This was our first time staying in Anita’s Cozy Mountain Cabins. While the views were absolutely breathtaking, we immediately noticed several issues with the cabin that dampened our experience.
On our first night, we were in the hot tub when a bear walked up to the porch, which was both fascinating and a little nerve-wracking. We actually saw a bear almost every morning during our stay, and seeing the local wildlife was one of the highlights of our trip.
However, the cabin itself had many problems. When we arrived with groceries, we discovered that the pantry was dirty and filled with loose rocks falling from the fireplace. We soon realized that this was where bats were entering the cabin, as we found them flying around the living room at night. This made it difficult to sleep, as we had to check the rooms every evening to ensure no bats were inside. Unfortunately, Anita seemed unconcerned when we mentioned these issues.
The “Dancing Bear Cabin” also had numerous maintenance problems. Instead of repairing broken items, the owner left typed notes explaining how to use them despite the damage—for example, instructions for flushing a toilet with a broken handle or locking a door with a faulty knob. The water pressure was extremely poor, making it impossible for two people to shower at the same time. Also, the lighting in the bathrooms were terrible because the lighting fixtures are installed upside down.
The beds were uncomfortably hard, and I had to purchase a mattress topper just to sleep, which Anita seemed to take issue with. The washing machine smelled like mold, and the dryer made loud clanking noises that made it impossible to run overnight. The pool table had holes in the pockets, causing balls to fall onto the floor. Overall, it felt like we were paying a premium price for a property where very little is reinvested in maintenance.
The outdoor areas were also neglected. The windows were dirty, cobwebs covered the porch, and the patio furniture was so filthy that it left stains on our clothes.
My husband always carries a large, unopened bag of dog food in our truck for feeding strays. On our way home, we had far more items to pack than we did when arriving, and we couldn’t even close the truck bed cover with the dog food inside. Since the outdoor garbage bins were already full, we decided to empty the dog food at the end of the driveway, away from the house.
We had no intention of attracting bears. We assumed that some wildlife might eat it, but it was simply a practical decision to free up space—not to lure animals onto the property.
Later, I received a rude text message from Anita, and she even posted insulting comments about me on her Facebook, calling me “stupid” or "you can't fix stupid" over the dog food incident. This behavior was extremely unprofessional and left us with a very negative impression of the host. I had already left a decent review on of the cabin on VRBO because it is beautiful in spite of the flaws but dealing with the owner is a nightmare. Apparently others have had a similar experience with her.
In short, the scenery is beautiful, but the cabin is poorly maintained, and the host’s attitude is unwelcoming. For the price, we expected a far better experience.

However, after you publicly criticized me on social media over the dog food incident—which I apologized for and even paid you an extra hundred dollars to resolve. You’re also lying about the supposed urination issue because you have nothing else negative to say about me besides the dog food. We didn’t host a frat party; this was a family vacation. Nobody urinated on beds. You told me that the previous guests had encountered a raccoon eating their food on the kitchen counter, which had entered through the back of the fireplace where rocks were falling off due to the house settling. Read moreCozy Mountain Cabins are extremely clean and personable. It makes you feel like you are in a home away from home. I understand some guests sign rental agreements before reading all of the print, but rules are rules and policies are polices for a reason. You wouldn't sign a sales contract for a car or house without reading would you. If cancellation policy says you only receive half back if cancelling within 24 hours then that is what it is. If you do not like the contract policies then do not stay in that place. That is why I recommend purchasing insurance on stays. It covers you when you have a change of plans. With that being said, Anita was very professional and communicated very well throughout my stay. I have stayed in about 12 of her cabins and will continue to do so. Her prices are relatively comparable or sometimes cheaper than most places around the Gatlinburg area. Most of her properties are away from the main towns, which is nice because it provides piece and quiet and traffic is minimal. Not only does she manage the properties, but cleans some of the cabins as well instead of outsourcing a contracted company. To me that is what adds a personal touch to the stay. I understand some people are disgruntled when things are broken during their stay and they have to pay for them, but that is how it goes. You break you buy. Every time I stay in her cabins, everything is in working order. There have been times that a hot tub or something in the house stops operating, but those are uncontrollable events. You can't expect things to work all of the time. I notified her once something broke, and she had someone come and fix them right away most of the time. Sometimes maintenance personnel are not available right away and it takes times to fix things. Things like hot tubs, dishwashers, washer dryer, etc are not emergency situations, so sometimes you have to do without. I guess once you experience not having everything in life, then you will appreciate the little things. If it was cold and fireplace or heater went out, then she fixed it right away. Read moreRecently had my first rental experience with this company. My contact for this visit was "Anita". I could tell from previous reviews and how she answered me directly, that Anita is not the best communicator. However, I did my best to just let it go. I have been coming to this area on vacation for over a decade. I have a five star rating as a guest on both VRBO and Air B n B.
PRIVATELY, I message Anita with a few heads up. Now. I spent over $2500 on her property. So. I did expect things to look like the pictures and work. The cabin had a smell. A toilet was broke and running constantly when we got there. Several lights out. Etc. While nothing was earth shattering, we did reach out to Anita. She said she came in and fixed the toilet. She didn't.
So, when the time came to review the property, I did. I gave an honest review but still gave her five stars as I know how important it is. What did Anita do? She acted like a child. Not an adult manager who should be able to handle constructive feedback. She marked me a 4 stars on everything. Cleanliness. Communication. RULES.
I took pictures of everything broken. And of the place as I left because I just felt, based on her previous communication style, that she would do this. And she did. Based on reviews on Facebook, this page, as well as previous VRBO reviews, this appears to be her thing. Aggressive and argumentative.
It was just my husband and I in the property for 6 days. We did not use the stove or the dishwasher and barely used anything provided. We brought our own stuff. I wiped down everything before leaving and followed ALL of her check out procedures. Yet. She still gave me a four stars. It is my belief this was a retaliatory review because I merely pointed out some issues in the cabin.
Rent cabins from them at your own risk but pray that everything is perfect, because if not, Anita will surely ding you for it. Anita needs to not be in this business and I will NEVER rent from this company again. There are far FAR better companies in the Gatlinburg area to choose.
Giving them a three because the cabin itself was unique but the management company leaves a lot to be desired.
