenue. Our experience was quite the opposite - numerous phone calls and emails not responded to (both by us AS WELL AS TENANTS MID-STAY), tenant damages that were never addressed, and a continual stream of excuses as to why they were not living up to their promises. They also low ball the nightly rate so as to increase number of nights to 'improve our position within the algorithms...'
AMR has been everything we had hoped for and then some . . . nice, friendly, helpful staff that communicate effectively and rapidly, pricing that still gets us plenty of rent but not at the sacrifice of low-ball nightly rates, and so many other great qualities . . . I was considering giving up rental because of the hassles endured with the prior property manager, but now that we are with AMR, I am very excited to see how our beautiful little home can continue to generate revenue while not adding additional stress or challenge to my plate!
