As a professional appraiser, I have worked with countless lenders over the years, but my experience with United Wholesale Mortgage (UWM) was by far the most appalling and inhumane I have ever encountered.
During a devastating time in my life—when my daughter was diagnosed with cancer and ultimately passed away—I was unable to complete a final inspection on an order. I personally reached out to UWM to explain the situation, expecting at least a shred of understanding. Instead, they showed zero compassion and insisted that I complete the order, despite my circumstances.
When I was unable to do so, they removed me from their panel without hesitation. After my daughter passed, I called again to explain and ask if they would reconsider. Their response was cold and indifferent—they refused to reinstate me, completely disregarding the circumstances.
This level of disregard for human life and basic decency is beyond unethical. UWM operates with a complete lack of empathy, treating professionals as disposable and refusing to show even the slightest humanity. Their actions speak volumes about their values—or lack thereof.

I clearly stated from the beginning that my escrow does not include insurance, yet UWM Mortgage went ahead and paid my insurance anyway — and now they’re charging me back monthly with interest!
I’ve called them countless times over the last four months, sent emails every single week (sometimes 2–3 times a day), and every representative I’ve spoken with has given me different and inaccurate information. One says the balance is paid, another claims they can’t see the payment. No one is on the same page.
Despite the fact that I paid my own insurance directly, they keep deducting insurance payments from my account. And the worst part — there’s absolutely no one responsible or professional enough to resolve the issue.

It is an additional $732 per month for our mortgage until they receive the full balance from the home insurance company. We had auto draft on and they just stole the money and won’t give it back or drop the incorrect policy despite their knowledge that it is the wrong policy.
