Update December 2019: Service and quality has fallen off a cliff. The founding partner who started this place, Jay, is no longer in charge of the kitchens and operations, and it shows. Today's breakfast as follows.
Ordered coffee. 15 minute wait. Ordered Lumberjack Slam breakfast. Further 45 minute wait, so everything came out cold. Eggs were cold, with runny whites. Asked them to remake over easy, so they refried the same eggs into something between scrambled eggs and an overdone fried egg. The pancake was unrecognizable as such. Tasted like it was made of rice flour, was the thickness of a pancake but the texture of a chewy crepe. Requests for items like salt, a fork, etc. went unheeded for extended periods. Condiments that used to be given automatically were now by request, and mostly out of stock. No apologies.
This poor experience was one of several recently. Sadly it seems this place is in steep decline. There are now better options out there, making the trip to AJ's no longer worth the time.

The local Myanmar breakfasts are exceptionally good value for money. You are able to eat them in a clean, air conditioned room. Prepared in a very clean kitchen. And they taste better than anything...

However, they could update their special offers and keep them current as we were told on Monday that their 2 for 1 burger offer expired despite still being advertised as current.
Nonetheless, happy hour (4pm -7pm every day) consists of buy 2 get 1 free for Tubourg and buy 1 get 1 free for Myanmar premium draft. Also during happy hour is discounted light snacks with nachos being reduced from MMK4,500 to MMK3,000. I definitely recommend the bacon burger at MMK12,500.
Strongly recommended as a place to go during happy hour to avail of good discounts and very good for group dining. Staff were friendly and service was great. They just need to better promote and update their special offers and perhaps then it is 5-star worthy.
