When we moved in, the carpet was already dirty and clearly needed replacement, so we responsibly put in a maintenance order documenting the poor condition. Despite having this documentation proving the carpet was damaged before our tenancy, Grand Summit Apartments still charged us for carpet replacement when we moved out. When we disputed these charges and provided our documented proof of the pre-existing damage, they finally removed the charges - but only after we had already been sent to collections. This property management company clearly tried to extract additional fees from us for normal wear and tear and pre-existing conditions, then uses aggressive collection tactics when tenants move out

I signed a 12-month lease here. During the winter my heater wasn't working at all and I had to call and nag 3 times to get the heater fixed. They kept coming over to fix it but would leave and say "nothing is wrong." Finally they found the problem and repaired it, but in the meantime I froze. My 12 month lease is up and I called to find out how much notice I needed to give before I left at the end of my 12-month lease. They require a 30-day notice, informing them you will be leaving at the end of your lease. This seems very silly to me because if you don't leave after 12 months you would have to extend the lease, so if I don't notify you that I'm extending the lease then of course I am leaving, right? That's not the end of the world but I called and I was lied to and misled by one of their employees. The girl I talked to said that they didn't need 30 days notice, and that was more of a technicality. She said as long as I let them know by April 20th, 2014 that I would be OK. So I continued to make other living arrangements and just recently went to let them know I'm moving and they had a form I had to sign. I was just informed I would lose my $500 deposit because I didn't give them enough notice informing them that I was leaving my apartment. Keep in mind, it's a 12- month agreement. I am NOT leaving early or breaking my lease early, I'm leaving as scheduled and agreed to!! And the deposit is called a security deposit to protect the complex from damages and misuse of the apartment, or in case of eviction! Not for leaving on time! This is stealing $500 cash from me!! I even called in early March and their own employee misled me and lied to me. If I would have been told I need to fill out paperwork and give them written notice that I'm leaving then I would have given them 30 days of written notice, of course!! I'm not breaking my lease and had I not been lied to then I would have given 30 days written notice and none of this would be happening. This is Grand Summit Apartments fault, not mine. Their staff members were nice to me at first when I moved there, but now they are rude to me every time I call or try to get help. They all try to be very vague and never answer a question straight. Just terrible customer service and a shady way to do business. This is unethical and I hope nobody ever rents from here and they go out of business. Don't rent from here no matter what. They never plow the driveway even and the driveway is steep and there was ice on it and people were always getting stuck. The gate doesn't even work 90% of the time so there is no protection. Grand theft auto happened at the QT down the street, it's not a safe neighborhood. I'm also extremely clean and I'm leaving the apartment in immaculate condition. There is no reason that they have to steal my money! They have to clean it and inspect before they can show it to future tenants anyways, so it's not like I cost them money by losing future business for them. None of it makes any sense. I'm so angry at this point that all I can do is warn others not to do business...

I rarely put one star, but Grand Summit apartments goes beyond bad apartment management and turns into a bait&switch slum-lord nigtmare.

The apartment they showed us was on the ground floor and was immaculate and well-maintained. The gym and pool were really nice. The rent was totally reasonable so we put down our deposit. A week later we show up with all of our belongings in a U-haul truck and get there and they can't find the keys. 20 minutes later they find the keys and then tell us we'll have to pay from the beginning of the month, because "that's standard" and when we move out we'll have to move out a week early and keep paying rent til the 5th of the following month. They called it a 'bulk lease'. They refused to prorate the rent, wanting us to pay for 14 days we wouldn't be occupying the apartment.

I wasn't sure what to do, they had me bent over a barrel, my family was tired from packing and moving, so I was about to agree but I decided to ask to see the actual apartment they assigned us first. The apartment lady refused. Desperate, I decided to bluff and pretend to walk out and finally she caved and agreed to let us see it.

So we get there, and omfg, I can't describe the smell. It was putrescent. A mix of some kind of industrial chemical solvent mixed with something else foul, like cat urine. I don't want to exaggerate, but it was toxic. We couldn't stay in there for 5 minutes, let alone live there. The apartment lady tried to claim it was carpet glue and paint and people "get used to it". Fixtures were hanging from the ceiling, not seated/screwed in properly. The windows were super thin and you could feel the cold air drafting in. The refrigerator also smelled. There was trash and junk and a suspiciously large amount of dog droppings outside (apparently they only pick around the apartment they show you to get you to move in). It was just a general slum lord nightmare.

So with our entire life in a U-haul truck that had to be returned the next morning-- the place was literally SO bad we chose to be homeless instead of living there. Luckily we were in a position to be able to stay in a hotel for a couple weeks and afford a storage unit and had to move all our stuff into it until we found another place-- but I feel bad for people with sensitivities to chemicals that don't have the means to do the same and have to actually live there and get headaches from the exposure to the fumes. They wouldn't give us back our deposit and I'm meeting with a lawyer to review our options, but stay away from this rat trap. Or if you feel like you absolutely must live here, at least have them show you the ACTUAL apartment you would be staying in BEFORE you give them application fees/deposits and then watch them start tap dancing coming up with excuses on why you can't go there b/c it's "not ready yet" but the show apartment is "exactly like the one you'll be getting". Trust...

My only problem is the gates. A month before I moved to grand summit apartments the gates always was opened all day long even graveyard hours. For the 1st month and a half every night I came home from work the gates stayed opened from sun up to sun down. Just a month or so ago they start closing the gates after a certain time in the evening, I was never informed on what time the gates closed every night. I work 3pm to 11pm during the week days and 8am to 9pm every other weekend so I'm really never home to know exactly what time the gates close. There are no signs for warning anyone about the time that the gates close. The gates do not have sensors that detect any moving motion that comes pass them. And the gates that sit at the exit entrance never close they just stay open period. A few days ago when my boyfriend was dropping me off home the gates decided that they want to close on his car as he was driving threw them, the gates messed his car up so bad it looked like he was in a car accident. We reported it to the grand summit over night worker and he told us it will take a few days for them to get back with us on what they were going to do about his car. We never was contacted so we had to call and see what they were gonna do about his car. We was informed that they felt that they were not at fault or responsible for the damage to his car. A week later as I walk to my truck getting ready to head out for work I notice that my truck was rear ended, I called the office to let them know what had took place and to see if they had any cameras so I can at lease get to the bottom of who hit my truck but they informed me that they didn't, I spoke with the company thats over grand summit and still again they told me there is nothing they could do about it, I was highly pissed because I have a nice truck and now it looks very bad, my boyfriend has a brand new car but now it's messed up because of grand summit and there failure to operate their gates correctly. I am scared to have any guest visit me now because something might happen to their transportation, I have never had a problem with anything happing to my transportation at any other place that I lived at, this is the 1st time I have ever had something bad happen to my transportation while parked outside of my residency. I wish there was a way for me to break my lease because I dont feel comfortable with my transportation or my guest transportation on grand...
