Oh how I have waited for this day.... Just moved out, and onto a better life after living at TAVA WATERS. Lived here for 2 years in one apartment and 1 year most recently. Please enjoy the review below: I spent a year here most recently, and let me tell you, it was like living in a wildlife documentary... if the animals were all trying to take over the building. First, let’s talk about the mice... Yup, the mice. I personally caught and killed five, and I’m pretty sure they were forming a union. The pest control guys the complex hires are the nicest folks on earth, but even they admitted that there were over 100 mice complaints/tickets. One even said, "I wouldn’t live here if you paid me." So, there’s that. Please feel free to look at the pictures of all the mouse droppings... Also when I took out one of the light fixtures in my kitchen ceiling, I was rained on by mouse droppings.
Then there are the squirrels... IN THE WALLS. That’s right, they’ve made themselves right at home, scratching and eating inside the walls 24/7. It’s like living in a horror movie, except instead of ghosts, it’s just squirrels hosting an all-you-can-eat buffet in your drywall. It sounds funny, but after hearing it constantly for a year, you can imagine it was one of the worst experiences ever.
And let’s not forget about the spiders/bugs. They were everywhere. I’m pretty sure I was paying rent for the spiders too, because they had equal ownership of the place. No matter how much we cleaned, or sprayed bug spray etc...it didn’t help. It was like they were just... living their best lives in the drains, corners, and pretty much anywhere else they could make themselves comfortable.
Oh, and let’s not forget the building that caught fire. Yeah, you read that right—caught fire. It’s still standing there in all its ashy glory.
The office staff? They’re nice...enough. In the way that people are nice when they know they’re powerless. They’re emotional punching bags for residents, and management clearly doesn't care about the well-being of the residents or them or the actual property. I’m pretty sure they get more complaints than the IRS. That has got to be taxing. So, no, don’t expect much help from them. Also, don't catch them on a bad day because they will fight back with rudeness or callousness driven from the lack of management support.
Now, onto the gym: it could have been the best part of the complex... if the last time they cleaned it wasn't when the Denver Nuggets drafted Carmelo Anthony. It is covered in dust and grime, and possibly alot of abandoned sweat stains from decades ago, just accumulated and caked into equipment and floors. If you want to expose yourself willingly to staph by just walking into the gym, then this your place.
And the pool? Oh, the pool.... It sounds nice, right? Well, it’s closed 90% of the time, and when it is open, it's taken over by people who treat it like the loudest, most disrespectful party zone in town. If you’ve ever wanted to experience what it’s like to attend a quincenera... every day of the week... this is your place. It is a day care for kids and water world for other people that DO NOT EVEN LIVE THERE. Fantastic oversight by the property....
Also, the price? They change it every day like it's a game. "Market demand," they say. But really, it’s just price gouging, and frankly, it illegal collusion with other shady apartment complexes to squeeze every last dime out of you through algorithmic tools that should be illegal. Sure, I'd love to pay 150 bucks more a month because "prices go up on Wednesdays" (a direct quote from one of the leasing agents). When asked why she said "the computer tells us what we can charge".
In conclusion, do yourself a favor: read the reviews, look at the pest control tickets (because you can ask and check every ticket on your place even from previous tenants), and RUN. This place earns it's floor of a 1 star rating and grabs a shovel and continues to dig. I'd rather swim with the CARP filled in that disgusting lake at TAVA waters then deal with the mess this...
Read more‼️ WARNING ‼️ My wife and I lived at TAVA Waters for two years and recently moved out. While the property grounds and location seem appealing at first, the management and accountability structure are deeply broken. This review is meant as a clear warning to anyone considering moving here.
Over the past year we experienced persistent, disruptive noise disturbances from the pool and community areas adjacent to our unit, often all day and nearly always late into the night. Some folks in the community and in these reviews categorize them as “ragers” with upwards of 30-50 people drinking and playing unreasonably loud music. We personally documented several of these incidents through written complaints, videos, and direct reports to both TAVA management and their contracted security service, Oculus Security. Despite this extensive record, management repeatedly failed to act in any way to limit the noise and impact on us personally and others as residents.
TAVA consistently responded with excuses, claiming it was “difficult to identify residents after hours,” “a staffing issue,” “supposed to have pool attendants but didn’t get any”, or “outside normal business hours.” Meanwhile, as a property they should have full access to badge data showing exactly who enters the pool, community center, and grilling areas during these times along with what can be assumed are CC TV cameras in these locations. Even with this information, they rarely followed up or never enforced any of their own rules.
