Overall, Haven Dell is a great community and I enjoy it so far. I have had some good experiences with the leasing office and my neighbors. But, I have also had some negatives here, too.
The good: -The community is well kept by the maintenance staff. The sidewalks are salted often and the community looks good overall. -The office staff is friendly. Sydney and Eric are great. Eric was really helpful with us moving from out of state and getting us situated with all of the paperwork since we didn't come up here to see the property/area first. Eric helped answer a lot of questions we had along the way. -The community feels safe. One of my packages went to a neighbor's house and they found me on FB and messaged me. That was really awesome. I appreciated her honesty and willingness to go the extra mile to find me/contact me. -I've lived in some apartment communities where you can hear a lot of what's going on around you in other apartments. This is not the case here. More often than not, I don't hear anyone in the townhomes around me. On a few occasions, I can hear the neighbors running up their stairs or their dog barking, but it's rare. -The townhomes are very pretty and close to shopping and dining in Riverton. Thereās some big box stores (Old Navy, Ulta, TJ Maxx/Home Goods, Harmonās Grocery, Tillyās, and some other stores) and a few dining options right down the street. If you go a little further, there are two Walmarts within ten minutes and a Smithās grocery store, as well as some more big box stores and restaurants. Itās convenient. Thereās also a gas station right at the entrance of the Townhome area and a restaurant/bar called Redemption. -The on-site gym is good, but there's only one set of cables and a limited amount of weights available. I haven't had many issues yet when I've gone (there's usually only one or two others there), but something to keep in mind. It's simple equipment (no barbells).
The bad: -The townhomes were thrown up pretty quickly. Because of that, the quality is sometimes not that great. Weāve lived here for about a month now and weāve already had the following issues: our bathroom sink leaked and flooded under our cabinets. It caused the water to leak down onto the floor, which is when we noticed it. When we moved in, all of our door knobs were wonky and didnāt sit right or open correctly. A few weeks in, our door knob in our closet fell off when I went to close the door. Our doors arenāt situated properly, so you can see a crack between the frame and the doors. Lastly, our garage door wheels have come off the rails twice now, causing the door not to close all the way. Weāve had to fix it ourselves until maintenance could come out. Fortunately, maintenance is pretty responsive and typically come out the next business day to help out. -The downstairs gets really cold. It feels like the temperature drops ten or more degrees going downstairs. This might be a āheat risesā situation, but Iām not sure. We had to buy some heaters to use downstairs. We also donāt usually turn on the heater super high, so Iām not sure if itās just us⦠But itās odd that itās warmer upstairs than downstairs. -Neighbors donāt always pick up after their dogs. There are lots of dogs in the community, and though we donāt have a dog, our front lawn typically has a bit of dog poop on it. I often see people walk by walking their dogs and not cleaning up after them. Not a knock on the townhomes themselves, but not cool on the neighborsā parts. -Ongoing construction can be loud in the area and not always pretty to look at, but that happens with any new...
Ā Ā Ā Read moreThe townhomes are beautiful and very spacious. The amenities are also very nice and well-kept, it's pricey but you get what you pay for versus other places I've seen around the area. My problems have come with move-in. We moved in a little over 2 weeks ago. When we moved in, nothing was clean except for fixtures and the kitchen. The floors had clumps of dog fur, massive red stains on the carpet, and hardwood had not been cleaned. For reference, when we steamed the floors with our steamer, it took 4 passes to not have the pad completely black from dirt. Additionally, on move in we were without power for a few hours despite me having initialized power with Rocky Mountain. We were also without gas, despite initializing gas with Dominion, both of these initializations happened days before move in. We are still missing a second garage fob, doors aren't framed quite right, and maintenance hasn't addressed any of the issues we have found.
I'm sad that it's happened like this because management seems great, and same with the maintenance person. I will update this review if things are addressed soon.
Update: After living in our unit for a year, we decided to move out for a less-expensive 3 bedroom unit in Utah County. (The renewal price they sent us ended up being around $100 more than what they re-listed our unit for, nice!) As other complaints have mentioned, they nickel and dime you for everything. Be prepared to pay water including the water they use to water the lawns, the gas and electric in the common area. Our base rent was $1,975 but we always ended up paying $2,300-$2,400 with all the utilities they bill back to you. (Trash and sewer cost us almost $100 alone). This is Greystar in general, the rent cost is not absorbed with any other fees other than possibly HOA. (Trash, water, sewage, pest control(??), common area gas/electric, electric, gas are all tenant responsibility). There were constantly broken glass bottles everywhere, trash everywhere, parking was always a disaster (no parking stalls on the renters side). We constantly had neighbors out past 10-11 blasting music or making it impossible to sleep. As others have mentioned, the pool and hot tub were constantly closed. Good luck getting in or out of your garage if your neighbors behind you park outside of the garage (not allowed, but it happens all the time, despite towing). We also had 2 different community managers in a year and 3 or 4 leasing managers (this just made it difficult when I had a line with one leasing managers with some issues and another one came in without knowing our situation. That's not to anyone's fault other than maybe Greystar).
All things considered, we were glad to get out of there, which is disappointing since we loved the Herriman area. I would avoid this place, the fees are the absolute...

On move in Dryer, Ice Maker, water dispenser on fridge, plumbing in upstairs bathroom all didnāt work. The maintenance is great and fixed everything. Pretty much the only thing good about this place. They just settled with the DOJ for price fixing, their pricing is so sketchy. Weird fees and credits. They are currently under investigation by FTC for deceptive pricing. 100% accurate.
If you work from home prepare for days you will not be able to work. I specifically asked about this and was obviously lied to because during the first internet blackout I asked the neighbors who said it happens all the time. It does. Internet has gone out for 4+ hours at least 5 times since January. When you need internet IT you are calling the same number you would call from a motel6.
Iāve never felt less safe in a place in Utah in my life. Prepare to listen to domestic violence pretty consistently. (āIām talking so bad that when you call the police they say they are already aware). Prepare to be stared down by military age non English speaking men, they meet in groups to hangout for hours (tonight it was 6 hours, last night the same). Pretty much the only people they rent to here and Iām not exaggerating. You basically wonāt hear English outside. If your room is on the garage side good luck because thatās the nightly hang out spot where multiple units meet up! I only stay here Wednesday-Sunday morning and they wake me up basically every night Iām here.
Repeatedly neighbors come up to you with google translate. They operate at very odd hours and donāt care how much noise they make. They leave stuff everywhere. They will let their kids leave their bikes and scooters in front of your unit overnight when they live 10 units away.
Tons of traffic in and out of units. Some of these condos have so many people going through them daily. (Many people of the night activities)
Iām just posting this for documentation and so people donāt get fooled by the reviews.
Do yourself a favor and find a place one block away in any direction. Especially if you are a single woman or have young children.
Also, the units are really small. You are basically giving up all your space to the garage.
Iāve documented quite literally everything just because so far every single negative thing in their reviews is 100% accurate. I will not be responding to this at all until I move out next year. I have photos of everything from the advertised price, to the lease offered price, the sketchy billing, and all the nightly activities. Everything the DOJ and FTC are saying you will experience + more.
