One of the tenants reviews said fake AI reviews, they are referring to customer service reviews. The ratings are going up due to customer service reviews which isn't fair because these people don't live on the property yet or haven't been here long.
I'm going to start off with the good. The apartments are nice and spacious.
Maintenance is great! When I call they usually show up the same day and fix things.
The grounds are well taken care of, trash is picked up on time. The buildings are cleaned daily.
They do have security that circle the grounds. I have called the dispatch line several times.
Now let's start with the down falls.
Rodent and pest issues, I moved in and it was mouse and roach infestation. Unacceptable. Pest control will come out but it was pointless. It took two months for maintenance to do a search and seal. He did a great job. The spay they use to treat the roaches does not help. I recommend you become your own pest control. When I talk to corporate Julie said their job was to fix the problem. I said Julie you're going to fix roaches and she yes. They will pretty much come out until the roaches are gone. Beyond crazy because if it's multiple, the temporary fixes don't help.
Parking you only get one assigned spot. You have to pay for an extra spot. It's no free parking. Parking is a dollar an hour for guest or anyone not on the lease in the lot. Street parking is only available during school hours. To be honest people swap cars everyday.
They do boot cars and tow around here.
The reason I gave one star was the issue with the noise. If you are like me and can't stand noise, I don't recommend these apartments. I expected some noise but the low life bums over top of my head have no values, morals or respect. My rent is 1600 plus and I'm battling everyday for peace and quiet.
I'm gone from 6:30 am to 6:00 pm, they can make all the noise they want.
I moved in this apartment and notice right away it wasn't for me. The people upstairs don't work and are up all hours of the day and inconsiderate. The whole family been home for two years straight. The father drinks from sun up to sun down and will stay up all night pacing in one spot. He's also is an alcoholic that has gotten physical and abusive with the mother of his child often. I have called security several times. At this point you can't reason with an alcoholic.
They have kids but one in particular will run for hours. She throws things on the floor. Pretty much all I hear is boom boom boom all day. She's in the kitchen daily which is driving me crazy because that's hardwood. I put Alexa in my kitchen to drown out the noise. The mother is also in the household and no one is parenting. You can see them outside on their balcony smoking cigarettes or weed through out the day. The child runs around like a untamed animal. It sounds horrible.
I rearrange my whole living room because this man kept walking directly over my head. He turned around and started walking now on the opposite side constantly.
No matter what time of the day it is it's noise. The fact that he gets talk to as if he's a child pisses me off. If you can send out memos about eviction in 30 days regarding loitering. He should have been had a eviction for noise/constant fights. When I talk to corporate last year, Julie said it was my word against theirs. It's in the lease I should not be affected by noise. I asked management to step in ASAP and nothing has occurred.
I don't recommend these apartments for working civilized adults. Then on top of that, I still have to give a 60 day notice but they leaving me in an apartment that's been a toxic environment affecting my mental health. When I first moved in, I just knew I was about to be living in the hood… but baby, was I pleasantly surprised. Night after night, the peace I experienced wasn’t just a fluke… it became a fact of life. I have never witnessed loitering in or around the buildings. No loud music, no chaos, and I never felt uncomfortable coming home or stepping out. The way security sits out and monitors the community would make anybody think twice about being disorderly. So yes, Southern Management Companies gets an A+ from me for being the paramount reason this community feels like a safe, peaceful place to dwell.
Now let’s talk about the management team… whew!
Hands. Down. A+. I’ve been a resident for 2 years, and every time (only about 3/4 times!) I needed something addressed in my unit, it felt like before I could even hang up the phone, maintenance was knocking at my door ready to get it done. Swift, effective, and right on time. Honestly, I haven’t had many issues at all—and the one major situation I did have was handled with care, urgency, and resolution by the management team.
It’s rare to come across a team that seemingly works together so well and keeps things professional every step of the way. I can’t think of one staff member under Southern Management Companies that I would describe as ghetto or unprofessional. Everyone I’ve encountered carried themselves with grace and good energy—even in moments when I was in total opposition to them. Their poise, consistency, and kindness often felt like undeserved grace, not that they were trying to show grace, but because excellence is clearly their standard.
Let me say this: Southern Management Companies is the type of company that gives you enough rope… so if you hang yourself, that’s on you. If you uphold your end of the lease, you won’t have a problem out of them. And if you do, more than likely, it’s because you didn’t keep up your end. Period. As gracious as they are, they’ll still play defense to the finish line smh lol ~ so please, come correct!

Lived in my unit for about one year and in conclusion, it was the absolute worst living conditions I’ve ever experienced in a place that I called “home”. Where do I even begin? From the God’s awful parking set up to the roach infested building that I lived in or the fact that my apartment flooded over three times and I had to beg the people to come clean the carpet? My closet in my bedroom flooded twice, ruining lots of my personal belongings. Then a water bubble formed in the wall of my bathroom because of a leak coming from upstairs. Then the kitchen sink kept flooding with dirty sewage water that contained particles from the garbage disposal, which eventually resulted in huge puddles of dirty, filthy water that would begin to run into the dining room and absorb into the carpet. I had to keep calling and asking them to replace the carpet in the unit. Did they? No, they just removed the padding and washed the carpet. The carpet still smelled horrible when I would come home as it began to get hot outside. One day I woke up to go to work and when I went outside to get in my vehicle, my car was gone. Wrongfully towed. When I spoke with the property manager, she informed me that one of her employees had “accidentally” revoked my parking pass and that is was a mistake on their end. She did apologize and try to get my car back but in a meantime, this is now causing me issues with work that take more than an apology to fix. This place is just a horrible complex all around. Everything could be falling apart and they’ll just hire a contractor to come paint your building so it looks pretty. When I brought the flooding to a young lady’s attention in the front office, she told me that “there’s nothing we can do about it because you live in a basement unit so it will continue to flood.” How about you fix the problem or stop leasing these units to people when they’re in horrendous conditions. I wish I could upload the videos of the actual moving water but photos will have to do. If you zoom into the bottom of my cabinets in the photo, you can see the water coming out. They don’t give a damn about anything as long as they receive those rent payments. I used to pull up in the parking lot and sit for hours just because I dreaded walking inside of my “home”. Would I be greeted by a mob of roaches or a wave of nasty sewage water crashing down on my feet? I’m so glad I moved away from here and I will never ever EVER look back.
