--Re: B on Lindell a STL Luxury Property I don't recommend this company/Brandonview due to concerns with poor quality of work/materials and the leasing staff's ethics at B on Lindell, but the manager Jennie Hampel overseas multiple properties.
Safety/accessibility issues: While the main building is beautiful, the actual apartments & garage repairs were completed mostly by scab workers, who are not tradesman. They range from doing key concrete/foundation work to electrical/wiring that they aren't skilled for. Upon moving in, the closet wall & ceiling had to be repaired because they did not properly wrap my AC during installation. I was inconvenienced for 2 weeks as they fixed it & then dealt w/lingering cleanup of drywall dust all over my apartment. The workers tried to spray paint over water damage (see pic) & nearly asphyxiated me using it indoors. Months later, my apt didn't pass inspection. I wasn't notified in anyway & one evening at 5PM workers showed up at my door to fix it again (see pics w/red clay on the ceiling as the final ''product''). The windows used in the apartments have terrible insulation. I felt as if I was outside in my apt & had high utility bills. The garage & lobby are 90 degrees during hot weather & my AC was on 75 & ran 50 mins of the hour.
The building needs a working handicap access gate/door. The garage is unsafe in multiple ways; the first 2 ramps have no mirrors on the turns & traffic cannot view each other coming until it is dangerously close, the fumes from cars should require CO2 detectors in the building, but there are none, & traffic is dangerously close to residents' front doors (to where my welcome mat would be found in the middle of the traffic way rolled up). Ongoing construction noise:
I moved in July '24, knowing construction was active, but was assured it was "light construction noise" at 9AM-5PM during the week. The parking garage was to be done Aug '24 & with this info I felt the worst of the noise & inconvenience would be over soon. I was very wrong & continually misled by the staff (Trey Quinn, Madalina Arteni & their boss Jennie Hampel) about the construction progress. Several residents' cars got broke into at the offsite parking garage while they avoided completing the garage, on top of residents dealing w/walking on snow/ice to access their cars. The garage would not open until 8 months later & even then it was not done. They had no business renting the building out given the amount of heavy construction remaining on the garage. Residents endured construction noise & smoke alarms being triggered from 7AM to 7PM Mon-Sat, plus holidays. I experienced heavy construction noise (hammering, hammer drilling, grinding/welding) that diminished quality of living, on a weekly basis. When you complain, they'll apologize but take no action or refer you to the construction addendum that you signed; however, it refers to 'normal business hours' & OCCASIONAL construction noise (see pic). The smoke alarms were triggered without warning so much that when a real fire happens, no one will exit. I negotiated an additional discount on my rent, but I had to sit thru a childish meeting where Trey was late as she needed coffee & obviously hadn't read the email w/my concerns (asking me to outline them again). She also told me the wrong hours for which construction noise was permitted (correcting herself via email after our meeting). It's ironic that they have quiet hours for residents to abide by, but the workers violate them. When I confronted Trey about them posting the garage was open to potential tenants, she said it was, "Bait to get people in." The full term is bait & switch, which is illegal, but hey that's Brandonview. The kind of biz that offers to renew my apt rent at a higher rate than for new tenants (see pics). The kind of place, Jennie will double down & take pride in the customer service they offer, despite being presented w/evidence otherwise (& after not responding for 3 weeks). Then don't expect to get your deposit back w/in 45 days...
Read moreWOWWWWWW!!! That about sums it up! Initially, we really didn't know what to expect. We own a department store downtown, and conveniently moved into a loft above our store for ease. When that living space wasn't optimal for us anymore, we started looking. Mannnnnn, what a find!!!
First of all, we were extremely impressed with the level of cleanliness on every floor we visited. Next, the level of courtesy and professionalism was unrivaled...not to mention, the security is EXACTLY what we needed! As soon as we entered the building, we felt at home, and once we were introduced to our unit, we KNEW we were HOME!!!
The residences are modern and updated. The decor is in very good taste, and the finishings are higher end. The floorplans are thoughtful. The units are spacious, and the views of the city are amazing! Did I mention that the building is phenomenally clean?!? Furthermore, the included amenities make your money well spent!
Now, let's talk about the staff. Everyone is so personable! The Security personnel are all very welcoming and accommodating, the Maintenance staff is very attentive, and the Property Manager, Jamie is nothing short of AMAZING!!! She is very knowledgeable, which makes her very informative and forthcoming with information. She answered all of our questions, and was very transparent. The interaction with her made us know that we would be in good hands; and let's be honest, that's the feeling you want where you lay your head.
We've moved in, and so far, everything has lived up to, if not surpassed our expectations. I will do an update in the future to let you know how things go down the road, but given how everything has transpired thus far, I anticipate that I will still be in love with our new home two...
Read moreI have be living in the 4140 location for over a year now, and have been nothing but happy with my experience. I moved from out of state and the office was super helpful in getting a unit set up for me, and even provided video footage of the unit I was moving into. This was the studio apartment, which was the perfect size for one person living alone. It's a major plus have an in-unit washer/dryer and balcony. I have since moved into a bigger unit, and the paperwork process was super easy. The one bedroom unit is super spacious for a one bedroom and again includes an in-unit washer/dryer and balcony.
The staff in the building are always super friendly, helpful, and willing to do their best to help with any problems you may have. Once the COVID pandemic started they implemented a bunch of safety protocols to keep everyone in the building safe and offered services like lightbulb/filter drop off so I could replace things socially distant.
The neighborhood around the building is great. It's right next to an active church and across the street from lovely townhouses. The neighborhood is very quiet and friendly, and there is usually street parking right near the building if you need it. There aren't many restaurants or businesses nearby, but that helps to keep things quiet.
As a side note, I do not personally have pets but the building is super pet friendly, especially for dogs. There is a small dog park across the street for residents and a gated lot for quick walks. Even if you do not plan on having a pet, you can benefit from seeing other people's cute dogs...
