Hello. 1 year ago I would have given United Wholesale Mortgage 5 stars however I am very disappointed in how I was treated by their customer service loan servicing team members the other day. To make a long story short. My former spouse and I bought our home in February 2022 and United Wholesale Mortgage was our lender. Last July 2023, my former spouse and I separated and he moved out of our house and into his own place. Between his leaving and only having my income to pay the mortgage, bills and support my 5 daughters by myself, I also had my hours significantly cut at my job and my health had taken a turn for the worse. I am now a single mother of 5 daughters. I contacted United Wholesale Mortgage and explained my difficult circumstances and the fact that my income was now a fourth of what it was when we bought our house. United Wholesale Mortgage was kind and helpful and granted me a hardship forbearance. At the end of my hardship forbearance, I still was struggling financially and I contacted United Wholesale Mortgage and explained my situation. They allowed me to apply for a loan modification through a loss and mitigation review. A loan modification is where the payments that I owed from the hardship forbearance would be tacked on to the end of my loan and my loan would be recalculated so my payments would be slightly lower. A stipulation of being approved for a loan modification was making 3 months of slightly lower "trial payments" which I had made. United Wholesale Mortgage sent me a packet of paperwork for me to sign and have notarized to accept the loan modification. I had been told by the loan servicing team members that because I had successfully made my trial payments for the loss and mitigation review, I had been approved for the loan modification which was such a huge relief. Unfortunately this was too good to be true. When I took the packet of forms to be notarized, I noticed that my former spouses name was on the form incorrectly so the forms couldn't be notarized. I called the loan servicing team members at United Wholesale Mortgage to explain that I needed the forms printed in his correct name. The team member informed me that I had only received credit for a partial amount of one of my trial payments because the amount had been incorrectly applied to my loan but it's still my responsibility to make up the difference of the amount that this payment was short. I was told that because my former spouse and I don't have a divorce decree, the loan modification approval was revoked/cancelled and I am now responsible to pay over $13,000 lump sum up front or I'm at risk of foreclosure!! I found that interesting since I was told the amount I was behind a month earlier was 8,000 so how did it go up by $5,000 when my monthly mortgage payment is $1660.00??? I am now suspicious of United Wholesale Mortgage and am wondering if my payments are being misappropriated by this company. Also I have been explaining to United Wholesale Mortgage customer service team members for months now that one of the reasons for my financial hardship is because my spouse and I are separated and planning to divorce. Not once did anyone of them explain to me that I needed a divorce decree to be approved for a loan modification. I feel like I was mislead and being targeted and treated unfairly by United Wholesale Mortgage as a single mother. I am now speaking to a company to buy my house "as is" because I would rather let them have my house and my children and I move somewhere where we are not being threatened with being made homeless than allow United Wholesale Mortgage to foreclose on me, make us homeless because we literally don't have anywhere else to go (no family because they are all deceased) and destroy my credit or chances of finding a new place to rent or buy. I used to praise United Wholesale Mortgage and think they were very helpful and easy to work with now I feel like they are dishonest and cannot be trusted with your payments. I was given a loan officers contact information from my cousin, who had just financed with UWM. He had mostly positive experiences with them, and I had mentioned to him I was looking to refinance to get my interest rate down and consolidate some credit card debt. I called the officer and explained my goals (interest rate lowered, amount of debt, maximum monthly payment, escrow insurance and taxes, and maximum total mortgaged amount). I told them right off the bat that I was only going through with this if I could consolidate all of my debt with those goals in mind, and that if that wasn't possible that was fine and I would hold off until/if interest rates drop lower in the future.
The loan officer called me a few days later, she told me everything looked really good, and gave me a few options with monthly payments- basically options to have more cash in hand after closing, or not. I chose to just get enough cash to pay the credit card debt off, in order to keep my total mortgaged amount lower. She gave me an estimate of my monthly payment, and even said if anything she over estimated escrow and that the amount might go down a little. She told me I would need a new appraisal which would be a $700ish charge, that I would get reimbursed after closing. I would like to add that my last appraisal on this home was after renovating/replacing every inch of the house, and since then I have added a large front deck out of composite wood, and the market has only went up in the last 3 years. She took my credit card information at that time.