When we became fed up in August, we were advised by management to file a formal lease release without penalty request due to these ongoing disturbances. We did exactly that, submitted detailed documentation, timelines, and evidence, only to have our request ignored for nearly a month after repeated written follow ups. We personally had to visit the Resident Services office multiple times just to get acknowledgment that the request was even reviewed, then had to push to have it escalated to Michelle (Tava Community Manager). When a response finally came on October 3rd, our request to terminate the lease without penalty was denied.
To make matters worse, we later learned in a follow conversation that Michelle (Tava Community Manager) falsely noted in our resident file that we were offered a different unit as a “fair resolution” and that we (my wife and I) denied that offer. ⚠️ This is categorically false. At no point were we offered, verbally or in writing, a transfer or alternative unit. It’s prudent to note that we have recorded every in-person conversation with a resident services or leasing agents, and none contain such an offer. Importantly, this false documentation was then used as justification for denying our lease release without penalty and they still would assess us the $2,285 penalty fee.
We remained patient for months, giving management every opportunity to take the situation seriously. Instead, we received dismissive responses, shifting explanations, and no concrete solutions. Only after continued inaction and even misrepresentation in our file did we decide to still relocate early to be done with their mess and cut our losses. The cost of our mental health, stress levels and well-being overrode in our case. Many are not so lucky to even have that choice, financially, which is why this is so seriously concerning to us.
To prospective Tava Waters tenants: • Be aware that noise and rule enforcement are poorly managed, even when documented. • Communication is inconsistent, and formal requests often go unanswered for weeks. • Records may be inaccurately documented, which can impact your ability to resolve issues fairly. • Management appears more focused on deflecting liability than maintaining livable standards defined in their own lease agreements.
I take no pleasure in writing this review. After two years and many good memories with neighbors, we had hoped to leave amicably. Unfortunately, TAVA’s leadership left us no choice. We’re sharing our experience so others can make an informed decision before signing...

I moved here at the end of December 2023, and I did my walkthrough about a week before. I should've known something was up when they couldn't show me the actual unit I was moving into--they could only show me a model that looked like it.
Fast forward to my move in date. There's a laundry list of notes that I had to leave on issues with the unit during my first inspection of it. Among these items is a huge gap between the bottom and side of the front door and the frame, and there was obvious water damage in my storage unit coming from the ceiling. I put all of these items on the list and was told they'd be fixed ASAP. The deadbolt on the door was adjusted, but there are still gaps at the bottom and side of the door and the frame, and the water damage in my storage unit wasn't fixed until I called about it and showed up at resident services 5+ times and about 7 months later. There are obvious communication issues between resident services and maintenance, and maintenance hardly ever comes out to actually review the issue prior to finding a "solution."
Next, late May brought a huge hail storm. This storm caused a water intrusion issue along my long side wall which resulted in my carpet being soaked anywhere from 1-4ft inward all along the wall. The storm wasn't their fault, so I wasn't upset that it happened. What pissed me off is the fact that I advised them of the water intrusion issue (a lease-violating issue on their end per CO law) the very next day they were open, but I then spent the next 2 months calling and going back to resident services to fix the issue they kept saying they were working on. Their final solution (after promising contractors would come out to fix it) was to send maintenance out with a tube of caulk to use on the outside of the apartment along the wall and on the inside of the apartment. I was told "guess we'll have to wait and see if it works" and that was it.
A mix of the first two issues caused the next one, which took almost 3 weeks to get "resolved." The door gaps, plus the gap/water intrusion spot under the wall, caused a ton of bugs to have access to my apartment. Among these bugs were several brown recluse spiders. I went to resident services to get on the schedule to have Pest Control come out and spray the property. Easy enough, so I thought. Resident Services told me twice that "Pest Control said they already serviced your address." Little did they know, I have cameras that run 24/7 in multiple places facing outside and inside my house. No one ever came and sprayed. Almost 3 weeks later, they finally came out. I'm still getting a ton of bugs in my apartment.
For the aforementioned issues, I have taken numerous days off of work to meet contractors and maintenance people that never showed up when they were supposed to. I reached out to some manager named Art and demanded compensation for the work time missed for failed appointments on their end, plus for the 2 months of paying full rent in a legally uninhabitable residence per CO law. I'm pretty sure that whole request was ignored since Art is "no longer with Tava Waters," and I've yet to be contacted by his replacement.
Finally, the straw that broke the camel's back... I pay about $1,850 a month for rent, plus another $100 a month for a detached garage. Earlier today, Tava Waters residents were informed that, despite the already high rent prices, we would have to use Park M parking services app which runs $10 a month. It's not that expensive, but you still have to pay $10 a month to park on the property even if you pay for a garage, which is literally me paying to park in a spot on the property. To add insult to injury, they just finished fixing the main gate following its 8 month closure.
This place is a joke. The only upside to this complex is the fact that there's a lake with a path around it, and that the gym is decent. Otherwise, all you'll experience is...
