Recently, my husband and I, after 26 years of living in Raleigh(North Hills area) decided to sell our home and make Morehead City our new home. Finding a great resource, an educated and experienced realtor to work with us was very important. A friend recommended, Laura Montocchio of Mary Cheatham King Realty. I called and we clicked from the start. Laura and her teammate, Annie Peters accomplished our number one goal- finding a new home- a ranch, to be more specific, one close to the water, since we could not afford waterfront or waterview. We wanted a laundry list of things like an established neighborhood with trees, no HOAs, a two car garage, a half acre property, 3 full bathrooms, something that needed some tlc but not a total gutting or rebuild. Yes, a tall order! Annie would call and let us know to be on the lookout for suggestions of houses- Laura and Annie would meet us at the properties whenever we needed and many times if we needed to take measurements or just show the property to our son or best friends. We never felt like they were not more than willing or happy to do that for us! The kindness and professionalism they both exhibited made the sometimes stressful process so much easier! We had very limited homes that fit our criteria and budget SO we all had to be creative! The ranch we fell in love with, had some issues that the sellers thought had been corrected and repaired. In our inspection, we all discovered that some of the repairs had not been completed. Laura, in the nicest way possible, had to share this news. The way This sensitive topic was handled was perfect! The sellers were able to go back to the initial repairmen and explain in detail what was missed and the company agreed to repair all up to code and high standards. Whenever anyone buys an older home, there will always be things that surface that need repair. Having Annie and Laura, share repairmen, contractors, carpet and flooring companies, gas log installers, companies who run gas lines, well it sure saved my husband and me an inordinate amount of time and stress. Annie set up appointments and met the workers and she and Laura were prompt in getting us the quotes for the work we needed to have done at our new home. Jed and I agreed that we have NEVER had such special service or responsive service. Yes, we all want nice but add expert service and follow through with everything throughout every part of our negotiations- that is a combination that is so rare these days. Laura Montocchio has this calming way about her, a reassuring presence, probably due to her many years of real estate experience maybe coupled too with her scuba diving experience plus her love of yoga- she is a calming force! She is great! Annie Peters and her detailed emails, with items highlighted and cost breakdowns and other important information that we would not have thought to ask about ended up helping more than we could have imagined. It turned out that deciding to sell the family home (102 years old) was hard. However, working with the Team at Mary Cheatham King (MCK)was painless.
At my age (non-disclosure), I've bought and sold homes., But, working with the Team at MCK was the easiest sale I've ever experienced.
Lest you think it was an up close and personal sale, I was the only one who met Christina Fulcher. They say it's not what you know but who you know. I was introduced to Christina Fulcher through word of mouth from my son, a summer resident.
I remember Christina being pleasantly surprised at the house's condition for its age. Her professionalism also struck me in her dress and real estate market discourse.
Once the word got out that a house on Ann Street, Beaufort was on the market, realtors and interested buyers came out of the woodwork. After all the offers were on the table (not from the MCK Team), it became a no-brainer. But, again, the MCK Team was the best of the best.
We listened to Christina's invaluable input. She knew how important the timing was when putting a house on the market. She was spot-on correct in that department, also.
The MCK Team has its brains on the local real estate market. They knew how to price the house. They knew how to stage the home, and they knew how to market the house for optimal selling price.
Most impressive to me was their scheduling. The Team set a schedule for staging, photos, open houses, online tours, etc. Once the schedule was established, the plan went into action. From start to sale, there were no deviations.
The above being said, I don't mean the Team is rigid. I mean, they know their business and how to make things work on time and in an orderly fashion.
Neither my sister nor I were present for anything except for my initial meeting with Christina. All legal documents were done without us traveling from Maine and Denver.
