Okay. Itâs time. I lived at UV Fullerton from Fall 2022 to Summer 2024, and I would not wish the experience on my worst enemy.
Save yourself the hassle, sleepless nights, wasted money, headaches, tears, and nightmares. Live anywhere else. Live at home if you can. Living on campus would be better. Do not live here.
(Oh, and those positive reviews? Notice they are from years ago, often written by people who have never lived here, just toured, or by parents. Read the ones from recent tenants to see the real story.)
Why You Should Avoid UVF: Lack of Parking: The complex had no parking system and left residents to fend for themselves. From the start, my paid space was often inaccessible due to unpermitted vehicles, fake permits, cars in fire lanes, and construction vehicles. This directly violated my lease and parking addendum. Many nights, I sat in my car until morning waiting for a spot. Numbered Parking Spots: Management emailed for weeks about a new numbered parking system and told us to use assigned spots. When the time came, they did not finish the job and did not tell anyone. The result: even more chaos, with people parking anywhere, fake permits included. Security: Once management announced there would be no security, illegal parking and package theft increased. Electrical Breaker and Maintenance: Our unit had a hole in the wall around the breaker for over nine months, covered only with painterâs tape right next to a sink. The hole was created with just one dayâs notice. Every work order we submitted was deleted, with the excuse that âthe city must handle it.â Ignored Repairs After Break-In: Our window was broken in during a party in the quad. Multiple work orders went unanswered. No one was held accountable, and an investigation was denied. Complex Maintenance Issues: Large holes in building exteriors were covered with loose plastic that blew off in the rain. Construction crews left tools and debris on sidewalks, creating hazards. Package Thefts: Theft became more frequent after security was publicly removed. Promised Package Room: The âsecure package lockersâ advertised during tours and on the website never opened. The space is now a filthy storage area. Mail Room Negligence: The mail room was constantly dirty, and we often found all mailboxes open despite being locked by tenants, which could indicate possible mail tampering. Laundry Facility Problems: Machines were often broken, and management told tenants to call the laundry company themselves (who rarely answered). Dryer lint screens were clogged, floors filthy, and lint was vented outside into wood chips, which is a fire hazard. Gate Access: One gate stayed broken for months, and the other was always open. This is not a âgated communityâ despite being advertised as one. Fitness Center: 2/3 treadmills were broken for extended periods, along with other equipment. Poor Community Upkeep: Dog waste and trash littered the property regularly. Unresponsive Management: Voicemails promised callbacks within 24 hours, which never happened. Emails went unanswered. In-person communication was unprofessional at best. Tenant Conduct: Loud parties, smoking, and constant noise was common. Code Violations: Lack of heat is illegal under California law. Persistent trash and debris attracted vermin, including a possum under our window. City of Fullerton Code Enforcement and the Fire Department cited multiple violations, some still unresolved at move-out.
Management's Response I attempted to resolve issues at every step through emails, calls, and in-person visits, but my concerns were not addressed. While Taylor and Bailey were courteous at first, their treatment toward me changed after I contacted the office more frequently. I found their conduct to be unprofessional and unhelpful. I requested written acknowledgment of the issues, but I was ignored. After Code Enforcement became involved, I ended my lease early. Management still attempted to charge me a fee.

   Read moreI've stayed here for the last 2 years of my academic years, and I guessed there some okay side and downside to it.
Okay Side: the distance from here to campus is very close. 2 min away with driving and maybe 10-30 minutes walk [depend on your class building] during the actual school year, the office does respond pretty quick with the ticket submissions request. they do try to resolve it within a week or so. *depend on the apartment building ig, but the one i've stayed in wasn't so bad - didn't see any mold or damages. Maybe a few bugs that crawled out a couple time.
Downside: DO NOT blindly trust the staff's word. It better to have a conversation recorded or memorize time + date and the person name. This had happened multiple times with empty promises like the parking situation. Full story: I was promised parking before signing the lease by a staff name Jessica. But then when the lease started, I realized that I was not even on the list for parking. I went back and talked to Jessica; long story short, she promised to put me in the waiting list. Guess what-- she didn't -- and she left the team too. I had to walk straight to office 3 more times just to get on the waitlist for parking. When it was time for the renewal, they promised to offer it for those on the waitlist first. Yet, I never received a phone call. I had to call in and Chris (i believe he also left) helped place me on the parking list.
*Not enough parking spot. Even with the rules tolling away being implemented, you will have to hunt for parking if you have late night classes.
*They don't answer the phone. You can only corner them if you walk up in office.
*For those who plan to renew the leases, they change the key to the apartment door without informing you. When you want to change your key, they say they don't have it ready and you'll have to wait for the keymaker to do it. [which is dumb as they should have make new copy ahead of time for those who renewed]. Sometimes, they make an excuse and tell you to come back another time and they'll have it ready. Surprise---they won't have it ready. The method to pressure them to get it done is drag your entire family up and sit in office---that will get them to get it done.
*The students who bring pet here, some doesn't know how to clean up after.
*First year I've stayed here, there was lots of party - the biggest one was during Halloween -- where drunk people will knock on your door. Second year, surprisingly---there wasn't many? ---There was one that happened during one of the weekend, where trashes were left everywhere as an aftermath.
*The amenities are meh. They charged us for amenities for almost 1.5 years when we don't event have accessed to it. It wasn't until the last term or so where it was...
   Read moreDo not move here!!!! University Village is a joke and I wish I could break my lease. First of all the management is awful and has not helped me with any problems I have had so far. I've been trying to get the parking I was promised months ago but I can't get through to anyone and management says "they're still figuring it out." But threatening to tow cars leaving me with nowhere to park even though I live here and was told I would have parking before I signed my lease. My apartment has some sort of bug problem, all of my roommates and I have bites all over us, and a friend of mine who lives in a different apartment has the same problem. Countless apartments here have leaking issues where water from upstairs units floods the apartment, it happened to my apartment, they barely fixed the ceiling, and it ruined hundreds of dollars worth of food (which they won't reimburse me for). The furniture in the model apartment is NOT the furniture your real apartment comes with (even though they will lie and tell you it does) your apartment will come w bad furniture. They're very inconsistent w units, I was promise overhead lights and ceiling fans like some of the other units have, but instead my apartment HAS NO LIGHTS or air flow in any of the rooms. Not to mention the construction that is going on which prevents any of the resident from getting the amenities WE PAY FOR like the gym or the study center. The construction makes getting through the parking lot extremely inconvenient and it makes the entire complex trashy and loud. Another issue on the never ending list of things wrong w the UVs, they enter your apartment without any notice (which is illegal) So I woke up to a man in my apartment and as a teenage girl all alone that was scary. And when I complained about it they lied and told me they had sent me notice (I checked my email, front door, and phone logs and I had absolutely no notice from them). They sent a notice A FEW DAYS LATER which makes me think they knew they never sent one out. I'm so over this complex and I wish that management would do something to help out.
