One White Oak seemed so very promising when we first signed our lease a year ago. It was brand new, we were the first people in our entire building, and everything seemed superb!
Fast forward to a year later - the interior of the apartment has deteriorated. The side wood paneling in our bathroom has detached from the wall. The paint is peeling. Even the door handle on the front door is crooked and coming apart.
The bugs in the apartment are atrocious. Centipedes are found everywhere, no matter what season. After calling maintenance to have an exterminator come re-spray, we found out that, yes, we pay each month for pest control, but you have to “request” it every single time for anyone to come out and actually do anything about the bugs.
More than anything, though, is the front office. I understand that there is a transition taking place with management. However, the tenants of this apartment complex have been dealing with a severe lack of communication for several months now. Just in the last week alone, we have received a new “valet trash” service. These trash cans just showed up at our doors. There was no email sent out about what it was, if we’d have to pay, or even how it worked (pickup, etc). We called to speak with someone about it, however we have been met with only the voice mailbox with no return calls or emails. Today, I found that the pool was closed, which meant that the gym was also closed, as they are in the same amenity area. Again, no emails, no phone calls, not even letters in our doors or mailboxes about this. Nothing but a sign on each of the gates along with zip ties around the gates to ensure no one gets in.
Finally, my husband and I had been attempting to transfer in to a two bedroom since June. At first, we were met with a $700 transition fee, which we were told was so “the apartment could be professionally cleaned.” However, we know this could not possibly be true considering we were told that was what our security deposit was for when moving in to the complex. On multiple occasions, we were promised a two bedroom apartment and that someone would get back to us on moving forward with the transition, however no one contacted us for a solid two weeks (plus some), and then us having to reach back out to them, we were told that the apartment had been taken by someone else. In the last week, I spoke with the office manager over the phone at 3:00pm about an available apartment and then proceeded to leave work early so that I could get to the office before they closed and speak with them in person. At 4:00pm that same day, I was told that another employee had rented that apartment out, but there was a lady that was supposed to be moving in October, so the office manager ensured that she would call to “ask if she would be able to move out earlier.” We had also been promised a $500 Visa gift card if we resigned any lease. We were then told that it was only for tenants resigning a lease for a one bedroom apartment. Then, after deciding not to deal with the office any longer and staying in the one bedroom, the front office told us that the gift card was a special for resigning in November.
Do yourself a favor. Do NOT pay $1300 a month for a one bedroom apartment and subject yourself to living in this apartment complex and dealing...
Read morei just moved out of the one white oak apartments, i was a resident for two years. i would definitely not recommend these apartments to anyone. when we first applied they leased us a first floor apartment, move in day when we went to get our keys, they said the previous tenant decided to renew and now we have a apartment on the third floor. the management changed so many times during my time there i can’t even count or tell you how many times. it seemed like every time i went to office/called the office there was a new management team there. no one ever stayed. the only ones who do stay is the maintenance men, they’re nice and all but never come. my dish washer broke early august maybe the end of july. i put in two maintenance request online and even called the office about this. they never came out and fixed this issue. i moved out the end of october and my dish washer was still broken. this isn’t the first this happened, it’s like the maintenance request never go through. the valet trash was nice but it wasn’t consistent as promoted. and the luxer package system was awful also. we got packages that said they were delivered with the locker code and when opened it was empty. we also had amazon packages just laying in a box full of other amazon boxes just on the ground. anyone could have stolen it! not very clean apartment complex either, it’s supposed to be a non smoking apartment complex but while walking my dog. i found many cigarette buds in the grass, along with dog poop everywhere. also the gate breaks down a lot so i never really felt safe there. between awful management and everything that happened with us. i would not...
Read moreI absolutely love living at One White Oak Apartments! The community has so much to offer, from modern and spacious floor plans to top-notch amenities. The apartments are beautifully designed with gourmet kitchens, granite countertops, and plenty of storage space. My favorite part is the private balcony—it’s the perfect spot to relax after a long day.
The amenities here are exceptional. The resort-style pool is a highlight, and the fitness center is well-maintained with all the equipment I need for my workouts. The clubhouse is a great place to hang out or work remotely, and the pet park and pet spa are a nice touch for pet owners.
The location is another big plus. It’s close to great shopping, dining, and local attractions while still feeling quiet and tucked away. The staff has been friendly and responsive, always willing to help with any questions or concerns. Also, it is very convenient for work, due to the close proximity to GA-400, which is useful for commutes to the Atlanta-Roswell-Sandy Springs Metro Area.
Overall, One White Oak Apartments provides a great balance of comfort, convenience, and luxury. I highly recommend it to anyone looking for a fantastic apartment community in Cumming, Georgia!
The maintenance staff are very helpful and help fix many different maintenance issues without hesitation. The management staff is also just as extraordinary, and they are very positive in every aspect. One of the employees, Brooke, is so nice and she hosts a lot of the fun events.
