“The Great American Neighborhood” is nothing but an exaggerated lie. Where do I begin? We have been the owners of a single family home since May of 2018. The Arcona Athletic Club is touted as being free of charge (verbally and stated on the website), but it is actually $250/year which they conveniently only decide to disclose after you’ve settled on your house. We have had numerous issues with our house, as well. For example, our back door leading to our porch doesn’t fit within the space so big gusts of wind constantly blow it open. We called the emergency number the first time this happened because it was on a Sunday and we figured they would contact a locksmith to at least install a deadbolt until they could come fix it. We were told it was not an emergency situation, even though we have a child, dog, and cats that could get loose as a result of the door randomly blowing open, or a burglar could easily gain entry. By the way, the owners manual states that the emergency line should be used for anything that compromises the safety of the occupants of the house. Apparently safety isn’t a priority for them. The shower in our master bath has been leaking since the first time we used it. They have tried to fix it numerous times and now have to replace all the glass and some of the tile. Meanwhile, we have to leave a towel on the floor permanently to soak up the little river that forms on the bathroom floor each time we shower. Additionally, our sink didn’t work for 3 weeks and they never came to fix it. We’ve had issues with our stove, the lightbulbs, bad trim work needing redone, and bedroom doors not being able to shut. We are reasonable people and certainly don’t expect perfection, but I do expect that they make an effort to try to fix things. For the rare times they have attempted to come fix something, they contact you the morning of or day before and expect you to be home at a stated time, with no regard given to your schedule or whether you might have a job. Finally, we STILL don’t have the deed to our house because they messed it up and it hasn’t been rectified and given to us in the 8 months since. Read moreHere's an honest review. Been here for 2 years now. The neighbors that own are great, but not so great management and I lucked out with a good renters next door neighbors as well. They had decided to rent out the remaining, unsold townhomes in order to build more homes across the street which brought in a different crowd of people that can be rowdy at times. Since Charter runs the HOA, renting was not under discussion with the community and probably caused many first time home buyers stress because certain loans can be taken away if there are too many rental property in the neighborhood. Arcona comes with HOA but you definitely don't get what you pay for. Typically when it snows, you have to plow your own roads to get out of the neighborhood because they haven't come for 12+ hours but you see them focusing on the adjacent neighborhood and commonly owned shops that are plowed in a timely manner. The homes itself are nice; however, they do enjoy quick fixes rather than providing a long-term solution. The layout is amazing for the townhomes and there is definitely a lot you can do with the space. Additionally, a townhome with a garage is a perk for when the weather gets bad or just to hot/cold. Overall, probably better to own a townhome without HOA and use that money when you need to landscape and/or plow. Homes look nice but are not well-built. Here’s what my ceiling looks like as of 2024 in a home that was built in 2023. Leaking water pipe in a house that isn’t even 2 years old! Charter’s response? “Your home is out of warranty, but we’ll be in touch” (still waiting on that call). My neighbor also had a leak within a year of moving in so this is not an isolated issue, it just highlights that Charter uses extremely cheap labor and materials.
Cheap materials were used, floors/stairs creak, can hear my neighbors go up and down their stairs, and my bathroom walls aren’t even square. If you have a construction site near your home, Charter doesn’t police their contractors/subs so you will have trash and debris coming into your yard.
Save your $$$ and move elsewhere in the area.
