TLDR: 5 out of 5. 10 out of 10. 100/100. I enthusiastically endorse and recommend Manlius Academy. The area, neighborhood, and Robyn Fuller’s exceptional management and repair team are top-level. Though I cannot speak to the specifics of each unit and each apartment building in the apartment complex, I am ecstatic about the unit I was able to rent, the management, and assume similar excellent quality in other units (details below).
The neighborhood: MA is nestled in a suburban neighborhood cul-de-sac. It is idyllic and quiet.
The area: MA is just 3 minutes’ drive to downtown Manlius, 9 minutes’ drive to a huge shopping plaza call Towne Center in Fayetteville, and 15 minutes’ drive to many ethnic food stores on Erie Boulevard. The Manlius branch of the Syracuse YMCA is barely a 3 minutes’ drive.
The apartment: MA has many different apartment units, so I can only speak for the top-floor, two-bedroom unit that I am renting, but I sing the highest praises for this unit. The carpeted two bedrooms are both spacious and cozy. Prior to my move-in, the management made sure to do a thorough, deep carpet cleaning on both carpets, which was great. The hardwood-floored living-dining-foyer area is beautiful and spacious. The kitchen is equipped with great appliances: an electric stove, a great fridge, and a near-silent Kenmore high-efficiency dishwasher. The apartment units in the building where I am renting have in-unit high-efficiency Kenmore Series 100 washers and dryers! Every unit has its own garage! With Central NY winters, this is going to be a game changer in my life. The 1.5 baths are in beautiful condition, with excellent shower water pressure and near-instantaneous hot water. The in-wall air conditioner in the living room works like a charm, as do the individually-controllable absolutely silent electric baseboard heaters, each of which has its own thermostat, so you can heat rooms or parts of the apartment deliberately during the winter, while not having to over-heat the whole unit. Finally, the windows and shades are sparklingly new and well-maintained.
Rent and Utilities: The tenant pays rent and electric (which includes heat in my unit). The rent includes water, sewage, and trash.
The management: Robyn Fuller, the apartment manager, is amazing, as is her maintenance team. Robyn is always punctual, always ready, and fully knowledgeable in response to all of my questions. She cashed the checks I gave her for my holding fee and then for first month’s rent within two days of receiving each, which attests to her efficiency and professionalism. My move-in walkthrough with Robyn truly impressed me because of how it showed thoroughness, care, and responsibility. Robyn arrived ten minutes early with well-warranted confidence in the beautiful, deep-cleaned apartment she was handing over into my care. We tested all apartment keys together; first she tried each lock, then I did. When the garage key didn’t quite work, she immediately had a repairman at the ready – literally on site, ready to come assist on any part of the walkthrough that was not absolutely 100% excellent. In no time, the issue was fixed and garage key worked perfectly. Inside the apartment, at every step, every appliance, every window and latch, every faucet, every refrigerator and closet shelf, every cupboard and closet handle and hinge, every single thermostat and light switch, every window shade, every toilet flush, and every door, door handle, and lock – Robyn was right there with me checking to make sure absolutely everything was spotlessly clean, in perfect working order, and handed over into my use with complete, well-deserved confidence. We are in the unfortunate situation needing to end our lease ahead of the agreed upon term. Of course that is going to cost us some money. But with the draconian terms renting from Morgan properties, they are charging us the equivalent of 6 months rent to get out.. What bothers me is that they are completely unsympathetic & unwilling to work with us in any way to reduce the amount. They have a waiting list to fill their spaces, & we have been model tenants, but they stonewall you when you ask for some flexibility.
Their ridiculous fees are in the lease, but they don't give you a copy until it's too late to back out. On the topic of fees, rent ends up being about $100 more then they quote due to all of the monthly fees they add. This is all on top of nonrefundable fees you pay to sign the lease. So you pay, and pay, then you pay, and if you need to leave early like us, you pay a bunch more.
