Britain was the ONLY enjoyable part about moving here. The build quality on these houses is incredibly poor. I have had mold in my basement since day 1. I submitted a claim and they "took care of it" but it has since came back. ( I have since out of pocketed the cost to "fix" it myself) The parking here is absolutely insane. Yes, the other reviews are true. The parking here is a NIGHTMARE. The streets are BARELY wide enough for 2 cars and then you incredibly inconsiderate neighbors who leave their vehicle parked in the same spot for WEEKS on end. The grounds are decent and the opening of amenities keep getting postponed which is understandable. I have seen MULTIPLE townhouse driveways needing to be entirely demoed so they can repair a pipe that has burst underground. I can't imagine being the homeowner of a home where your driveway gets flooded for zero reason. Rumor has it, the builder cheaped out on materials. (I have yet to confirm this, however this has been rumored amongst neighbors)

The HOA. I have never lived in an HOA but I do work in property managements. The current HOA company is super shady and untrustworthy. They cannot even enforce their own CCR's which is incredibly pathetic. Amber that works for the HOA, is incredibly unhelpful and couldn't care any less. Its incredibly frustrating having to pay $118.00 to pay for an HOA where the dog waste bags are always out of stock, and the dog waste bins are full constantly. (they blame this on other tenants putting in their trash which I have yet to see) The HOA is the WORST. Its incredibly frustrating to have to sign the CCR's when the HOA refuses to uphold them, OR they pick and choose what to enforce. I have had a car parked (Abandoned) outside my house for OVER a month and they still have yet to do anything... YET in the CCR's it states that they can tow at any given time, yet they don't? They lack accountability, responsibility and simple care/ customer service towards another human being.

This was my first home and I was really looking forward to living here. My time spent here has been incredibly frustrating, disheartening and unenjoyable. I am only happy that I have a roof over my head, that hasn't leaked... Yet...

Long story short, I have not enjoyed my time here at little valley gateway, the quality of the house, the HOA and the parking have made it a living nightmare. Be cautious, yes the interest rate deals they have seem nice but once you...

Edit:10/13/24 - Most of the positive reviews seem fake. 30+ 5 star reviews occured within 1 day and it fell silent. This has been the worst experience ever for a new development.

Our roof has leaked since day 1, sheet rock in our garage has water stains, hvac system wasnt balanced correctly & a faulty damper was installed, our garage doors trip the gfi, our man door doesn't open properly, the concrete patio is stained and looks like junk, the side walk repair work damaged our landscape and no one has responded, the dryer exhaust was installed incorrectly causing our dryer to throw low flow codes, cars are constantlly parked up and down the road with no overflow parking, the amenties still havent been completed, the HOA doesn't enforce anything ( why are we paying & why did we sign a CC&R agreement ) unfortunately I could go on and on.

I was looking forward to my families first home, but so far it's only checked a few boxes leaving us extremely disappointed. I've determined it's strictly quantity over quality and it shows.

We're fortunate to have a roof over our head, and for that I'm grateful.

I’m a first time homebuyer, I’ve been super disappointed living here . I’m not the only one and I’ve discussed it with neighbors and feel the same way. I’ve been here over a year, and everything is a mess .Construction noise and dirt everywhere . Some neighbors are very inconsiderate with Parking and also not picking up pet waste. HOA is not the greatest. Constant emails regarding fees. You’re paying your mortgage but they’re controlling how you live. I felt more in control when I was renting.

Honestly if Residence and HOA could come to a mutual agreement. I think everything would be better but for now I don’t recommend...
