I like to be honest in reviews, regardless of what my personal feeling are. I've lived at Bayview Hills for 2 years now, and plan on staying. Disregarding the crime that does happen in this general area, it's safe. If you're expecting it to be 100% crime-free, you're probably asking too much as it happens. Bayview has equipped every home with more than 1 way to ensure your house and family are safe. A full home alarm system, 2 front doors, on-site 24/7 security, neighbourhood watch, etc.. I think it's a good price for what you're getting, as it's spacious for my family, and my specific address has a nice view of San Diego that if it wasn't for the flat rate at this housing, we would be paying a lot more just for the view. Surely, not all houses have that, and you don't get to choose what street or home you want. They tell you what they have available that you qualify for, and you let them know if you want it. I love the size of the garage, and how it includes a little storage area with built in shelves. I'm also a fan of the bay windows both in my living room and bedroom. The appliances and flooring are old and in my opinion, need replacing, but they still work. From what I understand, all units are getting new flooring once the home becomes vacant. The cupboards and kitchen drawers are rather old and ugly (my opinion), but again, they work. I'm personally a fan of handles rather than a gap that you grab to open a door or drawer. I haven't had too many problems with bugs in my area, but I do have them spray throughout the year. Some people have more problems than others, it just depends on where you are in the community, and what you do to prevent them. Bayview Hills housing does not allow dogs, and that's a little confusing to me. Sure, I think this housing is nice, but not nice enough to not allow dogs. Also, they are putting wood floors in the main rooms instead of carpet. If anything, that's better for dogs. Regardless of that though, they do allow Emotional Support/Service dogs. You need your doctors note and vaccine record, and take that to Lincoln to apply. I got 2 dogs approved, which was not the easiest on my end to get done, but it happened. That was about to be a deal breaker for us, as both of our dogs are our world. The only other thing that I view as something important to know about this housing is, you are not allowed to have any trailers/boats in your driveway or on the street. Again, I'm not sure why, as we have the perfect driveways for boats/trailers, and we're in the perfect city to have/use them. If you want a trailer or boat, this housing is not for you. The staff here is really nice, rather quick to reply or get something done, never leaves a question or request unanswered, and they are still making huge changes to the area both inside and out of our homes. (Like adding central air conditioning)

**Read the whole review** Housing is decent, there are definitely pest problems. Spiders and Rats are the main issues I’ve seen. I don’t think it is worth full BAH, the flooring is just about the only updated thing in the home. There are only parks, no other amenities besides a youth and teen center. They are constantly running “move in specials” for lower rent prices and rent free months. No dogs allowed. National city isn’t the best area to begin with, you’re probably better off finding an apartment or a house for rent rather than losing all your BAH to these people. **update 12/16/2023 There are still rats even after maintenance supposedly took care of the problem. There has been no help from LMH. **Update 12/22/2023 We has pest control come out again and not a single trap or anything was set for the rats. The issue is still ongoing :) ***update 05/22/2024 Rats are still a problem on the patios. Spiders are still a problem on the patio and front porch areas. ****10/17/2024 Just wanted to post an Update. I’ve lived here for well over a year now. There is still a massive rat, problem and spider problem. Pest control does not Do anything. The landscapers leave messes everywhere and put down extremely harmful pesticides for animals and small children. They do not post signs where they have put down the pesticides or insecticides. There have been multiple power outages as well as water main problems recently. There aren’t any credits for loss of those two main utilities. Crime in the neighborhood is awful and in the surrounding Areas. Good luck to everybody who is currently here and is looking to move in here!

I relocated to this area approximately one year ago and have encountered some maintenance issues, but the management has done an excellent job of addressing them and consistently inquires about any problems that may arise. My wife and I frequently take our son to the park, and I must note that there are numerous parks in the area, which provide an excellent opportunity to meet fellow parents with children. Additionally, I appreciate the proximity of the local amenities, which are within a five-minute walking distance from my residence. Moreover, I have not observed any homeless individuals in the vicinity. Couple of things that I don’t like is that inside the house the paint comes off especially if you sit something on it and how loud neighbours can be at certain times at night.

I recently moved out of Bayview Hills. This i thought was a great community. However when it was time to leave is when the problems occurred.

If you are trying to PCS during this Covid 19 it has been trying to change commands hasn't it. You shouldn't have to worry about the housing people trying to rip you off due to not giving them 30 days notice. They charged me almost 800 dollars for me not giving them a full 30 day notice. For those of you doing a waiver you know what I'm talking about. Didn't get approved until 2 days before my checkout. Was told by the staff they that everyone else gave a 30 day notice and they would extent if your orders got pushed. I didn't know this. Its not like they sent out a notice for people leaving on orders. They did however tell you that the office is closed and about their Covid 19 procedures.

Rewind to about 2 years or so of living here we thought about moving up to Miramar for better schools for our children. When the inspector came and did the walk through there were no issues. I was concerned about the high traffic areas in the home. I had plans to get the carpets cleaned so that way there would not be any additional fees. The inspector told me no and that they don't recommend tenants get carpets cleaned that the areas are high traffic and that they would clean after we left. Fast forward to when we moved out after 3 year and 3 months when the final walk through is done without us being present. (Due to cross country move.) I called to find out if there was anything that was noted on the final inspection to find out that we were being charged over 300 dollars for carpet replacement. I was finally able to speak with the manager who informed me that she would research my complaint and get back with me once she had done so. She finally calls me back to inform me that I would need to pay the charges. I inquired about them cleaning the carpets as was told to me by the inspector. In almost the same send she tells me that they will see about having a company clean the carpets then ask if I want to setup a payment plan. That told me all I needed to hear that they had no plans of cleaning...

STOP SCROLLING!! READ THE ENTIRE REVIEW!! If you’re thinking of moving into Bayview Hills, LOOK ELSEWHERE! When we moved there in 2021, it was slightly worth it because of the discounted rent. Definitely not worth it now due to the raising rent they charge. Spiders and rats were a huge problem in our house, and when pest control came, they only put a rat trap by the fence outside of the house. We also had an ant and termite infestation in our short (but felt like forever) stay in this shady neighborhood. Do you like peace and quiet? That’s too bad because in this location you will hear nightly gunshots and ambulance/police sirens. Did I forget to mention the gang signs that would get painted on the neighborhood signs? Cute. Following the sirens, you will hear the hundreds of coyotes behind the houses. Oh you see they’re dog friendly now? That’s awesome, well not really because if you have a dog expect paying 1000 minimum to replace the carpet and get that new carpet cleaned regardless if they peed on it. Also, they didn’t stop my BAH allotment after I moved out so I was paying rent for a house I didn’t live in for an extra month. Want some customer service? Have fun calling 10 plus times to get into contact with anyone in the office. Don’t get me wrong though, the maintenance personnel are amazing, never had an issue with them. The “security” they have in the area is a joke as well. We would see the guy staring at his phone facing away from the road and houses when he was rarely actually in the neighborhood. Living here is not worth it! ESPECIALLY SINCE THEY TAKE YOUR ENTIRE BAH NOW! I would’ve rather lived in an apartment complex than this shoddily run establishment. They can and they will screw you out of your hard earned money. For those skeptical, comment and I will provide proof of all aforementioned accounts of living here. DO YOURSELF A FAVOR AND STAY AWAY FROM THIS PLACE! I WISH I DID!