Appraiser came to my home a few days later. It did take about 5 days to get the report back. When we did my total value only had increased $7,000 since the previous appraisal 3 years ago. I, as well as another loan officer and my realtor, looked over the report and all agree that the comparison homes they listed were nowhere near as nice in quality or location as mine. I then get a call from the loan officer requesting some very minor repairs and was told they had to be done that night- these repairs did not affect the true value of my home whatsoever (for instance, I have a shed that is near dilapidated, they required I scrape and repaint the .5 inch wide trim on the plywood door). The loan officer and lender told me via telephone that the re-appraisal would take place the next day in order to close 'on time'. When I told them I would be at work for 12 hours, the lender even offered to come and do the repairs himself, free of charge (which I found extremely suspicious...). I rushed home from work at 8pm and completed all of the requested improvements. The appraiser did not come back the next day. They also charged my card for another $200+ without any authorization from me to do so, or even explaining to me that the second appraisal would cost me anything at all.
After the second appraisal report came back, they did tell me via telephone that they had to rework the plan a bit, since the appraisal came in lower than their original estimate ($28,000 less than what they assumed it would appraise for, and what they based my entire loan off of). The loan officer told me that even though the value came back low, we would still be able to pull it off while meeting my goals.
They scheduled me to close on a Saturday at my home with a notary. My father is not on my current mortgage, but he is on my title, so I did mention multiple times he would be out of town and would not be present for signing. The officer said she didn't think he needed to be there, but would verify. Come Saturday, the notary showed up and immediately asked where my father was. I called the loan officer and lender, they acted like it was a miscommunication on my part. Read moreI am composing this email/review in the hope of sparing others from the difficulties I experienced with UNITED WHOLESALE MORTGAGE. My fiancé and I closing was postponed three times due to UNITED WHOLESALE MORTGAGE's repeated last-minute requests for documents, despite our diligent efforts to provide everything they required.
Each time they asked for additional documentation, the broker would assure us, “They said that’s all they need,” only for us to receive further requests the following day. The closings scheduled for 9/27/24, 10/4/24, and 10/7/24 were all canceled, with the last one being called off at 10:30 AM EST, just hours before the scheduled time.
On 10/6/24, my fiancé, our four-month-old baby, and I undertook a 12-hour drive to Raleigh, North Carolina, to finalize the purchase of our home in Wendell, bringing along an $11,000 cashier’s check. We were informed that we would be clear to close at 12:30 PM on 10/7/24, but at 11:30 AM that day—merely three hours before the closing—we received a call indicating that we were being subjected to a quality control audit.
My fiancé had to report to work at 2 AM the following day (10/9/24) and could not afford to take another day off, as he is an owner-operator for a trucking company in New Jersey and had already missed work to travel to North Carolina for the closing; he had also called out on 9/27 and 10/4 in anticipation of closing.
Given the assurances we received, we had only reserved a hotel for the night of Sunday (10/6/24), planning to return home after the closing on 10/7/24. Consequently, my family and I found ourselves without accommodations for several hours, as our room and all others in the hotel were fully booked for 10/7/24. We ended up waiting in the lobby after our mandatory 1 PM checkout, as every hotel we contacted was also fully booked.
I persevered and eventually located a hotel room for approximately $300 per night after spending over $230 for Sunday’s night room. After discussing our situation with the auditor, Evan Nicholson from UWM, we learned that the audit was random and that we had done nothing wrong, which he conveyed with a lack of concern. After consulting with our attorney, we made the decision to withdraw from our dealings with UWM on principle.
It is always possible to seek a new residence and a different lender; however, we may not have another opportunity to advocate for ourselves in the face of UWM and its injustices.
