We had the pleasure of both buying and selling property with Christmas and Associates. Spent quite some time trying to locate the piece of land that was a perfect fit. Christmas was the first group that took the time to dig into what we wanted. Showed me a few properties at first but they just were not the perfect fit. Then a few months later I got the call saying "I think you will love this piece of land" 45 acres that bordered Adirondack State Park. We actually snow shoed the property with the agent. Not only did he sell me the land he helped me find a great builder for the log cabin and an individual who put in my driveway, septic system, pond, and foundation. All of the folks recommended by Christmas did quality work. When it came time to sell the property 15 years later I reached out to Christmas to handle the sale. Chad was my agent, very responsive, helpful, and kept me updated every step of the way. Dealing with the challenges of COVID certainly added a wrinkle but in the end all worked out great. When we needed to get a well and septic test done Chad and Mike handled everything for me, given what they did I can say with the utmost confidence no other realtor would have done what Mike and Chad did. The office staff Nikole and Chris were great to work with and Jason Lamb handled the legal side of things for us. Given we are 4 hours away and dealing with COVID restrictions, I could not be happier with the way everything transpired. Everyone at Christmas & Associates I have worked with over the past 15 years has been a true professional. If you are looking for property in upstate NY this is the company...

They provide an easy and painless process for buying land. The bad: After having signed a contract to buy a piece of land, I noticed a couple of potential issues and I required advice. He had promised to make himself available to walk the land more fully with me(The first time, we'd just gone in a little way) and had said the owner, Dan, would love to do so as well while offering the benefit of his years of experience and forestry training to give advice to this first-time buyer. The problem was, neither my 'land guide' nor the owner was able to find the time to stand behind the offer of assistance and advice. (The owner was, in fact, unreachable by anybody for several days.) The guide postponed his land-walk and in the meantime, my doubts were growing. When i contacted him to tell him of these doubts, he just decided to cancel the contract. There had been others interested in the property but I had beaten them to it and I have a sneaky suspicion that he would have preferred to sell this piece to these people and so, when he saw a faltering in my resolve to take control of it, he jumped at the opportunity to...
