Michelle Herring is a dingbat and totally unprofessional! We came into acquaintance by asking why one of her properties had so few photos. She invited us to come by without our agent and see the place. She then proceeded to tell us she would not deal with another agent once she found out we had not signed anything with our buyer's agent. She told us that she would represent us as the buyer and her client as the seller. She also said she would use her broker to mediate although we never even got the broker's name or telephone number. But then it got worse! She tried to say there was nothing wrong with the property, despite all the deficiencies that the home inspector found. The property line sectioned a pole barn between two properties. The neighbors were using the driveway. There was a foreclosed upon mobile home still on the property, awaiting disposal and/or repossession. The add-on room which counted as part of the sq. ft. of the house was compromised due to rotted floor joists. The electrical wiring was completely compromised from the meter to the house and bare wires lie across the yard. And then there was all the junk which the seller was adamant about leaving behind even though she did not have any titles for the boats, campers or semi trailers. She also gave the seller a copy of our home inspection without asking, saying it was her home that we inspected and that we had no right to keep that information from her. The real red flag should have come when she put in the contract that we were to pay 2.5% in Earnest money and we would only have a 5-day option period. The entire final day of our option period, she was not available by phone, email, text, carrier pigeon, etc. and would not represent us for the termination. However being as dingy as she was, she also did not give us any clear information on a title company that was handling our contract and so we had not sent any money. The day after termination she was on the phone with us no less than a dozen times, screaming at the top of her lungs, cussing us for screwing her and her seller. Eventually she was begging for us to send the seller a $1,000 check to ease her stress and anxiety from the loss of (another) sale. (How petty!) The photos were intentionally taken in such a way that they hid the deficiencies present on the property. They also hid a lot of the junk scattered around the property as though it were a landfill. Michelle is a liar and a fraud. She will pull any scheme to try to sell your house and so if that's the agent you want selling your house, go for it! Meanwhile I wish we had stuck with our agent in the first place, a mistake we will not make again. Meanwhile we have managed to steer clear of Michelle and her agency. And as a side note, I feel terrible for her daughter, who she berated on the telephone while conversing with me as she was in a drive thru line. Not once but multiple times she would get upset with her child and tell me to hold the line while they went back and forth arguing over what they are going to order.
