Epic Auctions and Estate Sales — Local services in Leslie

This review should be viewed as constructive criticism of the terms and policy of Epic in particular to its August 2025 firearms auction. I have been a collector of firearms and coins for many decades and since Covid have bought mainly via the on line auctions which I have become very fond of. There is one firearm and some ammunition that I was very interested in bidding on in this August auction but because of the following terms of Epic I just simply will not bid on as I view them as gouging and way out of line with most other Michigan auction houses. These are the terms I take great exception too,-20% buyers premium and forced payment on credit card, no cash discount-$20 fee for paper work on gun purchase-bid increments jump too soon and discourages bidding and a bad news for the consignor's-Michigan Tax is figured on hammer price AND buyers premium. These are all very bad for the consignor and the buyer and no matter how interested I am on an item in an auction with these terms, I will NOT bid, general principal. I hope that these onerous terms will change in the future.

In reply to the "owner Response" below I want to be very clear that he told me over the phone that there was no cash discount and all payments must be made with a CC, also stated on his terms which I read prior to the auction, he is clearly not speaking truth. The terms offered for pick up of items are far from user friendly, the BP is double that of the most reputable gun auctioneers in the State of Michigan and his shipping policy is cumbersome at best for the buyer. I stand by all that I have written in my first post. I did visit his location on the Friday viewing day in beautiful Leslie and was VERY interested in one of the items, but on the basis of general principal and great unease of his peculiar terms, I could NOT bid. I hope this owner changes his ways. As to the tax question I understand normal off site auctions that are not estates are sales tax liable, however I know from experience that many auctioneers charge sales tax on the hammer price, NOT on hammer price AND buyer premium, and this is a practice of many auctioneers with far more years than Epic. I was the Executor of my Aunt's Estate. As I had never done this before, to say I was "in over my head" was an understatement. However, I was lucky, a family member referred me to Epic Auctions and Estate Sales, and I was able to work with Bob and his staff during this difficult time.

My Aunt was a pack rat - it seemed as if she had saved everything over her 80+ years. Every room was stuffed with items, much of it was of little value. However, Bob and his staff came in, were professional, organized the sale and assured me that everything would be all right.

They were considerate of the circumstances, very respectful of my Aunt's possessions, and thorough in evaluating the items in the house. They highlighted a couple of items that were note-worthy pre-sale. The sale itself was very organized and I was comfortable that the Estate was in very good hands during the process. In reality, I was so comfortable with Bob and his staff that I did not feel as if I needed to be there during the Estate Sale, and I was right. I did follow-up with Bob each night during the sale, and he was very patient with me and provided updates each step along the way.

When the Estate Sale was over, Bob went out of his way to make sure that I had everything that I needed for the processing of the Estate.

I attended a couple of estate sales to help try to find a company to handle my parents estate sale. Epic really stood out for how methodically professional they ran their sales, how well organized they were, their friendliness to all that were present, and the level of help and asssistance that was present.

As a result, we hired them to handle our parents estate sale, including some vehicles that were part of the estate. They did a great job each step of the way. Met with us, and walked us through the process. Took over the home and totally organized every little bit of it for the estate sale, and then ran a flawless estate sale over a weekend in May. Everyone was friendly and helpful, and their years of experience were instrumental in helping my family out.

When done, the entire home and property were cleaned out, and they even vacuumed up and left the house totally ready to be listed for sale. With everything I had to manage after my parents unexpected death in an accident, Epic Auctions and Estate Sales really came through for us.
