It was our first time staying at Oceans RV resort the weekend of July 4. Iâll give you my honest opinion and my take on this new resort. First, it is a very nice place and very clean. Campsites are very nice with sod and rock and nice hook ups. Very spacious as well. The check in office is very nice and plenty of room for your vehicle/rv to park While you check in. Some one will lead you to your campsite. Dumpster area is very clean and spacious, but could possibly use another dumpster as this place grows. Letâs do take in consideration that this place is very new and may be still growing/adding things. Now, let me discuss a few of the negativesâŚâŚ I could not find any street lights, itâs very dark, and if you donât know your way around you could easily run over the big bolder rocks they have on the corners of the roads. The sprinkler system in our area seemed to come on every 30 minutes, that may not be the fact but thatâs what is seemed. Our campsite was a sloppy mess, we couldnât even use our fire pit because it was about 10-15 ft from the wooded area and it was also in the mud because of the sprinkler system. The sod that was on our lot was mush because it was so wet all the time. The other part of your lot is mulch which gets everywhere and all over your cement pad which has your picnic table. My opinion would had been better to sod the whole site to save on tracking so much mulch and dirt into your camper. Next, we had an emergency at the pool and thank goodness we had our cell phone, which most people do, BUT if we needed the emergency phone for a pool emergency someone would have to go outside the pool area and walk down about 20 ft to access the red emergency phone. That is the only phone I saw for the outside pool area. Not saying there may be another one, but thatâs all I saw. The pool also does not have a rope to determine the 3 ft section from the 5ft section. I would think that would be helpful especially for little kids or those that canât swim. The playground is EXTREMELY hot, the padding/ground material used inside the play area looks like asphalt however is it spongy and VERY HOT. The swings are black vinyl/rubber type material and VERY HOT. Iâm so glad I checked before letting my granddaughter get on the swing because she would have gotten blistered. There is no shade what so ever in the play area or in the entire RV campsite. Yes it is new and all new trees, which is why the no shaded areas. The bathhouse is very clean and stylish, BUT you better be quick because the lights are on a sensor and if you are alone and are slow as myself, you will be in the DARK. Front desk staff is nice and polite for the most part. We had a issue with visitors, but I had everyone listed on our paper but the older lady with the pony tail was very rude and wanted me to pay an additional $240 because these extra people were not listed on my âsign upâ sheet when my son booked our site back in May. So when we questioned the issue, she told me to nevermind this time and we were causing them To lose revenue. We did hear other people at the pool saying that the front desk will tell you one thing one at and another thing the next day. Everyone at the desk has different rules it seems. My son had already stayed at this resort back in may and came back this time as well, but this time he was told he could not park his boat at his site and needed to park it at the storage lot and he also couldnât park his truck in the overflow lot.    Read moreLet me tell ya something about this manager Ray. He struts around here like he owns the whole dang park. Iâve seen him corner weekend folks, practically begging them for good reviews. Now they are trying to give away free stays for them. Hereâs one that ainât sugarcoated. I been here a good while now.
The rules around here, they donât apply to his family or their friends. His youngins are running wild, tearing through the park like itâs a jungle gym. His boy, who canât be but ten, drives a golf cart all over in the evenings like heâs in the Daytona 500. Rules say you gotta be 16 with a license, but that donât apply when youâre Rayâs kids. If any other kid tried that? Shoot, theyâd be hollered at and have one foot out the gate.
And donât even get me started on them waterslides and kiddie pools. Rayâs folks got them set up at their site like itâs their own private waterpark, but the rest of us? We so much as ask about it, and weâre told it ainât allowed. Unless youâre in Rayâs little circle, youâre outta luck.
Then there was this whole firewood fiasco. They told us guests weâd be kicked out for buying from the local selling wood and not the park, but guess who was allowed to buy it? Yep, Ray. For his own dang family. One rule for him, another for the rest of us. Once word got around, Ray ran him outta here and he had to move to another campground.
Now donât think itâs just Ray, his wife ainât much better. That woman walks around here with a face like she just smelled something awful, giving every single person dirty looks like weâre all beneath her. Acts like sheâs queen of the trailer park or something. Ainât a kind word or a smile to be found from her, unless youâre one of their chosen few.
And whereâs Ray when you need something? Off running errands for his little side gig. Heâs got this cleaning company he runs. And wouldnât ya know it, that same company got hired to clean the parkâs cottages. What a joke. Folks I know recommended them cottages to their friends, and both times, they showed up to dirty units with sheets still on the beds from the folks before. So much for âprofessionalâ cleaning.
This park could be something real nice but he donât follow his own policies. Us long terms are fed up. Donât let them 5 star reviews fool ya, theyâre faker than a three dollar bill for...
   Read moreThis is a new park with several amenities still in progress. Manager, Joel, introduced himself and is excited to be there. Even though the store was not yet operational they pulled an item we needed from their store and sold it to us
A few favorites: dog wash station, full hookups, inexpensive laundry, nice clubhouse, wifi, and pool area.
A few areas for growth: The website doesn't show any pics of the campground itself, no online booking option, and very limited site content....again, they are new, so this may be in process. There are no marked hours for the pool, the clubhouse, etc., and it was not included on the paperwork we received at checkin or the website as it currently stands..... this may be because someone else reserved/paid on our behalf, (perhaps they received info in a confirmation email?)but either way, we really weren't able to use these facilities. Also, it is almost unsafely dark at night, making it tough to walk the dog. Future additions of lights on the road areas would be very helpful.
Opportunity for true improvement ... We were VERY surprised by the rule that restroom shower facilities in the clubhouse could only be used for the pool and not for daily hygiene. In fact, we have never seen anything like this before, Gorgeous facilities going unused it seems silly; besides....when you are full-time in your RV and take showers from a limited supply hot water tank, taking a long, hot shower is such a treat.... especially at over $70/ night.
