Avoid IQS at all costs. Homebuyer survey we purchased ignored many defects in the property, some of which put us at serious risk in terms of safety and financially. Report claimed property was all in ‘good condition’. The issues we have discovered will costs thousands to sort out.
Complaints were dismissed with contempt and customer service is abysmal.
There are many other companies who will no doubt provide a better and more accurate service for your surveying needs. Learn from our experience and don’t use these, unless you’re happy to receive a substandard service and a company who doesn’t care about your concerns.
In response to the owner’s comments below: we only moved in almost 7 months after the survey was conducted due to delays in the chain and then took time to test the hazardous substances that IQS were duty bound to report if spotted, which was in their own terms and conditions. Our comprehensive evidence proves this was obvious to any competent tradesman - which has been pointed out to us by other independent workers - but apparently was not spotted their fully qualified surveyor.
The ‘leaky taps’ were pools of water coming from under the sinks onto the floor but not spotted by the surveyor either - we raised this as another example of the lack of time and care taken with our survey. IQS will take your money just about as quickly as they complete their surveys!
Finally, the response to our complaint was sent at 11pm on the 28th day, which was just about within the time limit allowed but along with the wording shows their contempt and arrogance towards our complaint. Read moreI hired IQS Home Surveys to undertake a L2 home survey on a property I'd made an offer on. I choose them because I wanted to support a local business, and because they had good reviews. They weren't the cheapest quote I got, but I thought it would be worth spending the money.
The survey was undertaken quickly, and the report provided within the five working days promised.
The report seemed a little light on detail in some areas, and I queried a few things, including whether damp readings were taken as these weren't shown in the report. I had to chase for a response after a week, and when I received a response, it was to send me a reissued report. The new report included significant changes, including increased ratings in three sections, and damp readings which showed a wet reading in two areas of the house. I didn't receive an explanation for why I was sent what was obviously an incomplete report, or an apology for this error. When I queried the changes, I was assured the reissued report was the final version, and that it had "been subject to a quality assurance review process". Maybe my first report didn't go through that process? If it did, the process is obviously faulty. If you do use these surveyors, make sure you check the report carefully and ask questions.

I was/am hoping to move quickly - the property is a good deal nicer than where I’m staying curently, and I'm renting so my monthly rent could be put towards a mortgage.
While researching surveyors, I called IQS. They promised that the survey would be completed the next week. Based upon that assurance, I agreed to go ahead without contacting competitors. During the week the survey was due to be completed, I received an email saying it wouldn’t happen until 2 weeks after that date.
