This place is a total joke. The front office has zero class and even less concern for residents. They love to advertise “luxury” but deliver nothing close. Emails go into a black hole and no one lifts a finger to actually solve problems.
I had to leave work to deal with an issue that could have been resolved with a simple phone call. When I arrived I walked in on robin, who I was told by Steve that she wasn’t in the office that day. Robin claimed the maintenance worker was at another property. From the time he left my apartment to when I arrived that explanation makes no sense at all. The entire situation was unacceptable and feels like a serious breach of trust. The two front desk staff treats residents as if they are unintelligent, and their behavior toward black residents gives the clear impression that racism is tolerated here.
And like another reviewer said they will try to “educate” you instead of solving the problem. It is ridiculous. What did I sign up for here HVAC 101. My AC was acting up from the first day I moved in. I even heard another resident complain and thought maybe it was just me. I submitted another request only to have maintenance lecture me about how an AC works. I do not care about a crash course. I just want it fixed. Believe the reviews because this is real life and it is exactly what you will deal with.
My car and a few others were recently broken into and when they responded they just sent random videos of other cars getting robbed and responded with “keep my doors locked” LOL. What exactly am I paying for because it is certainly not security.
The amenities are a bad joke. The computer room has four computers but only one barely prints and that is when it is not glitching. Residents even have to bring their own paper because management cannot keep it stocked. The elevator is filthy and often has trash sitting there for days. Outside piles of garbage build up like no one cares.
The halls stink, the cleaning crew cannot keep up. We once had a staff member who kept the building spotless and now there are several who cannot manage a basic cleaning job.
Do not be fooled. Do not just walk away run. Read the other reviews because they are telling the truth. Spend your money somewhere that respects you like Fairfax Boutique or Langham. Nothing gives luxurious at all and once you sign your lease your issues will be forgotten about.
And oh look… am I in the beginning stage of a small leak??? Yellow stains in your...

🛒 Survival Shopping List: Loop Dream Pro earplugs – $60. Rated for 35–40dB. Might be completely useless here, but at least you’ll feel proactive. AirPods Pro 2 – $250. Noise cancelling is nice… if you still hear things cutting through, congrats! Time to level up. Bose noise-cancelling headset – $400. Yes, you’ll end up sleeping with a helmet on, but at least you tried. Airbnb gift card – unlimited. Hopefully you won’t need this… but sometimes it’s the only real option.
📚 Survival Knowledge List: A little bedtime reading can be handy: • Columbus City Code §2329.11(C)(1): prohibits “unreasonably loud noise” — strict liability, no intent required. • Columbus City Code §2329.11(C)(2)(b): quiet hours 10PM–7AM — if you can hear it inside your unit, it’s a violation. • Ohio Revised Code §5321.04: landlords must keep units “fit and habitable.” • Implied Covenant of Quiet Enjoyment: your right to live without unreasonable interference.
Management’s tip: if you’re kept awake at 2AM, don’t call Security — call Emergency Maintenance.
PS: To be fair, the maintenance crew is Ok. I like technical guys — they’re at least actual problem solvers no matter what they say. Maybe tip them if you also find them helpful. Also, some positives: the appliances are relatively new.
But seriously, this is by far the worst soundproofing I’ve ever experienced in an apartment (and trust me, it’s not just me). You can hear your neighbor’s casual conversations word for word — plus their speakers, footsteps, furniture dragging, you name it. I know when my neighbors leave, when they come back, when they shower, and yes, even when they get a little too active in bed (way too often). The staff are nice enough though — sometimes they’ll even stop by to educate you after you file a complaint. At least that counts as a response, right?
I apologized if my original over-detailed comment upset anyone. I've also raised the rating for 1 more star to express my gratitude. (…But wait — why did nobody apologize to me but only educate me when I couldn’t sleep for an entire week?)
So yes, move in — just remember to bring your wallet and...
Read moreIf you like ROACHES and continuous water DAMAGE, Luxe 88 is the place for you.
I lived here for just short of a year and experienced two major water leaks that ruined thousands of dollars of furniture, left cracks and holes in the ceiling, exposed me to mold, and left me with doctor’s visits. Maintenance’s first solution… paint over it (which they didn’t even do) Management wouldn’t even give me a bucket to collect the water. After the second water leak that completely flooded my apartment, they moved me into a new unit where I discovered 13 roaches, literally jumping out of the cabinets within the first 2 hours of getting the keys to the unit. Absolutely disgusting!!!!
When I reported it, I was told they were aware of the neighbors having roaches and it was likely due to the neighbors shopping at international markets which only raised more concerns about ongoing roach problems that had not been resolved. I felt a complete betrayal. If there was even a possibility of infestation from a neighbor, why transfer me into a new unit without resolving that issue??? especially after everything I had already been through.
What’s worse is that my first unit — which had the water damage that caused me to move — was rented out the week after I moved out which tells me repairs are clearly being rushed or not even happening. This will happen to the next person and they don’t care. This experience left me down thousands of dollars, new medical problems, anxiety, and without a home to live in. The apartments look nice on the outside but the lack of resolve to problems will strip you from your peace. May this serve as your warning and I hope you choose to spend your...
