VALO at South Haven Farms — Local services in Payson

My family lived here for two years, and this place was the worst place we’ve ever lived. All the good reviews on here are from a raffle that they had people do in order to get their name in it. The communication to get through to anyone here was a nightmare. We could never get communication back, we’d call and leave voicemails, text messages and emails and hear back from there once in a blue moon. They messed with our rent multiple times, then wouldn’t be in the office the day rent was due and couldn’t get the help we needed and threatened a late fee. We were charged for living in a community that had pools, a club house, playgrounds and dog parks and they did not have any of that done until 4 months before we moved. They at one point had screwed up the utilities so we were having to pay two different utility bills at once. There is dog poop left all over the property, we had sent in videos of people leaving it all over the front of our home and they said they couldn’t do anything about it. They even strapped a camera to our gutter outside our window (without even mention it) and still nothing was done about the poop. The retirement apartments across the road have some crazy older people living there, my wife was actually chased into the parking lot by and older man that lived there and when reported they said there was nothing to be done. Another older man living there pulled a gun on another resident that lived at valo. We were actually friends with one of the police men who lived there and he even had even said he was so sick of this place and was looking in to taking action on how bad this place was. We were told we had a deposit coming and still have not received it after 4 MONTHS after moving out. I gave them the forwarding address to send it too before we moved out, then the new leasing manager finally reached out and we gave it to them again, then have been trying to contact them multiple times now and cannot get in contact. You cannot leave voicemails because it’s been full for months. We wish that the people in charge of this place would actually make some changes and get more people in that know what they’re doing.

Here is my opinion about living in the new Valo townhomes.

Location- In my opinion you can’t beat it. I love being on the edge of town where Salem isn’t too far but a drive to main is barely 5 minutes away. Close to food, grocery store, hospital, and Highway but tucked away where it’s not too busy. It’s the perfect area for my kids to play and take beautiful walks with the perfect view of the mountains.

The townhome- I live in the 3 bedroom 2 and a half bath and it’s gorgeous. The amount of storage is insane (there’s a Harry Potter closet!!) and the garage is big enough to fit two cars AND more storage. The kitchen is big with beautiful appliances and a big island. The living room is a nice size the only down side is the way the layout is it makes it awkward for a dinning table (we don’t have one we just use the island) the laundry room is the the biggest I’ve had in a rental and washer and dryer are full size and can easily fit my comforter which is a huge plus. The rooms are pretty big but the best part is the closets out of everything I’m obsessed with how they open towards you instead of the annoying sliding doors. The windows are also big which I love! The bathrooms are gorgeous as well. All in all this is the first place I’ve lived where Ive loved it with my whole heart and Its felt like home. I don’t plan on leaving for a long time.

On top of all the plus’s the property manager Jada is Phenomenal. I’d like to think it’s because we have become friends but she just really rocks at her job. She’s been on top of everything even before we moved in and has gone above and beyond what I feel her job is.

So the only cons I have right now is the living room layout is awkward for a dining room table and that there’s still construction going on ( I don’t mind it it’s not too loud and all the workers are very nice but for some this might be a con)

CAUTION, DO NOT LIVE HERE! me and my wife had the absolute worst experience living here. first let me say that the management here is ran VERY poorly. If we ever needed anything fixed or anything like that in our unit management would say they would get someone out to come fix it. no one would ever come.

so many things were wrong with the townhome we lived in that i had to fix myself because they wouldn't do there job and come do it. When we moved in so many doorknobs were loose and basically falling off, the washer Hot/Cold lines were swapped, the DEWLO app that we were paying a monthly fee for seemed to never work. we had problems locking our front door with the app as well as adjusting the AC/HEAT. So we were basically paying a monthly fee for nothing because it never really worked. A bathroom door upstairs would not shut and they never came in to look at it. I would email management about all these problems and more and no one ever came to help fix these problems.

When we moved out, it took them more than 2 months to get us our deposit back. in the lease agreement it says that they have within 30 days to get it back to you. Every week past 30 days i would call the property manager asking where our deposit is and every time she would come up with an excuse to have to push it further. Week by week it kept getting pushed back. Finally when it was time to pick up our deposit, we only got back half of what we were supposed to get back. So, because of that we had to wait another couple weeks to get the rest of our deposit. It was just super annoying and stressful dealing with all that.

I'm not one to sit and right bad reviews on places. The fact that I'm doing this is a testament that this was such a terrible and overwhelming experience. I hope nobody has to deal with what we had...
