We had high hopes for this apartment building when we first moved in during the summer of 2021, since it was new construction and seemed to be a well-run building.
We soon realized that, despite how nice this building looks and how high the rent is, BET made no effort to put in insulation between units. We can hear every step our upstairs’ neighbors take, and objects in our unit will shake if they walk too heavily. We can hear people talking, furniture moving, drawers opening and closing, a vacuum running, music playing, a dog running around….the list goes on. For the high prices they charge for a unit, you’d think they wouldn’t have skimped on such a basic thing as noise insulation. One resident told us that one reason she moved in was because she was under the impression that it was a quiet building and that you couldn’t hear your neighbors. We’re not sure who told her that, but the problem is well known to the building’s property management. Since moving in here a year ago, we have made several noise complaints, none of which have made any difference. The property manager told us that she receives a very high volume of noise complaints, and that the management company is aware this is an ongoing issue. She told us that she can frequently hear the person in the unit above the management office flush the toilet. Despite our complaints, the management company has made no discernable effort to address what they know to be a problem for many residents.
You’ll see that there are some reviews that note how quiet the building is. Most of these reviews were written not long after the building opened, before it was at maximum capacity. When we first moved in, we thought it was a quiet building too, but as more people moved in, we found out just how noisy it can be.
Although our unit does not face the interior courtyard, based on the number of sternly worded emails and signs reminding residents of the courtyard hours, it sounds like they have also had issues with people making noise in the courtyard late at night.
To top it all off, we spoke with the property manager, Marie Haws, about potentially breaking our lease early. We spoke to her more than two months in advance of when we were considering leaving, and we thought that by giving such advanced notice, the company may have been willing to waive the “buy-out fee” (the equivalent of two months’ rent). Ms. Haws said they could not waive it and that if they did it for one person, they’d have to do it for everyone. It’s unclear why that’s not possible. When asked what would happen after we moved out, Ms. Haws stated that there was a waitlist for the building, and said, “Honestly, we’ll probably rent it out immediately.” The company is just profiteering off a tight housing market - they can certainly afford to not take two months’ of rent for no effort on their part.
Don’t waste your money here - find something that is more affordable and doesn’t have such a “nasty lease” (as a lawyer who reviewed...

Utilities are not included. Parking: Free parking but required to park in the lot. There is no garage. Guest parking: Free parking near the dumpsters Floors: 4 floors There is a mailroom, Amazon lockers, and package room Internet: Verizon Fios and Comcast Stove uses gas, rest use electric. Living in Horsham causes a 1% local tax. So something to keep in mind if you can instead consider Dresher or Willow Grove instead.
Pre-leasing Experience September - November 2023: Staff: Similar to what I faced at the Promenade, I actually had a great experience with the staff (Lee in particular) and was able to reach him over the phone a couple of times with ease. Also had a tour with Lee which he was very informative about the property, but we'll save that for the tour section. BET manages this property as well as several other properties in the area, and I've had a great experience reaching any of their properties with questions.
Tour: It was very quick and seamless of the beautiful property. Lee showed me around all the communal areas despite the rainy/overcast day. He showed me their lobby, mailroom, Amazon lockers, lounge area with free coffee and other beverages, billiards room, courtyard, gym, and etc; The amenities looked amazing and seem like they could be fun and useful to use. I do want to point out that the gym seems kind of small or not riddled with all the useful equipment in the world. If you are an avid gym goer, you may need a gym membership since half the gym is technically the yoga studio and it the gym appears to have the minimal basics.
I was shown both the 1 bedroom and 2 bedroom model units, and they definitely look nice and live up to the pictures and virtual tours. Nothing really to add besides they look nice and had all the bells and whistles one could desire.
General: Overall seems like a great property to live at. Each unit comes with a balcony/patio which is also very nice! Their website is slightly clunky, but they have a map of the apartment complex with the units if you are curious where a unit would be. They also have great pictures to show you what the property would be like, and they also provide virtual tours of the units if you are curious on how it would be without needing to go on an in person tour.
Highly recommend giving 555 Flats a look if you are looking for a "luxury" apartment in the Willow...
Read moreI just paid security deposit with this beautiful property and I have some issues with the leasing associate today. What I wanted to ask is that I am moving in here on july and tried to ask whether I could move my belongings early before july and I understand that I confused the lady because she understood as I am changing the actual move-in date. That is my mistake. After I was informed that I cannot move my belongings before july, It was totally understandable for me because I am not in the lease yet. But, I am just asking the questions as a future resident here which I don't think I am not allowed to ask even a question. I don't think I deserve to receive an attitude from her. To be honest, I also did an apartment tour in promenade which is owned by the same company as 555 flats but at least, the leasing associate knew where all the amenities are located at and never hesitated to answer the questions or felt any discomfort. But here, I am asking questions about where the trash rooms, elevators are located and where the specific rooms are located. I don't get the definite answers right away. I really love this property and excited to live here but I do not wish to ruin my day because of the leasing office.
