Updated 2024 Review (Original review retained below for reference)
This gym has a great selection of equipment and friendly staff. The machines are generally well-maintained, with occasional issues like out-of-order equipment or worn handles and ropes. Importantly, there are no missing dumbbells, plates, handles, or broken seats and benches, which is commendable.
However, ongoing issues I’ve reported multiple times over the past three years show little improvement:
Showers: The men's and women's showers are unsanitary, with visible mold, grime, corrosion, and dirt buildup in grout lines, fixtures, corners, and the ventilation system. Regular cleaning and maintenance are lacking.
Changing Rooms: Both the men's and women's changing rooms are often dirty, with mold, water stains, and damage. Surfaces and fixtures need better upkeep and repairs. Many lockers are broken.
Hand Towels: Hand towels in the toilets are missing about 60% of the time. When available, they’re often placed in an unmanageable roll outside the holder, making them hard to use with wet hands.
Amenities: Paper tissues are no longer provided, and at least one of the three hairdryers is frequently broken or missing.
Steam Bath: The steam bath is out of order about two-thirds of the time I visit (three times per week).
Despite raising these concerns with staff and HQ multiple times and being assured they are known and being addressed, I’ve seen little progress.

Origial review from 2021: Really good quality and well equipped fitness facility. Very helpful and nice personnel. There are a couple of annoying things they could, but do not change: There are at least 3 machines that are faulty at least for the past 4 weeks which they have not repaired despite reporting it twice. They only accept cash or EC, no credit or debit card, no touchless smartphone. They record the bank account number at the registration, but they don't use that to charge that to pay for the consumption or the one-month membership fee. Even small shops and a parking machines accept credit cards for years in Munich, but not them. The pool is closed due to a dispute with the lessor for months now, but they do not offer a concession from the 100 Euro monthly fee, claiming that there are other B+S facilities that have pools that are open. Well, I come here, because I work and live nearby, how is it an equal option for people who purposefully registered here and regularly come here, this facility? Small thing, but they charge 2.10 Euros for a towel, even when the monthly membership costs 100 Euros. (They could have an allowance of, say, 2 towels per month free of charge as a gesture).

I was excited to finally return to the gym after taking time off to recover from a sports injury(I’ve been away since December 2023), and my first attempt back was so terrible that I will be searching for a new gym. I notice almost instantly that there are more people than ever before, just on my walk to the locker rooms, even though I arrived at 22:00. I walk into the women’s locker room and I’m hit with a foul odor and notice several lockers with doors hanging off their hinges, black marks all over the walls, and clumps of wet hair all over the floor. I think- there must be something off today because this place has never looked and smelled so bad. I use the toilets and find that the entire area smells strongly of urine and the trash inside the stalls is overflowing with used feminine hygiene products. I go sit in front of a locker and pull up Google maps and look at a few reviews to see if it’s just me or if something had happened since I’d been away. To open the app and find countless 1 star reviews about the extreme decline in the quality of the gym did not surprise me at all given what I had witnessed in just a few minutes. I’m here to say that all of those reviews are completely spot on! I felt so dirty in the locker room, but decided to see if the saunas in the wellness area were working after having seen complaints (some were, but even that space was absolutely packed to the point of being uncomfortable- at 22:00 on a Tuesday night!!). I immediately changed back into my street clothes and left. What was supposed to be an exciting first day back at the gym after being away for so long was ruined, to find that the gym was in such a poor state was beyond disappointing considering the membership costs. To read reviews about body & soul doing nothing to resolve these major issues is even worse. Read moreI have been a paying member for over a year and once considered this a premium club. What finally pushed me to write this review was the unannounced cancellation of the 9:30 AM cycling class on 28.06.2025. The class was still shown in the official app minutes before start-time (I have the screenshot), yet when I arrived it turned out that the class was cancelled due to their “special programme.” Management later told me that the timetable had been removed from their website two days earlier and implied my phone “probably just didn’t update.” (though I was not the only one who had this problem, other members showed up for the class too). No apology on site, no notice the week before, and - most revealing - no compensation of any kind. Unfortunately this episode is only a symptom of a much wider decline: changes appear (if at all) on obscure webpages, not in the app members actually use. Copy-and-paste e-mails replace real explanations. over-crowding since GymPass / Wellpass (long queues at reception, packed training floor, no space to stretch, and the “wellness” area feels like rush-hour public transport) poor maintenance & hygiene (broken cardio displays, torn upholstery, out-of-order saunas, flooded shower stalls, empty cleaning-towel dispensers at 6 AM, and months-old taped signs that promise repairs “soon”) premium fees, bargain-basement service. €80-104 per month for locker doors hanging off hinges, cold water in the showers, and staff who can only shrug when you point it out. Regulars have stuck with this gym through thick and thin, yet we now wait behind a stream of day-pass visitors while standards keep sliding downward.
