If you can afford to live off base in a good area I would recommend it. We lived in two homes on this base, one on main side and one on hospital side and dealt with various issues and various attitudes, good and bad. My biggest note is document everything whether they say it’s a big deal or not and take TONS of pictures and a video on move in, and if they say no videos have your shirt with you as a CYA measure. Also if you have blinds, remove them on move in bag them and do Not use them. Any kind of normal wear and tear, you chance being charged for and then they are not replaced as our experience with our first home. Our second on hospital side we were almost charged for them however, once I provided pictures and told them fine I will pay for the blinds but they need to be handed over as they are now my property, the charges were removed. If you have carpet in your home wait two days take pictures then turn in your work because the stains will show up later and those need documented. Take special care around door jams and corners for frayed worn carpet and tile/linoleum as you will chance being charged for that also if you are vague in your documentation. Simply put be specific and take pictures! When calling a work order I strongly suggest documenting date, time, and the name of the person spoke with and keep a specific file for these documentations so you are not charged for something they never got around to fixing for you. Also do not fail to take pictures of front and back yard on move in. The company will charge for any little thing wrong in the yard, no grass in rocks, no stains on concrete or the fence posts. My suggestion is white glove inspection upon move in and move out and I cannot stress enough to take detailed pictures of every nook and cranny in the home on move in and move out and document everything during your stay. Also save for move out because like anyone else in a business their money comes first and your concerns can sometimes come later depending who you are dealing with. There are many good qualified people that work there and do try to help you but it seems they are over ruled or outnumbered by those who simply have a job to do which gives them a bad name. The homes are beautiful and spacious however, they have underlying issues that have failed to be addressed over the years. This is my experience and I pray no one else has to go through what we went through. Read moreThe houses provide the basics. They’re okay and give you a roof over your head but a lot of them on mainside are outdated. If we didn’t live here for free, I wouldn’t choose to live in these houses to be honest. The flooring is constantly dirty no matter how much you clean it or what you clean with. The flooring is similar to old cafeteria school tile you had from elementary and is in the whole house. Ours has so many moisture stains and other various ones we can’t get rid of unless we were to replace the entire tile. I think the cleaning company just mops and rewaxes over the floor instead of polishing and waxing. We have numerous cracks in our base boards that let ants in all summer. We’re neat freaks and can’t seem to get rid of them. My husband and I have called housing multiple times trying to get someone to come out to spray. They keep pushing us off and saying they’ll call back to make an appointment. Last year, they took care of any needs but this year, it seems they’re having difficulties taking care of families in base housing. There’s been a lot of similar reports from spouses online. In top of that, our AC unit is older than us quite literally. Poor thing seems like it’s on its last leg of life but can’t seem to give up. Almost like Frank Gallagher if he was an AC unit. Our unit has died multiple times in the summers since we’ve lived in the house (less than two years). They just “fix” it with electrical tape lol. As long as the AC unit works, I could care less how it’s fixed but obviously electoral tape isn’t working if the unit keeps dying here and there. Overall i’d give the mainside housing a 3/10. It does the job and gives you a roof over your head but don’t expect anything nice. At least the nellis facilities are significantly better and you’ll live near the shoppette 🥴 I know housing has a rep for calling people or their spouses for negative reviews. Read moreLived on base for 4 years great place to live, but had water heater burst and flood house and maintenance gave us 2 floor fans to fix it. When we moved in the Guy lied to us about move out costs he said we shouldn't have to pay anything if normal wear and tare. That guy doesnt work there now. When you move out They will charge you for every small bent blind, toliet seats worn, carpet cleaning even if it was ruined by a flood. They have your electric company send them your final amount of savings and they will find a way to use up your money. They are not there to help the military they are there to squeeze every penny they can get. There are rules after 3 years you shouldn't have to pay for normal wear and tare, but they dont follow the rules they are above the law and will rob you of your money. beware that if you live here anotate everything before hand because they will charge you and then when you move out they won't replace it they will charge the next person again. liers and crooks...
