UPDATE, it gets even worse: Wellen Park/West Villages is basically ran by the Developer, Mattamy Homes, and they are trying to control it indefinitely for profit. At OUR expense, they improperly spent over $100,000 for a lobbyist to attempt to gain ongoing control over the WVID Board. "For those that do not realize, as well as changing the threshold and method for turnover of resident sets on the District board of directors - this bill gives the Wellen Park developer the authority to annex more land and to use the power of eminent domain without going through any City or County approvals. This is not right! We do not want the Wellen Park developer's employees to be able to take such actions at their own discretion." WVID/Wellen Park and North Port are continuously trying to stick the residents with paying for over expenditures, improper fees and costs, etc. *** While Lennar has great floorplans, they don't seem to care about workmanship or their buyers. They will take your money but not stand by their work or products if they don't have to. Our home is in Gran Paradiso, was built in 2021 and we purchased in 2022 and Lennar representative was quick to say that since we are second owners they won't backup any of their work or products because it's non-transferrable from original owner to the next so TAKE NOTE. Sloppy finish work, we had to caulk all sinks, counters, and a lot of trim work; cheap fixtures [kitchen faucet already needs to be replaced], trim work and cabinets damaged/gouged and simply painted over; patch job on wall by thermostat is noticeable; and the large island countertop has two permanent large circular markings [assuming from suction cups used to move and/or place the countertop onto the cabinets]. The only thing we brought up to Lennar was the countertop and that's when we learned they don't back up their work or products, frankly, they don't care,/no longer their problem. Be thorough and persistent if you pay this company to build your dream home [in Wellen Park or elsewhere] since most of us work hard for our money and if you don't you may regret it later. *Also, look into the many lawsuits against them regarding the shotty work/shortcuts, etc. I wish we did....

I took my Daughter & Granddaughter to the welcome center on Wed.3/9, there was no-one but my family there at the time. When we walked in the the center there were two women sitting. The one women walked over by us reluctantly, after I went up to the map and asked a few questions. She reluctantly answered without volunteering any information or without being asked about certain areas & buildings. The women who was not near us, or involved in our conversation, was extremely rude when she thought it was appropriate to correct my pronunciation of a word. Read moreThere are several spec. home builders in these high end (neighborhoods) Master Plan Developments. Lennar, D.R. Horton, etc. Cheaper materials, along with cheap labor (sub-contractors), is a recipe for disaster. You don't get what you pay for... at 400K, you deserve a nice home even with these low end builders. This phenomenon is not only in Wellen Park. D.R. Horton, Ryan Homes and others are currently in Lakewood Ranch as well. Yes, they start at 300K, but there are a lot of un-happy homeowners in these communities. Cost Benefit analysis... schools, proximity to beaches, low crime in exchange for leaking roofs, split foundation, uneven walls, cheap fixtures. You might want to consider moving to suburbs of Orlando for a 300k Taylor Morrison home, which have better finishes, etc. Proceed with caution....
